교육프리미엄지역 단지특성에 관한 연구 = A Study on the Characteristics of the Residential Complexes with Some Educational Premium

영문초록:There are various factors determining the prices of apartment houses and the most influential factor seems to be the Educational environment. Three contributing factors are the equalization of schools. Second, the school district system that citizens who want to have their children attend certain schools should reside in that district. Third is the change of the education policies in which the parents rely more on private tutoring. Such assumptions are well proven by the higher apartment values in the districts where reputed private tutoring institutes and prestigious schools are located. The so-called educational premium districts are the apartment house complexes with more than 10 thousand medium-and large-size apartments concentrated where those in their late 30's and 40's reside with their elementary and/or secondary children. Another conditions for such higher premiums are comfortable environment free from harmful facilities, prestigious schools and reputable private tutoring institutes. The main consumers who want to move to such premium districts consist of those middle-class people in their 40's with financial capacity combined with high educational goals for their children. On the other hand, the level of difficulty of the "scholastic aptitude test" may affect the prices of apartment houses. Namely, the more difficult the test is, parents and students will rely more on private tutoring. Thus, the apartment houses near the best private tutoring institutes will be more expensive. So, we can expect new changes in the educational polices would greatly affect the premium values according to the level of reliance on private tutoring. As the education continues to contribute to the real estate prices, it is required of real estate developers and investors to understand the strong relationship between education and real estate prices. In a nut-shell, if the current educational system does not reform drastically, the influence of the educational environment over the real estates would continue to be strong
