주거이동과 주거지 선택은 도시주택분야에서 가장 많은 관심대상이 되어온 연구주제 의 하나이다. 그럼에도 불구하고 지금까지 주거이동과 주택공급과의 관계에 초점을 둔 연구는 이루어지지 못해왔다. 재고주택과 구분되는 신규주택 공급에 의한 주거이동 특성에 대한 이해와 적절한 분석모델은 대규모 공공개발의 타당성 분석과 밀접히 관련되어 있다. 이에 본 연구에서는 주택시장에서의 신규주택 공급에 따른 주거이동과 주거지 선택을 모형화하였다. 먼저, 효용극대화 과정에서 주거지를 선택하는 가구의 주거지 선택을 이산선택모형에 기초하여 이론모형을 정립하고, 신규 주택공급효과에 의한 지역별 전입량 추정치를 활용하여 모형을 실증분석하였다. 그 결과 가구의 신규공급 주택의 선택은 대규모 개발지에서의 신규주택을 보다 선호하는 특성을 확인할 수 있었으며, 재고 주택을 포함하는 기존 연구들과 동일하게 신규공급 주택의 주거입지 선택은 고용접근성이 중요하게 영향미치고 있음을 확인하였다. 신규공급 주택에 대한 가주의 주거지 선택을 모형화하고 실증분석한 본 연구는 대규모 택지개발 추진과정에서 지방자치단체나 공공개발자에게 정책적, 실무적으로 매우 유용하게 활용될 수 있을 것으로 기대된다. Residential location choice is one of the most popular topics in urban studies. However, there have been few researches focusing on relationship between migration behavior and housing supply which can be by the existing stock or by new construction. This lack of an adequate analytical model to account for moves by housing supply often leads to improper decision making which may cause significant financial difficulties by public developer. This research seeks to model residential moves to new homes in housing markets. Based on the discrete choice model assuming that households choose their residential location to maximize their utility, this paper empirically tested residential movement of households. Using estimated migrations data to new housing from Internal Migration Statistics in Statistics Korea, this research found that households tend to move to new homes in large scale housing development area. The empirical results also indicated that accessibility from new homes to workplace is an important determinant of residential location choice for households. We expect that research findings of this paper provide useful implications to local governments and public development agency in preparing for their housing supply strategies.
