      다국어 초록 (Multilingual Abstract)

      We analyzed the relationship between accessibility to ground railway line and prices of apartment housing units in the city of Anyang and the city of Gunpo. The results from our analysis show that the negative impacts from the ground railway line such as noise, hindered urban accessibility, and negative aesthetic effect reduce the prices of apartment housing units located within 100 meters from the ground line at the amount of 8%, approximately, when compared with the units located beyond the 100 meters from the line. This result is acquired by considering the problems of heteroskedasticity. This result implies that the negative price impacts from the line extend to just proximity. This result can be used by the public sector to estimate the economic benefit of a project which converts the ground railway line to a subway line. This result, also, can be used by private sector to conduct financial feasibility study related with purchasing and developing real estate properties located close to ground railway line.
