대도시 아파트 주거단지의 사회자본

국문 초록 (Abstract)

한국사회에서 아파트는 중산층의 주거로 정착되어왔으며, 지금까지 아파트 단지의 근린특성에 대해서는 부정적 특성들이 보고되고 있다. 이 연구는 아파트 단지 내에 다양한 계층의 사회적 혼합이 바람직한 것인가에 대한 문제의식에서 출발하였다. 평형이 입주자의 소득과 자산에 의해 제한되는 아파트의 특성상 평형의 혼합을 사회적 혼합의 형태로 볼 수 있다. 이를 실증적으로 측정하기 위해 사회자본 개념을 도입하여 평형혼합이 다양하게 이루어진 단지와 동질적으로 구성된 단지의 사회자본을 비교하여보았다. 근린에서의 사회자본개념은 친밀도, 참여도, 공동체의식, 신뢰도의 하위개념으로 구성되는 것으로 나타났다. 또 단지구성 유형별 사회자본의 차이에서는 소형평형만으로 구성된 단지나 중대형으로 구성된 동질적 단지의 사회자본이 높게 나타났다. 이런 특성은 지금까지 아파트주거의 발전이 동질적 계층의 집단화를 지향해온 결과라고 할 수 있다. 그러나 ‘소ㆍ중형단지’보다는 ‘소ㆍ중ㆍ대형단지’의 사회자본이 높게 나타나고 있다는 점에서 사회적 혼합의 가능성은 있다고 할 수 있다. 향후 바람직한 주거공동체 구성을 위한 실증적 연구 필요성을 제시한 점에서 이 논문의 의의가 있다고 할 수 있다.

다국어 초록 (Multilingual Abstract)

Apartment has been developed as a settlement for a middle-income class in the Korean society. Previous studies on the characteristics of neighborhood environment of an apartment prove some negative features. This study departs from the question whether ‘social mix’ in an apartment complex is desirable or not. The mixture of apartment sizes could be seen as social mix because the size of apartment unit depends on the residents’ income and asset levels. For an empirical research, we introduced the concept of social capital and compared its degree in various types of apartment complex: mixed sized and similar size. The components of social capital are intimacy, participation, sense of community and trust. The degree of social capital is higher in the similar sized apartment complex, such as small sized unit apartment or large sized unit apartment complex. However the degree of social capital of mixed size-apartment complex (small, middle, and large) is higher than that of ‘small or middle sized complex’ or ‘middle or large sized complex’. It means housing culture in Korea showing the social segregation. The neighborhood relationship and the degree of trust between residents are more desirable in the mixed size-apartment complex. The concentration of small sized or middle to large sized apartment units is not desirable. Therefore the most desirable composition of an apartment complex is the composition of small-middle-large sized units.
