      The traditional alley is regarded as a significant factor in establishing urban regeneration era. Also, this alley is not only to promote urban economy but also to lead urban culture which seeks to maximize happiness of urban residents, recently. The franchise stores based on huge capital of the multi-national companies, on the other hand, enter into the traditional alley, which results in increasing the rent of the commercial buildings. Eventually, the traditional stores is to replaced by the franchise stores and identities of the alley disappear. Therefore, there are two purposes of the paper. First, the study introduces the major methods for maintaining the traditional alley. Secondly, it estimates the effectiveness of the methods and reveals the meanings of the effective estimates. Based on the empirical analysis employing the exclusive interview, to control the commercial rent is the most significant method to maintain the traditional alley followed by to establish powerful residential group associated with public authority. Since Samchungdong has already adapt the District Unit Plan according to the traditional alley, as to the regional base, it is found out that marchants in Samchungdong are much more positive compared to Kyeongridangil, Finally, as a policy implication, the result of the study emphasizes that it is essential to adopt the available control tool to maintain the traditional alley as soon as possible. In addition, the incentive programs or public subsidies for the local government should be accompanied by the tool.
