    This study was designed to know the housing values effect on the dwelling locational change.
    The major purpose of this study was to identify the influences on housing values, the theoretical foundations of housing values, and the understanding of ranking in housing values between groups.
    For the purpose of this study questionnaires were administrated 286 housewives living in apartment house in Seoul and Wonju. X2-test, t-test, F-test, Duncan's Multiple Range Test were applied for the analysis of data.
    The major findings are as follows:
    1. Genaral housing concept of the respondents was significant difference in P<.o5.
    2. The plan of move into a new house was not siginigicant difference.
    3. The first housing values ranked
    economy--> familycentrism--> convenience--> health, safety-->
    education--> housing environment--> social authority-->
    location--> aesthetics.
    4. Among the variables,
    age, job, space per Apt. houseownership, income, children, family, city were significant difference.
