        노후아파트 리모델링의 입주후평가에 관한 연구 : 마포용강아파트를 대상으로 A Case Study on Mapo Yonggang Apartment

        The purpose of this study is to analyze apartment remodeling designs and process influenced residents' opinions on a private initiated apartment remodeling case, and to evaluate remodeling executed and to find out next remodeling program by analyzing inequality between residents' needs and satisfaction on their residential environment, This is a previously elementary research for Improvement of diagnostication and evaluation methodology to measure residential adaptation and satisfaction For this study, first, remodeling design plans and details of case apartment are examined by document survey, and the present conditions of apartment are examined by field survey Second, interview survey are executed with architect, engineers and representative of resident Union participated on remodeling design Third, questionnaire survey are executed to find out residents' needs, satisfaction and attitude to apartment remodeling experienced Mapo-Yonggang Apartment, a remodeling case for this. study, is located in Mapo-gu, Seoul, Korea, and the first example of private-initiated apartment remodeling in Korea being controlled Korea National Housing Corporation as a model Field survey and interview survey were executed from June to August, 2004

        프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구

        본 연구는 아파트의 노후화와 리모델링을 먼저 경험한 프랑스의 계획사례와 주택정책을 분석하고 국내와 비교하여 국내 특성에 부합하는 발전적 방향을 모색하고자 한다. 이를 위해 첫째, 아파트 공급과정, 정책 및 관리제도를 비교하고 둘째, 리모델링 사례분석을 통한 아파트 계획, 노후화 문제, 리모델링 계획 특성의 비교를 통해 대안을 논의하였다. 사례연구는 국내는 2014년 기준 완공된 12개 단지를 문헌조사하였으며 프랑스는 파리시와 수도권의 대표적인 12개 단지 선정후 현장답사 및 도면수집, 공무원과 건축가 면담조사를 실시하였다. The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying andremodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation,and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments andregenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housingpolicy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sectordependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policieswere very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and theactivation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a housetype, apartments in France means the social elimination because of the supply method problems and the management failures of HLMinstitutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutionsduring 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property valueimprovements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was forsocial mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses,partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows thesimultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the publichousing regenerations in Korea and other countries.

        공동주택 최상층과 지상1층 차별화계획의 효과 및 개선방안 연구

        The purpose of this research is to analyze various types of the additional design alternatives of apartment housing units at ground and top floors which is recently supplied by developers in Korea, and to find out their effects on residents and to suggest design enhancements. For this research, first, eleven apartment housing estates are selected through literature review and field survey, and types of design alternatives are categorized. Second, the effects of the design alternatives on the residents are analyzed based upon survey. Third, a direction of design enhancement is suggested through analyzing residents' behavior and needs. The results of this study are (1)to verify the seven types of the design alternatives. They are ⅰ)attic at top floor unit, ⅱ)rooftop terrace at top floor unit, ⅲ)living room enlarged floor height at top floor unit, ⅳ)duplex unit at top floor, ⅴ)private garden at ground floor unit, ⅵ)private accessibility at ground floor unit, ⅶ)underground storeroom at ground floor unit, (2)to analyze the effects of design alternatives on the residents, which are composed of the spacial feasibilities of ⅰ)connection to ground, ⅱ)exposition to open air, ⅲ)diversity of composing interior space, ⅳ)flexibility of various usage and ⅴ)openness of interior space, and (3)to suggest a direction of design enhancement of the alternatives at ground and top floors for higher performance.

      • 경사지 재생 활성화방안 - 전문가조사에 기반한 지방정부의 법정계획 개선을 중심으로

        The purpose of this study is to find out improvement directions of local governments and management policies for regeneration of hillside residential areas. The process were as follows. First, summarizing precedent researches. Second, analyzing data by expert questionnaire survey. Third, practical implementation items were suggested for regeneration of deteriorated hillside neighborhoods in private and public sectors. Fourth, proposing improvement directions for regeneration and management policies of hillside residence. Finally, the law system proposes measures to support. These results may be useful to manage and plan hillside neighborhoods. Implementation of pilot projects and improvement of legal systems in local governments are required for regeneration of hillside residential environments.

        주민의 생활범위 인식과 거주환경의 평가

        The purpose of this study is to find out the influence of personal and environmental attributes on residents' cognition of living sphere and to find out relationship between residential satisfaction and dwellers' perceptions of living sphere. At first, for these purposes, this study classified living sphere levels into apartment complex, neighborhood unit, community unit and urban district, and classified evaluation items into objective and subjective aspects, on both physical and social levels. Then this research investigated the major factors affecting residents' cognition of living sphere, and analyzed the correlation between residential satisfaction and major factors. The findings were as follows. First, findings of analysis on residents' cognition of living sphere included apartment complex 45.7%, urban district(Bundang new town) 23.3%, apartment estate(neighborhood unit) 17.6%, sub-district(community unit) 10.2% were dwellers' recognition of living sphere levels in order. Second, findings of influence analysis of personal characteristics included period in the house, age of the head of a family and level of family life cycle had significant influence on dwellers' perceptions of living sphere. Third, findings of relationship analysis between residents' satisfaction and recognition of those included cognition of living sphere had significant influence on residential satisfaction. The perceptions of wider living sphere level tended to have higher satisfaction.

        공동주택 노후화에 따른 주민의 생활환경 평가

        The purpose of this study is to find out the influence of housing estates deterioration on residential satisfaction and to suggest the design alternatives for complementing the drawbacks caused by deterioration. For these purposes, this study classified evaluation items into objective and subjective aspects, on both physical and social levels, collected a sample of 538 residents responded to a questionaire and analyzed the relationship between residential satisfaction and major factors by multivariate linear regression analysis. The findings were as follows. First, impact of house deterioration on residential satisfaction was 4.4-11.6%, this impact level was higher as house size bacame smaller. Second, residents of house having more than 10 elapsed years after construction showed high dissatisfaction toward qualitative aspect of indoors and suitability of house size, and this caused high residential dissatisfaction. Third, design alternatives for remodeling and new apartment model development was suggested.

      • 주거만족 영향요인과 주거환경 평가방법에 관한 연구

        The purpose of this study is to find out the influence of personal and environmental attributes on residential satisfaction and to suggest an alternative evaluation methodology with new items and analysis methods. At first, for these purposes, this study classified evaluation items into objective and subjective aspects, and physical and social environment aspects, and analyzed the relationship between residential satisfaction and major factors. Then, this research compared the results obtained from the existing evaluation methods with that of the alternative. The findings were as follows. First, in environmental attributes, balcony size, livingroom size and master bedroom size had significant correlations with 24-25 pyong-sized apartment residents' satisfaction. House deterioration was identified as the main factor of 32-35 pyong-sized apartment residents' satisfaction. Second, in personal characteristics, change of number of bedroom per person by move gave large impact on residential satisfaction. Third, qualitative aspect of indoors and convenience of dining room and kitchen are major factors affecting dwellers in order.

        가족생애주기에 따른 신도시 주거환경의 평가

        The purpose of this study is to find out the main factors which influence new town residents' satisfaction by family life-cycles. At first, for these purposes, this study classifies evaluation items into objective and subjective aspects. Both physical and social levels are analyzed between the relationship of residential satisfaction by family life-cycles. Then, some issues about family life-cycles are discussed. The findings are as follows. First, findings of main factors on residents' satisfaction includes families having preschool and elementary children are not satisfied with qualitative level of neighborhoods and house size. Families having university students, adult sons and daughters are satisfied with economical value of the home and privacy. Those will give a large impact to their satisfaction. Second, there are many cases of remodeling their house in the early stages of life cycle, but the last stages of life cycle have many cases of moving to improve their environment. These are what has significant influence to their satisfaction. Third, residential conditions and needs by family life cycles are suggested in this research.
