        부동산 구매자의 협상력 결정요인에 관한 연구

        This study focused on the residential real estate market, real estate for sale in the course of the bargaining power of buyers in terms of factors to be extracted was determined. In addition to rental housing, including the number of buyers have several alternatives, the more related information, the buyers have advantage over the sellers in the course of the housing sale process. And if the external conditions and the situations between the parties have changed, how much flexibility to respond to changing and the less costs of to changing, the buyers have advantage over the sellers in the course of the housing sale process. 본 연구는 주거용 부동산시장을 중심으로 부동산의 매매과정에서 구매자 입장에서 본 협상력의 결정요인들을 추출하고자 하였다. 구매자는 주택의 매수 이외에 임대 등 여러 대안을 가질수록, 매매과정에서 관련 정보가 많을수록 주택의 매매 가격협상에 있어서 유리하다. 그리고 협상과정에서 외부나 계약 당사자 간의 상황이 변경되었을 경우, 얼마나 유연하게 대처하는가의 정도와 상황변경에 따르는 비용이 적게 들수록 주택의 매매협상에서 유리하게 작용됨을 볼 수 있다.

        부동산관리윤리의 이론적 접근

        1. CONTENTS (1) RESEARCH OBJECTIVES The management contract between real estate management experts and real estate owners in a kind of trust contract. Real estate managers haver to abide by the obligations as a trustee of customers, but ethical regulations transcend legal standards. Real estate managers, as proxies of owners, have to keep impeccable ethical standards. So, this thesis aims at discussing the theory of the ethics on real estate management and groping for problems and subjects with the wide classification of real estate management referred to. (2) RESEARCH METHOD Under the purpose of drawing the problems and subjects of this thesis, this thesis applied the exploratory method through various literature investigation to putting in triangular the theory of real estate management and the ethics on real estate management. (3) RESEARCH FINDINGS The purpose of the ethics on real estate management drawn in this thesis are classified with three factors such as human factors, systematic factors, and environmental factors as followings. First, when it comes to the improvement of human factors, for the purpose of developing the ethics on real estate management, first of all, it is necessary to improve the values of the persons concerned to real estate management, the subjects of real estate management. Second, when it comes to the improvement of systematic factors, it is necessary to operate rigid and fair real estate management standard to secure the transparency in managing and definding real estate management, and to improve the service condition of the persons concerned to real estate management. Third, when it comes the improvement of environmental factors, it is necessary to change people's recognition and values to uplift the level of real estate management. 2. RESULTS At the present when epochal, social, and administrative environments change, the age of globalization and internationalization, real estate management has to cope with problems rapidly and positively. So the ethics on real estate management, the basis of judgement for recognition and behaviors, have to be put in triangular position to function as a behavioral guidance proper to environmental change situation. 3.         부동산경기변동이론과 그 측정지표에 관한 일고

        1. CONTENTS (1) RESEARCH OBJECTIVES this study is an examination of the theories in connection with the conception of real estate business fluctuation and measurement indicators and aims at putting in a triangular position concretely the conception of real estate business fluctuation and at comparatively analyzing detailed measurement indicators. (2) RESEARCH METHOD The ways to study are to select real estate business fluctuation indicators through precedent studies and to grasp their traits. (3) RESEARCH FINDINGS The study leads to the result that real estate business fluctuation indicators were wider in their coverage that general ones. This study puts into triangular position the need and conception of the detailed division, pursuing existing real estate business fluctuation indicators. 2. RESULTS This study examines the conception of real estate business fluctuation indicators through precedent studies on the basis of the indicators presented by real fluctuation theories. Especially, comprehensive and systematic measurement indicators such as the comprehensive business fluctuation indicators used in general business indicators have to be presented to get complete date. In additions, this study leas to the result that precedent indicators, side-by-side indicators, and lagging indicators in real estate business fluctuation have to be developed without fail, and that business fluctuation change indicators need lagging studies appropriate to epochal streams. 3.         유형별 부동산정책이 부동산가격에 미치는 영향에 대한 비교연구

        본 연구는 부동산가격 안정을 위한 정부의 부동산정책을 수요억제대책과 공급확대정책으로 구분하고 각각 그 효과를 그 당시 경제지표를 가지고 분석하였다. 공급확대정책을 실시한 대표적 정부로는 노태우 정부를, 수요억제정책을 실시한 대표적 정부로는 노무현 정부를 선정하였다. 부동산가격 안정을 위해 인위적인 수요억제대책은 한계가 있으며, 시장친화적인 공급확대정책이 효과적임을 연구결과는 나타내 주고 있다. 그리고 부동산정책에 대한 만족도 조사에서도 노태우 정부는 최상위권을 보여준데 비해, 노무현 정부는 최하위권으로 나타났다. 1. CONTENTS (1) RESEARCH OBJECTIVES It analyzes which type of policy is more effective in stabilizing real estate prices by dividing real estate policy into supply expansion policy and demand suppression policy. (2) RESEARCH METHOD This study has been mainly studied in the literature study. It analyzes using various statistics during on the Roh Moo-hyun and Roh Tae-woo administration and articles related to real estate prices stabilizing. (3) RESEARCH FINDINGS The island development policy should present an island policy for the expansion of poor infrastructure and the creation of high value-added disinfection and improvement of the quality of life. First, it is necessary to establish the department in charge of the island development policy and its functions, and as the department in charge, it is necessary to unify the various island policies of the relevant ministries to prevent the project from being undersized or duplicated. Of course, efforts should be made to form a human network so that the roles of local residents and experts, the key actors, can have a synergistic effect. 2. RESULTS It should be a means of revitalizing the island area by examining various resources possessed by the island area and making it a database. At the same time, various basic surveys on island areas as national statistics should be conducted and used as basic data for policy research.

        본 연구는 개발제한구역의 지정에 따른 긍정적 효과와 부정적 효과를 살펴보고, 개발제한구역의 해제와 조정에 따른 문제점과 그 효과를 검토하고, 이러한 논의를 바탕으로 개발제한구역의 효율적 관리 및 개선방안을 제시하는데 그 목적이 있다. The research which sees observes the affinnative effect which follows in designation of the development restricted area and a negative effect and sees, the problem point which follows with the cancellation of the development restricted area in regulation and that effect, investigates the discussion which is like this there is the goal presents an efficient management of the development restricted area and improvement program with character.
