주택보유의 사회경제적 불평등 요인과 가족자원의 영향 = 분가가구의 자가 취득에 대한 사건사 분석, 1999~2008

국문 초록 (Abstract)

이 논문은 한국사회에서 분가가구의 자가 취득 성공 여부에 영향을 미친 계층적 요인과 출신가구의 영향을 분석한다. 금융자본주의 시대에 많은 선진자본주의 국가에서 주택금융이 확대되고 주택시장이 활성화되었다. 이 과정에서 자가 부문의 계층구성 변화는 흥미로운 국가별 변이를 보인다. 영미권에선 자가부문의 계층구성이 혼합적으로 되었고, 남유럽에선 모든 계층에서 가족주의적 지원체제가 지속되었으며, 대륙유럽에선 자가/임대 균열구조가 여전히 계급·소득의 분포를 반영한다. 한국 사례의 특성을 밝혀내기 위해, 이 논문은 1999～2008년 한국노동패널자료를 이용하여 이 시기에 분가한 가구의 자가 취득 여부에 (1) 분가가구 가구주의 인적 자원, (2) 분가가구의 소득수준, (3) 출신가구의 소득수준이 미친 영향을 분석했다. 연구결과는 다음과 같다. 첫째, 분가가구의 근로소득과 출신가구의 근로소득 및 부동산소득이 자가 취득 여부에 가장 강한 영향을 미쳤다. 둘째, 가구주의 연령대가 높아질수록 분가가구의 근로소득뿐 아니라 출신가구의 소득수준이 미치는 영향이 컸다. 이 연구결과는 한국에서 자가 부문으로의 진입이 일정한 소득수준과 가족적 배경을 가진 계층에 제한되어 있으면서, 임대 부문은 영미권 사회처럼 극도로 잔여적 성격을 띠는 혼합적 주택체제임을 암시한다.

다국어 초록 (Multilingual Abstract)

This study aims to analyze socio-economic and familistic determinants associated with inequality in first-time home ownership. The Korea Labor and Income Panel Study (KLIPS) from 1999 to 2008 was used to analyze the effects of (1)human capital of householders of new households moved out of origin families, (2)income of the new households, and (3) income of origin families on first-time home ownership. The findings show that wage and property incomes of origin families as well as wage income of new households have significant effects on first-time home ownership of the new households. Although educational attainment and job type of householders have significant effects, they become non-significant after controlling for income variables of origin families. The subsample analyses across age groups of householders show that income of origin families has a particularly critical effect for the householders groups aged 35 to 44. This study implies that residential inequality has been shaped by inter-generational transition of wealth as well as income inequality in Korea.
