The purpose of this study is to find parking factors m residential areas by residential characteristics This study was proceeded through two steps. In the first, a documentary study was performed to extract parking factors in residential areas, and secondly characteristic in residential area were analyzed by case study The result of study is as follows, 1 The high-class residential areas have a greater number of drivers per household than the other areas 2 The car possession per household in the high-class residential area is 1.26(car possession/household), m the middle-class is 0.88, and m the low-income is 0.65, respectively. 3. The results of correlation analysis of the car possession and residential characteristics are as follows, 1) For the high-class residential areas, the correlation coefficient of the number of household and the car possession is the highest(0.83) among several variables. 2) For the middle-class, the coefficient of the number of drivers is the highest(0.61) 3) Far the low-income population, the coefficient of building areas is the highest(0.66).
