공동주택 OSC공법 적용 확산을 위한 공사비 분야 경제성 개선 요인 분석 - PC 부재 설계, 제작, 운송, 시공을 중심으로 -

최근 건설공사 노동 및 현장 여건 변화에 따라 전통적인 현장 노동집약적 건설생산방식의 문제가 제기됨에 따라 이에 대한 대안으로 OSC 공법이 점차 확산되고 있다. 공동주택에서도 PC공법 적용이 지하주차장을 중심으로 확대되고 있으나 재래식 거푸집 공법에 비해 높은 원가 구조가 문제가 되고 있다. 본 연구에서는 공동주택 공법 결정에 있어 핵심이 되는 경제성 평가에 있어 공사비 산정에 영향을 미치는 요인들을 국내·외 문헌고찰과 전문가자문을 통해 도출하고, PC공사 설계, 제작/운송, 시공 단계별 각 요인들의 중요도를 산업계 전문가를 대상으로한 의견조사를 통해 분석하였다. 공사비 절감 방안들은 설계 및 제작공정 개선에서 주로 도출되었으며, 이를 종합하여 PC공법 적용시 경제성 개선을 위한 주요 전략을 제시하였다. 본 연구에서 도출된 PC공법의 공사비 영향요인 및 개선 방안들은 향후 공동주택 PC공법 적용 확산을 위한 기술 개발에 방향성이 될 수 있을 것으로 기대된다. Recently, as the problem of the traditional on-site labor-intensive construction production method has been raised due to changes in construction work labor and site conditions, the OSC method is gradually spreading as an alternative to this. Even in apartment houses, the application of the PC method is expanding centered on the underground parking lot, but the high cost structure is a problem compared to the conventional formwork method. In this study, factors affecting the calculation of construction cost in the economic evaluation, which are the core of determining the construction method for apartment buildings, are derived through domestic and foreign literature review and expert advice, the importance was analyzed through an opinion survey targeting industry experts. The measures to reduce construction cost were mainly derived from the improvement of the design and manufacturing process. It is expected that the factors affecting the construction cost and improvement measures of the PC method derived from this study will serve as a direction for technology development to spread the application of the PC method for apartment houses in the future.
OSC 활용 의사결정 지원을 위한 경제성 분석 지표 개발 및 사례 시나리오 분석 - 공동주택 PC공법을 중심으로-

Recently, the Ministry of Land, Infrastructure and Transport presented the '6th Construction Technology Promotion Basic Plan' and 'Smart Construction Revitalization Plan (2022.7.20)'. Off-Site Construction (OSC), which involves construction and production of PC (Precast Concrete) and Modular, etc., has advantages in shortening the construction period, reducing costs, improving quality, reducing construction waste, and reducing safety accidents. However, the construction cost is high compared to the traditional RC construction method, which has hindered its utilization and spread. In this study, OSC utilization was improved. An economic analysis indicator and methodology that can support decision-making in the planning and design stages for multi-unit housing were proposed. The factors used in the economic analysis of OSC (based on the PC method) of apartment houses were reviewed. As for the indicators used in the cost and benefit section, 'Construction Period', 'Disaster Occurrence', 'Waste Generation', and 'Greenhouse gas Emission', which reflect the technical advantages of OSC, were derived. In addition, a scenario analysis was conducted based on actual apartment housing case data for the presented economic analysis indicators and benefit calculation standards. The level of benefit that offsets the difference between the existing RC construction method and the construction cost was reviewed. In future studies, it will be necessary to conduct additional case studies to apply the measurement criteria for detailed indicators and supplement the benefit indicators.
PSC Beam 교량의 설계단계 환경부하량 산정을 위한 공종 및 설계정보 특성 분석

As many environmental pollution problems have arisen, various studies related to the environmental evaluation have been carried out in the construction industry. However, there is no methodology for estimating the environmental load quickly for design alternatives of civil facilities in the design phase. This study aim to establish criteria of works information and designed parts which can efficiently estimate environmental loads of PSC beam bridge based on standard quantity at the early design phase. For this purpose, a detailed environmental loads database was constructed by performing Life Cycle Assessment (LCA) based on detailed design data of 25 bridges. In addition, major work with high impact on environmental load were selected, and the analysis of characteristics of environmentalload according to the required materials and 8 impact categories were conducted. As a result, the superstructure accounted for 42.91%. In the superstructure, remicon of the material base and PSC beam work occupied 53.13% and 31.25%. In the substructure, remicon, rebar, and cement, which are material base, accounted for more than 93%. It is expected that this major work and material information for each part of bridge can be utilized in the construction of the model, which can estimate the approximate environmental load,reflecting the characteristics of the structure in the design phase. 산업화 시대를 지나며 많은 환경오염문제가 발생함에 따라, 친환경적이며 지속 가능한 발전을 위해 건설 산업계에도 환경성 평가 관련한 다양한 연구가 수행되고 있다. 그러나 설계단계 활용을 목적으로 토목시설물의 부위별 설계 대안에 대한 신속한 환경부하 산정 방법론은 부재하다. 이에 본 연구는 Pre-Stressed Concrete (PSC) beam교량을 대상으로 구조물 주요 부위별 표준단면을 이용한 환경부하 산정을 위한 선행연구로서, 설계초기 단계에서의 대표물량정보 기반 환경부하량을 효율적으로 산정할 수 있는 설계부위 및 공종정보 기준을 구축하는 것을 목표로 하였다. 이를 위해 25개 PSC Beam교량 사례에 대한 상세설계자료를 기반으로 ISO 14040의 전과정평가(Life Cycle Assessment, LCA) 수행절차를 통한 상세환경부하량 데이터베이스를 구축하였으며, 목적 및 범위는 교량의 자원제조 및 수송단계와 시공단계만으로 한정하였다. 또한, 환경부하발생에 영향이 높은 부위별 대표공종을 선정하여, 이러한 부위 및 공종분류에 따른 소요자원 및 8대 영향범주 별 환경부하량 특성분석을 수행하였다. 그 결과 교량의 특성상 상부공이 전체 42.91%의 환경부하량으로, 상부공중에서는 주요 자재인 레미콘이 53.13%, PSC beam공이 31.25%로 나타났다. 또한, 하부 교대·교각공에서는 주요 자재인 레미콘, 철근, 시멘트가 93%이상으로 대부분을 차지하였다. 향후 이러한 교량부위별 대표공종 및 자재 정보들은 설계단계에서 구조물의 특성이 반영된 개략 환경부하량 모델 구축시 활용될 수 있을 것이다.
공동주택 RC 및 PC공법 적용 공사비 비교 및 OSC의 포괄적 경제성 분석 프레임워크 구축

OSC is a type of supply chain and value chain that spans the entire process of construction production (planning, design, construction, maintenance, etc.). It is a method of producing the final object by manufacturing it in a factory, transporting it to the site, installing and construction. This research as is the construction cost was compared for each case A, which applied the PC method, and case B, which applied the RC method. In the case of applying the PC method (excluding the PC design cost), compared to the case where only the RC method was applied, the frame construction cost per unit quantity (m<sup>3</sup>) increased by about 70% (50% based on the total RC construction type). Of the total frame construction cost of PC method application, PC accounted for 90.2%, 'PC manufacturing cost' 54.8%, 'PC assembly cost' 28.5%, and 'transportation cost' accounted for 6.89%. Also a decision-making framework that can consider both costs and benefits was established. In the case of benefits, the construction period, defect repair, disaster occurrence, energy efficiency, noise/dust/waste, and greenhouse gas emission indicators reflecting OSC technical advantages were presented. It can contribute to providing a basis for helping decision-making on the introduction of PC apartment houses using OSC.
