    This study analytically presents what selection factors affect the most and how each variable factors relate to each other such as retirement situation (health condition, solitary living, etc) for the elderly or pre-elderly groups when considering the migration, and proposes the fundamentals for demand prediction, supply plan and welfare policy for senior housing in the future. The research data are based on 447 elderly and pre-elderly people older than 40 and the statistical analysis is made by crossing analysis and multivariate general linear model(MGLM). According to the result, more opinions on living at senior houses were observed and people preferred to rent senior houses rather than to buy ones. Also, many people responded that they would move to the senior houses with their relatives (or friends) when migrating. For the old age, the tendencies to choose senior houses were: i) regular houses convenient to seniors and welfare housing for the aged with good senior welfare and service programs when seniors are in good health, ii) healthcare facility for the aged with medical care when seniors are in bad health, iii) stay in current houses with renovation and movement to the multi-service houses with the access to convenient services when seniors are solitary. The results showed little difference from the previous study stating that people tend to keep living at where they live now with or without renovation and found that pre-elderly group has strong desire for safe environments. The result confirmed that variations are made by the decisions about the demand behavior of residence type with respect to the conditions such as health as shown similarly the previous studies. Also, the fact that residence works as medium to keep social relations was found through the desire to keep social relationships by moving with relatives.
