        낙후 원도심 거주환경의 물리적 기능적 만족도와 심리적 정서적 만족도의 거주기간에 대한 영향력 비교 분석

        The goal of this research is to compare influences for living periods between physical functional satisfaction and psychological emotional satisfaction in a ghetto area. The research site is ‘Sujin1 dong’ in Sungnam city which is one of the oldest residential areas in the city. Based on the analysis of the urban contexts for the research site, surveys are conducted to gather the data which are treated by several statistical techniques: ‘Factor analysis’, ‘Reliability Analysis’, ‘Multiple regression analysis’. Through the statistical process, conclusions are drawn as follows. In the ghetto urban area, ①-The higher the psychological emotional satisfaction, the longer the living period, ②-The longer the residence period, the lower the physical and functional satisfaction, ③-The two satisfactions tend to be opposite to each other according to the living period. ④-The psychological emotional satisfaction is more related with living period than the physical and functional satisfaction is.

        LEED for EB 인증사례 분석을 통한 친환경적 건물운영 및 관리기법에 관한 연구

        The purpose of this paper is to foster importance of operation and maintenance of existing building to create sustainable environment. Currently, most of green building certifications are focused on new building and construction, however, there are more existing buildings where we live. Sustainable architectural environment will only be created with the concept of entire life cycle of building. This study was focused on finding out sustainable building operation and maintenance strategies through investigations of LEED for Existing Building(EB) certified cases. Scorecards of 80 LEED for EB certified projects went through analysis and essential components as building operation and maintenance strategies were extracted based on the comparison with LEED for New Construction(NC) and application rate of each credit of LEED for EB in project cases. As a result of this study, essential strategies of building operation and maintenance can be understood, and this would become basic resources to enhance green building certifications for existing buildings in Korea.

        유압브레이커는 피스톤의 면적 차이에 따른 유압의 영향을 이용하여 치즐을 타격함으로서 파쇄작업 에 널리 이용되는 장치이다. 본 논문은 유압브레이커의 성능(분당 타격수, 타격에너지)을 증가시킬 수 있는 설계변수로 각 부위 피스톤의 면적을 선정하여 이를 역학적으로 해석하였다. 해석 결과를 바탕으 로 실제 중형 유압브레이커를 제작하여 그 성능이 향상됨을 입증하였다.

        오피스 가격지수의 감정평가 조정 편의 분석

        The purpose of this study is to analyze appraisal smoothing bias happened in the office price index based on the appraisal. Most of the office index are based on the appraisal because of insufficient office transaction information. Appraisal based index has a tendency to have an appraisal smoothing bias resulted from attribute of appraisal and smoothing bias may incur a mistake in decision-making process related with real estate market movement and real estate return. In result of the analysis comparing office return index published by the Ministry of Land Transport and Maritime Affairs with transaction based index estimated by Hedonic Price Model using office transacted information during 2001~2008, it was found that volatility of the office price index based on the appraisal is much lower than that of the transaction based index and this result is very similar to the case of the NCREIF Property Index. Especially, in result of the analysis comparing appraisal based office price index with latent real estate price estimated by Latent Variable Model using four real estate indexes included Housing Transaction Price Index and Land Price Index, it was found that appraisal based office price index has the lowest volatility and big gap between latent real estate price. This study is to examine closely appraisal smoothing bias happened in the office price index, which is the only office price index in Korea developed by the government, and it is meaningful that this research is the first trial to understand whole character of the office price index by comparison office price index with transaction based index, other real estate indexes and latent real estate price. This research can contribute to revitalization of the study on the appraisal smoothing bias which has been discussed already in an advanced country. Further intensive study on the appraisal smoothing bias may help improvement of theory reducing bias and development of office price index reflecting faithfully real estate market movement.

        LEED 인증사례 분석을 통한 교육시설의 녹색건축 인증기준에 관한 연구

        Sustainability became the keyword of our society worldwide, and it is undoubtful that buildings are mainly responsible for green house gas emission and energy consumption. Among different project types, educational facility was selected in this study to find out what needs to be addressed in order to provide students better learning environments. Scorecards from 32 LEED certified school projects went through analysis and essential components as design strategies in sustainable educational facilities were extracted based on application rate of each credit in LEED for School(2009). The extracted data were further analyzed in comparison with related components in G-SEED. The results would be used as guidelines for those of who design sustainable education facilities and prepare green building certifications. and it would further foster architect’s responsibility towards green society in Korea.

      • 미국과 중국의 LEED-ND 인증사례 분석을 통한 평가항목별 반영률에 관한 연구

        Climate change and environmental destruction are serious globally, many countries have established and implemented eco-friendly building certification systems to create an environment-friendly urban environment. Examples include LEED in the U.S., BREEAM in the U.K., GBTool in Canada, and CASBEE in Japan, and the Green Building Certification System has been in place in Korea since 2000. However, most green building certification systems are concentrated on individual building levels, and certification in urban design levels or similar actions on green policies and systems are only just beginning globally. In this study, the certification cases of LEED-ND(Neighborhood Development), first introduced in 2009 under the concept of complex development in the United States, are examined and reported on the eco-friendly characteristics of each country or region by comparing with non-U.S. projects evaluated on the same basis. The results from the LEED-ND case study are expected to contribute to identifying environmental-friendly planning techniques and global trends on urban and complex scales, which are different from studies on certification criteria for individual buildings studied previously.

      • 산타아나 시 Transit Zoning Code의 구성요소에 대한 분석

        A zoning code has been a tool of city planning for architects. However, the uniformity of the urban space resulted from the problems of the existing zoning codes has caused a movement that is considered to be a side effect during urban planning and zoning stage. City of Santa Ana, the most populated city in California, has established a "Transit Zoning Code" based on form-based codes as a new zoning regulation. In this study, we analyze the structure of "Transit Zoning Code" of Santa Ana City centering on elements of form-based codes and compare and analyze the criteria presented by detailed items to ultimately break away from uniform city space. The results of the analysis from this study are expected to be important data for suggesting directions for solving the problems of urban spaces that are currently being developed in Korea.

        Rapid urbanization has fostered development of modern cities. Although Conventional zoning played its role to control urban development, it also segregated land uses and created homogeneous development pattern. Mega cities with satellite bed towns has not shown their unique identity and characters. In order to develop comprehensive approach which may bring social and physical enhancement can be difficult to achieve by considering city as a two dimensions. On contrary, extensive analysis and proposals require an approach which can perceive city with three dimensions. Form-Based Codes (FBCs) are appeared as an alternative to conventional zoning with different design process and principles. FBCs approach urban place with three dimension and giving priority to form rather than land use. The purpose of this study was to analyze the necessity of FBCs and its concept, components and how this would change urban characteristics in the aspects of architectural design.

Through comparison of components in Form-Based Codes of 4 different cases, this study can show the reasons for differences in application of Form-Based Codes and how detailed components would play a role to establish better urban environments.
