The Hedonic Method in Evaluating Apartment Price: A Case of Ho Chi Minh City, Vietnam

The study examines factors affecting apartment prices in the real estate market of Ho Chi Minh City, Vietnam. The study uses primary data based on surveys of customers who have traded successfully, and collects transaction data from real estate trading companies that are the top investors in Ho Chi Minh City real estate market. The collected data include 384 observations in a total of 24 districts, detailing that each district surveyed on a minimum of four projects, each project carried out a survey on a minimum of four apartments. The survey collected 339 valid questionnaires for analysis and model testing. This study employs multivariate regression with the data of 339 observations. The research results reveal that five significant factors affect positively the price of apartments in Ho Chi Minh City - apartment area, toilet and bedroom, apartment floor, reference price, and apartment interior. Besides, there are three significant factors affecting negatively the price of apartments - next price trend, distance to city center, and potential building. From the results, the research proposes solutions in the pricing of apartments in the real estate market in Ho Chi Minh City - better information system, a real estate transaction index, and stricter management of small brokerage activities.

<P><B>Abstract</B></P> <P>Phytoremediation is a plant-based, environment-friendly, and cost-effective technology that can be potentially used to remediate contaminated media. This study was conducted to evaluate the phytoextraction and phytostabilization potential, two common techniques of phytoremediation, of 21 plant species growing naturally at the largest tungsten (W) mine in Vietnam—the second largest production of W in the world. The average concentrations in different soil fractions were in the following order: residue > organically complexed, Fe- and Mn oxide-bound > carbonate bound > exchangeable. The total concentrations of arsenic (As), cadmium (Cd), copper (Cu), and zinc (Zn) in the soil varied by 34–3390, 4.87–81.6, 14.3–2080, and 21.9–370 mg/kg, respectively. The concentrations of As, Cd, Cu, and Zn in the shoots ranged 0.71–2400, 0.05–5.55, 4.81–249, and 13.3–380 mg/kg-DW, respectively. The concentrations of As and Cd in all soil samples and Cu in 70% of soil samples collected around the mine fluctuated within 2–227, 3–54, and up to 21-folds higher than the maximum allowable limit for agricultural soils in Vietnam (QCVN 03-MT:2015/BTNMT). The results indicated that hyperaccumulation levels (mg/kg-DW) were obtained for only As in <I>Pityrogramma calomelanos</I> (2400) and <I>Pteris vittata</I> L. (1860). Based on the recorded hyperaccumulation levels, translocation and accumulation factors, biomass, and fast growth of these plants, <I>P. calomelanos</I> and <I>P. vittata</I> were considered to be promising native plants for the phytoextraction of As contaminated soils. <I>Bidens pilosa</I> L. also has great potential for phytostabilization of mining soils contaminated with As and heavy metals.</P> <P><B>Highlights</B></P> <P> <UL> <LI> Soils near multi-metal (W–F–Cu–Au–Bi) mine were contaminated with As, Cd, Cu. </LI> <LI> Arsenic in shoots were in order of Fern > Monocotyledonae > Dicotyledonae. </LI> <LI> <I>Pityrogramma calomelanos</I> and <I>Pteris vittata</I> L. suggested for phytoextraction of As. </LI> <LI> <I>Bidens pilosa</I> L. suggested for the phytostabilization of mining contaminated soils. </LI> </UL> </P>

The study aims to investigate the recommendation and revisit intentions of foreign tourists in Ho Chi Minh city, Vietnam through their satisfaction with local foods. The study proposed the group of five attributes for food image: taste, health concern, price, serving style, vendor/ restaurant staffs. The relationship between these attributes of food image and food satisfaction, as well as the one between food satisfaction and behavioral intentions were investigated. To ensure a high ratio of answers, a face-to-face survey was conducted in famous places at Ho Chi Minh city. Data with 210 foreign tourists. The study uses the methods of descriptive statistics, EFA, Cronbach Alpha and regression. The results showed that Five attributes of food image were chosen for the research, being taste, health concern, price, serving style and vendors/ restaurant staffs. All of these attributes showed a positive relationship with satisfaction. Among five factors, taste had the most impact on food satisfaction. Through the analysis of several attributes of food images, this study provides managerial implications for tourism marketers in researching the positive influence of food image on tourists' satisfaction which leads to their positive word-of-mouth and return to the tourism place.

<P>Fourteen cucurbitane-type triterpene glycosides (1—14) were isolated from a methanol extract of <I>Momordica charantia</I> fruits, including three new compounds, charantosides A—C (1, 5, 6). Their structures were elucidated by chemical and spectroscopic methods. All isolated compounds were evaluated for α-glucosidase inhibitory effect. Of which, 12 and 13 showed moderate inhibitory activity against α-glucosidase. Whereas, 2, 3, 6—11, and 14 showed weak inhibitory activity, and 1, 4, and 5 were inactive.</P>

In this paper, a new approach for the improvement of accuracy in DEMs (Digital Elevation Models) was proposed. While algorithms such as bilinear, bicubic, Kriging, and the HNN (Hopfield neural network) model can enhance the accuracy of DEMs, especially those derived from global data sources such as SRTM, ASTER, etc., the inclusion of additional elevation data can further improve the accuracy of the DEM. In this paper, a newly proposed resolution enhancing HNN model with the incorporation of elevation adjustment functions and variations in constraint conditions was developed and evaluated. The evaluation of the model was mplemented in Cao Bang using SRTM 30m DEM data in a 1650m × 1344m area, with 130 elevation points used for accuracy enhancement and 64 points used for evaluation. The test results show an increase in accuracy of up to 40% in terms of both roots mean square error and mean absolute error when the additional elevation points were used. It has also been discovered that a zoom factor of 4 provides the best optimization in terms of balancing accuracy and computing cost for the newly proposed HNN downscaling algorithm. The results indicate that the model has the potential to be applied in practice to enhance the accuracy of DEMs, especially global DEMs after additional evaluation.

Creation of an effective bus rapid transit (BRT) system has never been an easy task, especially for the first case in a developing country, since a BRT project requires a considerable investment with participation from most walks of life. Hanoi, the capital of Vietnam, has omitted to overcome impediments in the maiden BRT establishment. The Hanoi BRT performs poorly with ridership at only 13,500 passengers per day. In this paper, it is scrutinized based on a series of barriers that are findings in previous works and in the shape of a theoretical framework with seven main categories, namely: (1) institutional and legislative context, (2) political leadership and commitment, (3) physical design and operation, (4) management of competing modes, (5) adequate funding, (6) public participation and (7) image promotion. Results emphasize that the difference in views of the funder and the local authorities on the BRT development is the chief barrier. Enforcement of the BRT lanes from motorcycles is demanding, which is distinct from cities previously creating BRT. The findings from the Hanoi BRT are not unique. Lessons drawn from its failure could be widely informative for the BRT establishment in a number of cities with similar contexts.

The study aims to identify the role of transformational leadership toward work performance through intrinsic motivation in pharmaceutical field by a survey of 220 pharmacists in Vietnam. The pharmaceutical industry in Vietnam is experiencing rapid growth, accompanied by the need for a change in leadership for managers. The transformational leadership creates a proactive, positive attitude, passion, interest or an increase in intrinsic motivation of employees, thereby affecting work performance. This study performed reliable verification by Cronbach’s Alpha coefficient, then the factors are analyzed by EFA before conducting multivariate regression analysis. The results showed that the transformational leadership style includes such factors as: idealized influence (attributed and behavior), inspirational motivation, intellectual stimulation, individualized consideration have a positive impact on intrinsic motivation and thereby positively affecting work performance. It confirms that employees will have a higher intrinsic motivation level when working under transformational leadership from their leaders. It makes employees work more efficiently. According to the research results, the pharmacist has an intrinsic motivation to work hard on tasks that contribute to the group overall goal of. That requires managers to have a task assignment strategy to connect the goals of the members together as well as of the members to the group.

In this study, we consider the transportation problem in port container terminals. It aims to determine positions in yards to place the containers at the adequate times. The containers on ship must be unloaded one by one from top to bottom, and placed in the main yard in order to reduce additional cost required for unnecessary unloading when getting out by customer with given timetable. The cost for transportation at container terminals could be reduced by a new approach in scheduling: move the containers from ship and stack them onto main yard that minimizes cost of yard crane operation when unloading for customer.

Purpose: This study aims to identify factors affecting the adoption of e-commerce by household businesses in Vietnam's food and beverage industry. Research design, data and methodology: The integrated TAM and TOE frameworks and ten hypotheses were developed to test the relationship between relevant factors. A cross-sectional survey was conducted to collect valid data from 992 respondents who run F&B household businesses in Vietnam. Results: The empirical research results confirm all proposed hypotheses that e-commerce adoption is affected by the perceived usefulness, the perceived ease of use, vendor support partners, social expectancy, competitive pressure, subjective norm, and household resources. Meanwhile, technical readiness, environment readiness, and organization readiness are intermediate variables that influence the implementation of e-commerce in food and beverage distribution. Conclusions: The findings suggest effective orientations to foster the food and beverage e-trading practice for household businesses in developing countries. Accordingly, to encourage private household businesses to adopt e-commerce, it is necessary to focus on improving business resources, technology readiness, environment readiness, and organization readiness through raising awareness of usefulness, benefits, perceived ease of use, and increased support of vendor partners. Future research can focus on improving the efficiency of e-commerce applications in F&B distribution for both household businesses and larger-scale enterprises.

One new C29 sterol with a cyclopropane ring at C-25 and C-26, aragusteroketal B (1), and aragusterol B (2) were isolated from the Vietnamese marine sponge Ianthella sp. Their structures were elucidated by extensive spectroscopic analyses. Both 1 and 2 showed moderate cytotoxic activity against MCF-7, SK-Hep-1, and HeLa cell lines with IC50 in the range of 12.8-27.8 μM.
