        주거용 건축물의 리모델링 요구 분석

        This study has researched upon customers' request in the remodelling of residential buildings, and that the research results could be used as a reference data when the remodelling work is under implementation. This study also has collected the residents' upgrading request on their residential buildings, and graded the requests according to their importance. For those purposes, this study classified the problem items through classified analyses and, built the census items, based on the results. Then, the residents' requests on the residential building were presented by importance rates through coupled analysis census. Also, the importance rates have been related to the construction items which predict the importance of each construction item. The main purposes of this study are setting up the direction of the remodelling of residential buildings and predicting the customer requests in the future, even though the remodelling of residential building in Korea has not been activated yet. The research results are expected to be used as a basic data in the remodelling and construction of residential buildings.

        Recently, the extension of apartment balcony is being problems of building in many aspects. And especially the aspect of building structure is the most serious problem. In addition to that, the living performance of the apartment living room is becoming worse, because the balcony can't shade the solar radiation which enters the living room. As the remodeling of balcony is in fashion, the demands of cooling of residential buildings are increasing, and the cooling energy consumption will be magnifying. In this study, the effect of balcony extension in the apartment living room to the living performance and energy consumption was simulated about before and after the extension in summer. In the result, The living performance(thermal comfort) become worse by change of balcony, and increase the cooling energy consumption about 18% during the cooling period (from Jun to September). In these days, the building codes about remodeling of residential building is going to be less strict. Therefore it must be considered that the effect of change of space or structure to living performance and energy consumption.

        건축물 리모델링의 활성화 및 안전관리방안에 관한 연구

        The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodeling, and activate the government's support programs so as to make remodeling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodeling, census on apartment residents, influence factors, and the development of methods for activation of building remodeling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodeling. Safety inspection and in-depth inspection before and after remodeling should be regulated. The construction materials for remodeling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodeling contractor qualification and order method should be updated. If the remodeling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

        건축물의 리모델링 가치분석을 위한 평가방법 - 경제성 평가와 사용자 요구분석을 중심으로 -

        This research is aiming to specify the requirement of the investment such as initial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning rate for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can tie defer each other in their implementations. Second, though the remodeling of exist buildings to promote the functions has been applied. no suitable assessment tool has bee developed for deriding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific data base should be established to apply the suggested economic accession in business enough to forecast the future circumstances. More researches should be promoted on this area continuously as well as the integrated economic evaluation of remodeling on existing building.

        공동주택 사용자 중심의 리모델링 방법 평가에 관한 연구

        최근의 장기적인 건설경기의 침체와 부동산에 관련된 각종 규제의 강화로 인하여 건설회사는 신규사업에 대한 투자를 최소화하면서 동시에 많은 이익을 창출 하고자 한다. 따라서 새로운 건축물에 대한 신축 보다는 기존의 건축물에 대한 리모델링을 선호하고 있는 실정이다. 또한 리모델링은 기존의 건축물에 대한 철거와 신축이라는 방법과 비교해 보았을 경우 폐기물의 배출 및 사용 자원의 수량 등의 측면에서 보다 환경적 이라고 할 수 있다. 이에 본 연구는 주거용 건축물인 아파트를 대상으로 합리적인 리모델링의 방법을 결정하기 위하여 실수요자의 요구조건을 고려한 리모델링의 방법을 제안하였다. 이를 위하여 먼저 리모델링 방법의 평가과정에 대한 이론적 고찰을 실시하고 이후 사용자의 요구조건의 수렴과정을 정리하기 위한 가치평가기준을 마련하고 이를 이용하여 리모델링 방법에 대한 평가를 실시하도록 한다. 리모델링의 방법은 그 자체가 매우 다양할 뿐만 아니라 요구조건 또한 매우 다양하므로 평가과정에서 의사결정기법인 계층적 의사결정기법을 적용하도록 한다. Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

        온톨로지 기반 공동주택 분류체계를 활용한 가스에너지 사용량 예측 모델

        온실가스 과다 배출로 인한 지구 온난화 현상은 전 세계 기후변화 현상을 일으키고 있다. 국내 주거용 건축물에서 발생하는 온실가스는 전체의 약 10%를 차지하고 있고, 노후 공동주택이 점차 증가하고 있는 추세에 있다. 본 연구에서는 공동주택 유지관리 단계에서 에너지 사용량에 대한 지속적 체계적 관리를 수행하기 위한 기반을 구축하고자 한다. 이러한 모델 개발을 위한 연구 프로세스 및 방법은 다음과 같다. 첫째, 서울시 소재의 공동주택을 연구대상으로 설정하였고, 이러한 공동주택의 특성 및 가스 에너지 소비량에 대한 데이터를 수집하였다. 둘째, 통계적인 분석을 통해, 에너지 소비에 영향을 주는 주요 특성들을 선정하였고, 이를 기준으로 온톨로지 기반의 분류체계를 구축하였다. 셋째, 온톨로지 기반의 공동주택 분류체계를 근간으로 하는 에너지 사용량 예측모델을 개발하였으며, CBR, ANN, MRA, GA 등의 방법론을 적용하였다. 본 연구에서는 데이터 분석 및 예측을 위해 PASW (Predictive Analytics SoftWare) Statistics 18, Microsoft EXCEL, Prot$\grave{e}$g$\grave{e}$ 4.1 등의 프로그램을 활용하였다. 향후 본 연구에서 개발한 모델을 웹 기반 시스템으로 개발함으로써, 공동주택 에너지사용량을 지속적이고 체계적으로 관리할 수 있을 기반이 마련될 것이다. 또한, 정부, 지자체의 시설물 관리 담당자 및 공동주택 관리자로 하여금 명확한 근거자료를 기반으로 하여, 공동주택 단지별 적정수준의 에너지 소비량을 제시함으로써, 시설물의 개선여부를 결정할 수 있는 의사결정 지원모델을 개발하고자 한다. Global warming caused by excessive greenhouse gas emission is causing climate change all over the world. In Korea, greenhouse gas emission from residential buildings accounts for about 10% of gross domestic emission. Also, the number of deteriorated multi-family housing complexes is increasing. Therefore, the goal of this research is to establish the bases to manage energy consumption continuously and methodically during MR&R period of multi-family housings. The research process and methodologies are as follows. First, research team collected the data on project characteristics and energy consumption of multi-family housing complexes in Seoul. Second, an ontology-based breakdown structure was established with some primary characteristics affecting the energy consumption, which were selected by statistical analysis. Finally, a predictive model of energy consumption was developed based on the ontology-based breakdown structure, with application of CBR, ANN, MRA and GA. In this research, PASW (Predictive Analytics SoftWare) Statistics 18, Microsoft EXCEL, Protege 4.1 were utilized for data analysis and prediction. In future research, the model will be more continuous and methodical by developing the web-base system. And it has facility manager of government or local government, or multi-family housing complex make a decision with definite references regarding moderate energy consumption.

        In this study, to overcome the limitation of material application as the surface layer of bridge decks (asphalt concrete, concrete), a newly developed waterproof sheet is proposed to be usable for both asphalt concrete and concrete. Subsequent tensile bond strength was tested, and the test results showed that the tensile bond strengths were similar to depending on the type of the surface layer material for bridge decks, confirming the applicability of the proposed material.
