메타버스를 활용한 도시 텃밭 농작물 거래 서비스 디자인 제안

도시 텃밭이 활성화되며 잉여 농작물 처리 문제와 사용자간 커뮤니티의 필요성이 대두되고 있다. 버려지는 잉여 농작물의 경우 금전적 손실 뿐만 아니라, 환경 오염문제를 발생시키며 사용자간 커뮤니티 부재 문제의 경우 도시 텃밭이 지역주민들이 한곳에서 마주치는 만남의 장소임에도 불구하고 그러한 효용성을 제대로 살리지 못하고 있다. 본 연구는 이러한 문제를 최근 각광받는 메타버스 기술을 활용하여 도시 텃밭 사용자를 지역기반 서비스의 농작물 수요자와 연결하여 해결하고자 한다. 또한, 메타버스가 우리의 일상생활에 어떠한 형태로 유용하게 녹아들 수 있는지를 고민하여 신기술을 적용, 마을공동체적 사회적 가치 창출뿐만 아니라 마을 경제활성화를 통한 ESG(Environment, Social, Governance)가치 실현을 목적으로 한다. 이를 위해 본 연구는 디자인 씽킹 방법론으로 진행되어 ‘새싹광장’ 서비스 및 주요 기능인 ‘새싹마켓’, ‘작물성장기록’, ‘새싹지수’를 발굴하였다. 이에 프로토타입을 제작, 전문가 3인과 사용성 평가를 진행하여 농작물 생장 모니터링 자동화 시스템, 판매자에 대한 신뢰 측정 지표를 추가 개선해야 함을 발견하였다. 해당 서비스 연구는 HCI(Human Computer Interaction) 관점에서의 기술과 인간의 상호작용 증진, 메타버스 활용, 마을경제활성화를 통한 ESG가치 실현 측면에서 의의를 지닌다.

The housing price fluctuations in Seoul could be affected by several factors which are identified as shocks in national interest rate and housing markets. Magnitudes or importance levels of those shocks could be specified in short- and long-terms through forecasting error decompositions and the orthogonal impulse reponse. Therefore in this study, search out the relation between housing purchase price and junse price in seoul by area and macro economy variable. Also, analyzed both of effect that can explain and effect that can not explain using impulse response analysis and variance decomposition analysis. The factors which affect the each housing price vary by interest or nearby area. The factors which affect the each housing price correlate each other, so need to establish a housing policy that predicts more exactly about factors. 본 논문에서는 한 지역에서의 주택가격변화에 영향을 미치는 요인들을 거시경제요인, 주변지역과 지역내 매매시장 및 전세시장 요인들로 세분화하여 각 요인들이 미치는 영향들을 동학적(dynamic)으로 분석하였다. 지가변동에 영향을 미치는 요인들의 충격에 대한 반응을 분석함으로써, 모형에서 설명되는 부분에 대한 영향과 설명되지 않는 부분에 대한 영향을 비교해서 살펴보고 서울시 구별 주택가격 변동요인에 대한 단기적ㆍ장기적 효과에 대해 분석하였다. 주택매매가격에 영향을 미치는 각 요인들의 충격반응(impulse responses)분석 결과, 금리가 서울시 구별 주택매매시장에 미치는 영향은 단기적인 것으로 나타났으며 주택전세가격에 대한 충격반응분석 결과, 단기적으로 전세가격은 주택매매가격과 비교할 때, 금리의 영향이 1/4 수준으로 나타났다. 또한 아파트 매매가격과 전세가격에 대한 분산분해 결과에서 금리가 차지하는 비중은 전세가격에 대한 금리의 영향이 매매가격에 대한 것보다 낮게 나타나 매매가격의 변동이 금리변동에 더 영향을 많이 받는 것으로 나타났는데 이는 매매시장이 많은 경우에 자산증식수단으로 투자를 하는 반면 전세시장은 실수요자 중심으로 시장이 형성되어 금리의 변동이 자산증식수단인 매매시장에 더 민감하게 영향을 미치는 것으로 파악되었다. 이러한 분석결과로부터 지역별 주택가격 변동 요인에 따른 주택시장의 움직임을 파악하여 그 지역의 여건에 따라 정도와 특성의 차이를 감안하여 정책을 수립해야 할 것이다. 주택 가격의 변동에 영향을 미치는 모든 요인들이 개별적으로 움직이는 것이 아니라 하나의 틀 속에서 움직이며 서로 영향을 미치므로 개별 요인들의 상호관계를 고려한 적절한 정책이 필요하다. 따라서 본 논문의 분석결과들을 기초하여 주택가격의 변화를 구성하는 요인들에 대해 보다 정확하게 예측하고 이를 바탕으로 지역별로 차별화된 주택정책을 수립하는데 기여할 수 있을 것이다.

과거와 달리 현재 회원제 골프장 운영은 `고위험 저수익` 사업으로 상당수가 2010년 이후 심각한 경영위기를 겪고 있으며, 이 위기는 앞으로도 지속될 것으로 보인다. 이러한 위기는2000년 중반 이후 골프장 건설 급증이라는 외부충격뿐 아니라 내부의 구조적 문제점에 기인한 듯하다. 그 근거로 반환의무가 있는 입회(보증)금으로 개발비의 상당부분을 충당한다는점, 과거의 높은 수익 달성에도 불구 내부 유보가 적어 쉽게 자본잠식상태에 빠졌다는 점 등을 들 수 있다. 경영위기에 빠진 회원제 골프장은 법정관리를 통해 혹은 자체적으로 경영개선조치에 착수하며, 이에 대한 판단에 있어 경영자의 유형, 골프장 운영기간 외에 자본잠식 같은 재무적 요소가 큰 영향을 미치는 것으로 분석되었다. 특히 66개 경영개선 사례를 추적조사한 결과, 주된 개선방식은 대중제 골프장으로의 전환이었다. 여전히 다수의 회원제 골프장은 경영위기에 빠져 있으며, 경영개선 과정에서 불필요한 사회적 비용이 발생하지 않도록, 경영상황에 맞는 합리적인 정책지원조치들이 필요해 보인다. 구체적으로 경영위기에 있는 회원제 골프장의 대중제 전환을 촉진시키는 정책적 노력(동의비율 축소, 입회금의 주식전환 등)이 추진되어야 하며, 정상적으로 운영되는 골프장의 경우에는 불합리하게 차별받고 있는 세부담을 완화할 필요가 있어 보인다. An explosive increase of golf clubs from the mid-2000s lowered their earnings dramatically. Most private golf clubs have been in serious financial instability since 2010. This crisis will not be met easily or in a short time. Besides, internal problems such as returning the initiation fees deepened the financial risk. 66 of 235 private golf clubs have started restructuring by court receivership or themselves. Based on the probit analysis, the restructuring decision has been significantly affected by the club`s duration, the manager`s type, and financial soundness. The renewal types are at the disposal to other managers and conversion to public golf clubs. 74.3% among the reconstructed clubs is the latter. Numerous private clubs are still in a time of capital scarcity. The policy support to promote the conversion from private to public clubs is needed. Specially, the precondition to convert should be mitigated. Also, easement of discriminative tax burden of private golf clubs are positively necessary.

A Case Study on the Farming Experience to Spread the Value of Urban Agriculture

Recently, an increasing number of urban farmers are growing fresh vegetables and fruits themselves using urban garden or weekend farms. In other words, this is called urban agriculture. After the Industrial Revolution in the 18th century, the agricultural society changed from an agricultural society to an industrial society, and the population began to flock to the cities. With the continued increase of urban population, countries with abundant capital were able to control the distribution structure of food supplies and trade agreements among countries. Since energy consumption and carbon dioxide emissions caused by agricultural product movements have emerged as the main culprits of global warming, and our table is threatened by safety due to food supply that has no genetic modification or knowledge of the cultivation process, urban agriculture is already taking hold in the West. In other words, as agriculture met cities, its role grew. Each region actively conducts agricultural activities for raising poultry as well as growing vegetables and fruits by using flower beds of detached houses in the city center, rooftops of high and low buildings, or school playgrounds and small tributaries of land. The purpose of this study is to analyze and understand the significance and type of urban agriculture and to examine the cases of domestic and foreign urban agriculture based on this and to seek the developing direction of urban agriculture, which is gradually increasing. Tired of growing competition and rapid change, urbanites are seeking health and relaxation and are planning to present development measures for urban farming and conduct follow-up research to ensure safe food.
