광주시 불량주거지의 물리적 구조개선과 주민만족도에 관한 연구 = Phyisical Improvement Effect and Satisfaction of Residential Upgrading Projects

국문 초록 (Abstract)

본 연구는 광주시 주거지역의 80%에 이르는 지역이 노후화 되어 있고, 이 중의 일부에 대한 도시정비의 유일한 수단인 주거환경개선사업의 시행 결과, 그 물리적 환경변화의 정도 및 사업에 대한 만족요인을 특성별, 지구별로 분석한 결과는 다음과 같다. 물리적 변화로는 토지이용률의 증가에서 지역전체의 용적률 평균은 87%에 불과해 타지역에 비해 저조한 편이었으며, 층수로는 3층의 증가가 현저하였으며, 주차장 문제와 내부지역의 재불량화가 우려되고 있다. 또 사업에 대한 만족요인으로는 주택가격상승, 주택개량 및 하수도 개량이 사업의 만족도를 높이는 가장 중요한 요인으로 지적되고 있다. 또한 집단적 특성별로는 5∼10년 거주하며, 사업을 경험한 상대적 저소득층과 고소득층 및 가족수가 많을수록, 그리고 도로에 인접한 지역의 주민들이 가장 많은 혜택을 받고 있다. 그리고 지구별로는 학동, 월산동, 양동, 용봉동 순으로서 간선도로와 인접한 평지 등의 입지적 조건에 따라 사업의 효과에서 큰 차이를 보이고 있다.

The purpose of this study is to measure the effect of housing improvement after the upgrading projects and to analyse the satisfaction factors through the projects The scope of this study is limited to the examination of concerning the change of physical apprearance and resident's satisfaction about the upgrading projects in Kwangju City. The results of this study are as follows; As to the environmental change, the improvement ratio of land use is lower relative to the other regions. Many three story buildings have been particularly constructed. About the satisfaction factors, the raising of housing price, housing improvement and sewage system are indicated as the major factors to satisfy the people. And who have lived longer, who are richer and who have many family members benefited more by the upgrading projects. Thus the governments efforts and people's deeply concerns are needed to regenerate the inner city in Kwangju.
