This research empirically analyzed the impact of the development of transit facilities, which is one of key plans of Transit-Oriented Development to the land price variation. By using a hedonic price model, the researcher analyzed land price variation from 2001 to 2011 on the standard-lot within 500m-1,000m from transit facilities of the Seoul station and Cheongnyangni station.
Meaningful results of analysis were drawn as follows. First, even though the land price variation caused by real estate’s land or site factors, general factors and regional factors was eliminated, the land price increased before and after launching of transit facilities development. And it showed that the land price variation within 500m is higher than the one within 1,000m, indicating that the shorter distance from the transit facilities showed the higher effect. Furthermore the land price variation in Cheongnyangni station, a secondary central business district, was higher than the land price variation of Seoul station, a civic center. Seoul station showed the increase of land price from 1 year before the development of transit facilities to 1 year after the development, but in case of Cheongnyangni station, it lasted from 3 years before the development to 5 years after the development.
This research proved that the development of transit facilities was a factor to the land price variation of neighboring area, and it has significance that there has been no similar research to the effect of transit facilities.
