The purpose of this study is to analyze the impact factors of residential satisfaction in 4 national rental housing complexes in Daegu Metropolitan City. In this study, in order to analyze residential satisfaction, 6 independent variables were adopted which are location, interior apartment appeal/satisfaction, rental fee, building exterior/grounds appeal, tenant satisfaction with management & maintenance, and sense of community/cooperatioan/communication. A questionaire was utilized in this study and was administered between May 10 and May 14, 2008 at each of the 4 national rental housing complexes in Daegu. At each complex, no tenants were given the questionaire, a total of 280 questionaires. The Likert scale (1-5) was used and the SAS program and multiple regression was employed for analysis. The results of the analysis of the 6 independent variables as surveyed in the questionaire are as follows: management & maintenance 3.62, building exterior/grownds 3.46, location 140, interior appeal 3.16, sense of community 3.15, rental fee 2.91. The analysis revealed that of the 6 independent variables, location, rental fee, building exterior/grownds, and management & maintenance impacted residential satisfaction to the greatest degree. The survey subjects (tenants) were divided into two categories based on the tenant`s apartment area. One category included tenants in apartments of 59m2 or less and the other consisted of tenants in apartments of 66m2 or more. Location and interior appeal impacted more on the tenants` residential satisfaction in the apartments that were 59m2 or less; location, rental fee, exterior/grownds, and a sense of community/ cooperation/ communication had the greatest impact on residential satisfaction on the tenants in the apartments that were 66m2 or more.
