The purpose of this study is two-fold. First, this study analysis example of use depending on type of previous land. Then, this study seeks to suggest method of promoting utilization.
Utilization example of relocated sites are examined depending on type, relocation time, extent size, city project change after relocation, current state of utilization. According to policy decision of country of local autonomous entity, public contribution of relocation land development has shown considerably different aspect.
When public organ is moved, there isnt public distribution, school facilities per seouls public distribution is fallen 8.6%, military facilities is fallen 15.3%. However, In case of factory facilities, floor area ratio is changed lower or same, public distribution ratio is applied without according to regular issue.
In this study, the establishment of a comprehensive development plan taking into account the circumstances at the city-wide measures to promote the use of the previous few, the lack of population concentration and improve urban infrastructure, collaborative decision-making system introduced between the interests of principals , the public contribution to a percentage increase of the hematocrit, the full development benefits of the proposed development including previous few reinvested in the relevant areas.
