    This study is exploring for new solutions to improve of the housing renewal project. For this purpose, this study investigated the factors influencing the housing renewal project focused on the case of Busan metropolitan City and analyzed the factors devided into three aspects; input, process and output based on the program theory. The results of empirical analysis shows that the demand of housing renewal, resources for the project, conflict management within participants and institution factors are influencing the residential satisfaction in housing renewal project.
