The major purposes of this study were to identify the influences on housing values, theoretical foundations of hosing values, and the understanding and asessment of the ranking in ten housing values between groups, using chi-square analysis and Spearman's rho correlation coefficient. The data were obtained through using a structured questionnaire.
The interpretation of the research findings suggested that housing values are influenced by the family characteristics (family life cycle, number of family member), educationlevels of respondents, and housing experience especially in housing moving and ownership status.
The ranking of housing values were homogeneous in the groups determined by influence factors, but the family centralism in housing value hierarchies is generally ranked high. The significant difference in preferences of groups for ten housing values by the analysis of chisquare test coincided with the findings in Spearman's rho correlation coefficient between the ranking of ten housing values by groups.
