In a development plan for newtown and urban regeneration, leisure and shopping facilities’function and sizes are critical, because those could affect the whole project’s promotion and vitality. Previous abroad studies show that not only household income but also life style decides the using patterns of leisure and shopping facilities. However, researches regarding that issues are rare in Korea. Some of studies insist that household income could cause different decision making for using department, discount, and conventional stores, but does not focus on life style of consumers in urban planning and real estate development context. This empirical study tries to analyse the factors to affect the consumer using pattern of leisure and shopping facilities. By using ANOVA and Kruskal-Wallis, this research could have three finding as following. First, life style strongly affects the using patterns of those facilities than household income. Second, housing and tenure types also are important for the consumer choice. Third, the using patterns of anchor facilities for shopping centers, such as department store, discount store, movie theater, bookstore, are seriously affected by life style, stronger than by household income. Further studies are needed for defining the using patterns of leisure and shopping facilities with broad data set and sophisticated models to make effective decision making in urban planning and real estate development.
