Recent years, especially after the currency crisis in 1997, have been introduced a variety of financial techniques(such as ABS, REITs) in real estate market for the main purpose of stimulating effective liquidation of corporate owned real estate. REITs can be classified in legal form into corporate-type and trust-type, but this paper focused on corporate-type REITs, particularly of which asset acomposition is built mostly of rental housing. REITs depends its financing basically on equity, and the expected value of its equity depends on its reputation and performance. In order to subscribe investor successfully and maintain investor relations, its credibility and performance should be testified for several years. In the aspect of cash-flow, rental housing is generally recognized as a good properties for REITs. In addition, profitability of rent, scale to economy in management and concentration of housing pool would also be role as a important variable. Un-saled housing pool, the cumulative increasing of which being a critical cause for the construction industries driven to bankruptcy, can be easily standardized in management aspect. This paper proposed a basic scheme ; Buying un-saled housing in bundle, so on transforming into rental housing. And this paper also proposed a simple structure guaranteeing a profitable dividend to investor. The securitization of un-saled housing through REITs not only would be a stimulus to enlarge rental housing stock, but also would be a effective device for early withdrawing the cash advanced in housing construction.
Ceramic Overlayer coating의 내산화성 연구

The oxidation resistance of ceramic overlayer coating on STD 61 was studied by thermogravimetric analysis at 800 . CrN, TiN and composite of these coatings were deposited by arc ion plating. Among the investigated coatings, the best resistance was shown in CrN deposited specimen, followed by composite depositon of CrN and TiN. The parabolic rate constant of CrN coated STD 61 was 0.O0075 mg2/cm4/hr, whereas that of uncoated one was 0.4677 mg2/cm4/hr. The effect of ion nitnding as a pretreatment under the ceramic layer was evaluated. It was found that nitriding was detrimental to the oxidation resistance. The oxidized products were analyzed by SEM, EDS and XRB. The mechanism of oxidation of ion plating and nitriding was discussed.

철근콘크리트 깊은 보의 전단 내력에 대한 개구부 보강 효과

일반적으로 깊은 보의 개구부 보강을 할 경우 개구부 주변의 부족한 내력에 대해 수직, 수평, 대각, 혹은 혼합된 배근 형태를 사용하게 되는데, 경제성과 구조적 안전성을 고려하기 위해서는 각 배근 형태 및 방법에 따른 깊은 보의 거론 평가와 적절한 조합에 관한 연구가 절실히 필요하다. 이에 본 연구에서는 개구부 보강방법을 변수로 한 simulation 모델을 통해 수직, 수평 보강의 효과에 대해 해석적으로 검증을 한 후, 각 규준에서 제시하고 있는 개구부가 있는 깊은 보의 전단 내력식을 분석하고 해당 식을 보완하여 단순지지 1경간 및 연속 경간에 적용 가능한 전단 내력 산정식을 제안하고자 한다. Reinforced concrete deep beams are general structural members used as transfer-girder, pile cap, foundation wall and so on. They have a complex stess formation. Generally, failure mechanisms differ from either continuous deep beams or simple supported deep beams. In continuous deep beams, a negative moment is occurred over intermediate support and the location of maximum moment coincide with high shear force. Therefore, failure usually occurs at this region. While on the other hand, in simple supported deep beam, the region of high shear coincides with the region of low moment. The web opening of deep beams for accepting a facility makes shear behaviors of deep beams more complex and gives rise to an expansion of crack around the opening and a decline of shear capacity of deep beams. Therefore, Engineers must determine a delicate reinforcement method to control a crack and increase a shear capacity. The purpose of this report is a computation of an effective reinforcement method through non-linear finite element method by means of adopting various reinforcement method as variables and a computation of shear capacity formula taking an effectiveness of reinforcement into consideration.
