중국 도시 부부 가구의 주거수준 및 주거환경 평가에 관한 연구

본 연구의 목적은 고령화 사회인 중국의 도시에 거주하는 부부 가구를 3가지 연령층(20대, 30대, 40대)으로 구분하여 가구 및 주택 특성을 파악하고 이들의 주거환경 평가에 영향을 주는 요인을 살펴보고자 한다. 설문조사로 수집한 402가구의 응답을 통계 분석한 결과, 대다수 부부 가구의 가구주는 고학력의 남성 임금근로자였으며 아동기의 자녀를 둔 4인 가구였다. 또한 대부분의 기혼 가구들은 다소 오래된 중형 규모의 아파트에 거주하고 있었으며, 소득의 25% 이상을 주거비로 지출하고 있었다. 특히 20대 가구의 상당수는 월세로 아파트에 거주하는 맞벌이 부부였으며 부모지원이 뒤따랐다. 전체적으로 주거환경 평가의 영향 요인은 주택 만족도와 주택 요소들로 주택 관련 변인들이었다. 본 연구에서 나타난 바와 같이 주거비 부담이 큰 20・30대에게 주거비 경감이 주거 선택의 가장 중요한 요인이므로, 향후 연구에서는 청년층의 주거이력에 관한 종단 분석이 요구된다.
중국 도시 1인 가구의 연령층별 주거 및 거주환경 평가 비교

This research is to explore the residential environment quality of single-person households in urban China, to identify their distinctions by five age groups and to determine factors affecting their satisfactions with housing and residential environment. Using a questionnaire survey, this cross-sectional study utilized 501 responses for statistical analysis. The results showed that most respondents were salaried workers aged 40s with a college degree, and homeowners living in old apartments with 2 to 3 bedrooms. The participants with lower income spent more housing expenses which decreased their housing satisfaction. Also, it’s found that the age groups of 30s and over 60s had higher housing satisfaction than other groups while the age range of 20s had lower satisfaction. The group aged over 60s had higher satisfaction with residential environment and 50s was dissatisfied with it. The regression analysis indicated that the assessment of residential environment was largely affected by housing satisfaction. Besides, educational attainment, employment status and position, and income of the households were interrelated and had positive impacts on living conditions which in turn influenced satisfactions with both housing quality and residential environment. Thus, the findings imply that it’s significant to develop housing programs that socially and economically support solo households. 개혁개방이후 급격한 경제성장과 함께 인구고령화와 저출산을 경험하고 있는 중국은 도시지역을 중심으로 1인 가구가 급증하며 인구구조를 변형시키고 있다. 이에 본 연구는 중국 도시 1인 가구를 대상으로 주거수준을 파악하고 거주환경을 평가하고자 한다. 산둥성 린이시 거주 1인 가구에 대한 설문조사를 진행하였고 총 501부를 통계분석에 사용한 주요 결과를 정리하면 다음과 같다. 첫째, 조사대상 1인 가구들 대부분은 대졸 이상의 고학력자로 사무직에 종사하는 40대 비혼 가구였고 8년 안팎으로 홀로 지내왔으며, 미혼이 많은 20대-30대와 달리 40대는 이혼, 50대는 사별과 이혼, 60대 이상은 사별로 혼자 거주하였다. 교육수준, 경제활동 참가, 직업, 소득은 연령층과 연관성을 보여 20대-40대는 고학력 사무직 근로자가 많은 반면 50대 이상은 교육수준이 다소 낮은 자영자가 많은 편이었다. 또한 30대-50대는 적극적인 경제활동으로 소득수준이 비교적 높았으나 경제활동 참여율이 다소 낮은 60대 이상과 20대는 소득이 적었다. 둘째, 1인 가구 상당수는 방 2-3실이 딸린 110-126㎡ 규모의 10여년 된 아파트에 10년 미만 거주해 온 자가 소유주로 소득의 20% 이상을 주거비로 지출하였다. 경제활동 참가와 소득은 주거 소비 수준에 영향을 미쳐 연령층별 차이가 뚜렷하였는데, 경제활동 참가율이 다소 낮고 소득이 적은 편인 60대 이상과 20대는 공동주택에 차가로 거주하는 비율이 높은 반면 30대와 40대는 10년 된 아파트의 자가 소유주가 많았다. 셋째, 주거 및 전체적인 거주환경 만족도의 영향 요인을 분석한 결과, 주거만족도 회귀식은 40대와 20대의 회귀식에서 통계적으로 유의미하였다. 40대 주거만족도는 소득이 증가할수록, 주택의 안전요소와 주거환경의 안전성에 만족할수록, 접근성의 만족도가 낮을수록 향상되었고, 20대 주거만족도는 소득이 낮을수록, 주택의 실내환경 요소에 만족할수록 높아졌다. 전체적인 거주환경 만족도의 회귀모형은 모든 연령층에서 통계적 유의성을 보였고, 그 설명력은 40대와 60대 이상에서 상당히 높은 반면 50대와 20대에서 다소 낮았다. 주요 설명변수는 가구주 연령(40대), 가구주년수(50대와 60대 이상), 건축년수(30대), 주거비(30대와 60대 이상), 주택의 안전요소(20대, 40대, 60대 이상), 주거환경의 생활편의시설(40대와 50대)와 도시기반시설(60대 이상), 주거만족도(20대, 30대, 60대 이상)로 나타났다
중국 도시 비노년층 1인 가구의 주거궤적 및 거주환경 평가 분석

본 연구는 중국 도시에 거주하는 비노년층 1인 가구의 사회경제적 특성과 연령층별 주거궤적을 파악하고, 거주환경 평가의 영향 요인을 살펴보는데 그 목적이 있다. 설문조사로 수집한 448부를 통계 분석한 결과, 대다수는 대졸 이상의 고학력 남성 근로자였으며, 청년층(20-34세)은 주로 고학력의 미혼 임금근로자였고, 중년층(35-49세)은 고학력・고소득의 임금근로자로 이혼한 여성 1인 가구 비율이 상대적으로 높았으며, 장년층(50-64세)은 저학력자・저임금의 비혼 자영자가 많았다. 연령층은 교육수준과 반비례 관계, 가구주연수와 비례 관계, 근로여부와 소득과 역U자 모양을 보였으며, 교육수준, 직업, 근로여부, 소득 간의 상호관련성이 있었다. 이전 주택, 현재 주택, 희망 주택으로 이어지는 생애과정 모델(Life-Course Model)에 기반한 주거궤적을 주택점유형태, 주택유형, 주택규모, 침실 수, 주택연수, 소득대비주거비 등으로 나뉘어 분석한 결과, 침실 3실이 있는 중형 규모의 저밀도의 신축 주택에 자가로 거주하며 소득대비주거비를 15% 안팎으로 지출하길 기대하였으나 현 주거수준과 상당한 격차를 보였고, 특히 주거비 부담은 거주환경 평가에 부정적인 요인이었다. 또한 전체적인 거주환경에 대한 주관적인 평가는 모든 연령층에서 공통적으로 주택만족도가 가장 큰 영향 요인이었으며, 그 외 주요 설명변인은 연령층별로 주거환경 요소, 주택요소, 주택특성, 사회경제적 특성에서 다르게 나타났다. The purpose of this research is to examine socioeconomic status of working-age single-person households in urban China, to explore their housing trajectories, and to compare their residential assessment among three distinct phases of the adult life span – young (20-34 years), early middle-aged (35-49 years) and late middle-aged singles (50-64 years). Based on the life-course model and housing trajectory, this cross-sectional research collected the data by using a self-administered questionnaire survey, and performed statistical analysis with 448 responses. The results reveal that educational attainment, employment status and position and income of the repsondents were interrelated; young and early middle-aged singles were college-educated, high-paid salaried workers and late middle-aged singles were low-educated, low-paid and self-employed. Also, the housing trajectories indicate that all the respondents were better housed in current stage than in earlier stage, faced with normative housing deficits, and had no plan for residential mobility. It’s obvious that income was associated with housing affordability and late middle-aged singles who were low-paid suffered from high housing cost burden, increasing housing dissatisfaction. On the contrary, early middle-aged single-person households who were high-paid maintained relatively low housing costs which was considered to be adequate. With regard to housing choice, various factors were influenced the decision of each group on housing choice - distance between home and work for young singles, housing affordabiilty for early middle-aged ones and livability for late middle-aged group. In addition, the residential assessment of the single-person households were largely affected by housing satisfaction, Thus, the findings imply that the housing trajectories of each age group are simply outcomes embedded into the Chinese housing system which is state-controlled, market-driven and highly commodified. It’s no doubt that the housing market has fueled economic inequality, deepening intergenerational discontents and eroding social cohesion.
