관리방식에 따른 공동주택 관리업무 관심분야에 관한 연구 : 입주자대표회의 의결사항을 중심으로 = Research on the Interests of Management Tasks of Multi–Family Housing Management According to the Management Method- Focusing on the Matters for Decision of the Representative Meeting of Residents

국문 초록 (Abstract)

본 연구의 목적은 공동주택 관리방식에 따른 입주자대표회의 의결업무에 대한 중요도를 파악하고, 주택관리사의 인식에서 관리업무의 중요도에 대한 차이가 있는지를 밝혀내는 것이다. 연구방법은 공동주택관리에 관한 이론과 선행연구 등 각종자료에 대한 문헌연구를 실시하였다. 그리고 실증분석에서는 전문가를 대상으로 FGI를 실시하여 중요한 관리업무를 선정하고, 주택관리사를 대상으로 설문조사를 통하여 관리방식에 따른 입주자대표회의 의결사항의 중요도를 평가하였다. 분석결과 첫째, 업무의 중요도에 따라 의결과 집행 주체에 대한 명확한 구분과 조정이 필요하다. 둘째, 자치관리방식이 위탁관리보다 세부항목의 중요성이 높게 나타났다. 연구결과 시사점은 다음과 같다. 첫째, 자치관리방식 하에서 입주자대표회의의 업무는 단지실정에 맞는 관리규약을 제정하고, 입주자들의 생활관리 서비스를 중시하여야 한다. 둘째, 위탁관리방식 하에서 입주자대표회의 운영관리는 주체별 업무의 명확한 구분이 필요하며, 관리지원능력을 강화시켜 관리목표를 달성하는데 업무의 중점요인으로 두어야 한다.

1. CONTENTS (1) RESEARCH OBJECTIVES The research objective in this study is to check the importance of the works of matters for decision of representative meeting of residents in accordance with the multi – family housing management and to find out the differences of importance of management task in the awareness of house manager. (2) RESEARCH METHOD For the research method, the theory and the advanced research etc, the literature of various materials for multi-family housing management have been considered. And, main control tasks have been selected through experts for empirical analysis implement the FGI to subject experts and the importance of matters for decision of the representative meeting of residents has been evaluated through the survey targeting for housing managers. (3) RESEARCH FINDINGS For the research findings, firstly, it is necessary to classify and adjust the subject of resolution and implementation clearly in accordance with the importance of tasks. Secondly, the importance of detailed items of self-management has been suggested higher than the management in trust. 2. RESULTS The implications of results are as following. Firstly, the tasks of representative meeting of residents under self-management method should establish the rules of management and should focus on the life management service for residents. Secondly, clear classification of tasks per subject is required for the operation and management of the residents and should give importance of main factors of tasks in achieving management goal by strengthening the ability of management support under the trust management.
