        델파이 기법을 이용한 학교건축물의 효율적 BIM 도입방안 조사 연구

        This study is focused to find the ways to improve the effective BIM introduction plan on school building construction by Delphi Technique. For this, the questionnaire is made by in-depth interviews of 10 BIM specialists, the survey of other 30 experts was carried out. The results of 30 experts Delphi survey are as followed. (1) The haptic effect of BIM introduction is very rare as lack of awareness and information on BIM. (2) Problems are arising from deficiency of training and experience on BIM. (3) Practical utilizations of BIM are very useful. (4) Barriers of the spread of BIM are high cost and insufficient environments. (5) The development potential of BIM is high. In order to activate the BIM market, the introduction of an accurate evaluation criteria and rational cost calculation standard are needed.

        학교건축물 BIM 도입활성화를 위한 BIM 교육실태 조사연구

        BIM(Building Information Modeling) is an indispensable tool to secure global competitiveness in construction sector, as already adapted significantly in European countries and U.S. In particular, as considering School Buildings constructed by BTL Method, using BIM tools are required for the accurate estimation of construction cost in planning stage, exact design and construction, well-judged settlement and performance of maintenance schedule. Therefore, this study investigates the BIM education status and the problems on using BIM tools through a survey of 100 BIM trainees and suggests improvement method of BIM education.

        우리나라 공동주택에서 발생한 하자유형별 입주자 불만체감도 분석연구

        This study is focused on how many defect occurred in apartment housing and how occupant unsatisfaction is influenced by defect type in the apartment housing For this, in this paper, how the occupant's unsatisfaction level is changed by the defect types is studied. Furthermore, defects is classified and the outbreak frequency of defect is suggested according to the defect classification. Also, by the interview survey on 78 apartment occupants, the unsatisfaction levels on each defect type are suggested.

        건설회사 시공능력에 따른 공동주택의 하자발생실태 분석연구

        This study is focused on how many defect occurrences in apartment housing are affected by the quality management ability of the construction company. For this, in this paper, defects raised in apartment housing are classified and the outbreak frequency of defect is calculated by construction company. According to the result of this study, the outbreak frequency of defect in excellent construction company which is on high level in quality management ability is much lower than any other construction company group in general. So, the system selecting the excellent construction company on quality management is efficient on decreasing the outbreak frequency of defect occurred in apartment housing.

        입주자측면에서 본 공동주택 하자소송의 합리적 해결방향

        Recently, residential construction companies are trying to mitigate resident's dissatisfaction mostly in order to keep the company's brand image by operating customer service team. But many cases of litigations are occuring by some representatives of apartment buildings incited by planned suit lawyers without any negotiation with countrepartner companys. So the cases of lawsuit are growing on residential defects in these clays. However, in spite of lawsuit taking longtime to sentence(about more than one year), judged amount of money is very few (averaging about 14%) compared with asserted amount of it. So, lawsuits are no longer available solution of defect letigation, more realistic alternative ways are needed. In this study, more realistic methods to resolve the defect litigations occurred in apatrment housing are suggested by lawsuit case study and survey to aparement residents.

        공동주택 마감공사의 하자보수기간 현황 및 연관성 연구

        The warranty liability period for defects in apartment buildings by work type is not based on scientific analysis, making the appropriateness of the term a culprit behind the lawsuits. Therefore, this research aims to evaluate the appropriateness of the warranty liability term of apartment buildings by identifying the current status of defects, in particular, caused by finishing works. That is because the number of defects, caused during the finishing works, accounted for the largest portion of the total defect cases of apartment buildings reported to the Apartment Defect Dispute Mediation Committee under the Ministry of Land, Infrastructure, and Transport of Korea between 2010 and 2011. The result from analyzing claims for defect repairs of the finishing works showed that most cases by work type continued to be made after two years, and only about 60% were charged within the warranty period. And, defects by work type have correlation, which needs to be considered for a better construction technique. Considering a low correlation between the possibility of defects and the construction performance rankings, which are highly relevant to the apartment preference. It is believed that there needs to be a qualification process for agencies that actually performs finishing works. 공동주택의 공종별 책임 하자 보증기간은 과학적인 분석에 근거를 두지 않고 있어. 기간의 적절성이 분쟁의 원인이 되고 있다. 이에 따라 본 연구에서는 2010~2011기준 국토교통부 하자심사 분쟁조정위원회에 접수된 하자제기건수 중 공동주택 하자 중 가장 많이 제기된 마감공사의 하자실태를 파악하여 하자보수기간의 적절성을 평가하고자 하였다. 마감공사의 하자청구건수를 분석한 결과 대부분의 공종별 하자는 2년 이후에도 나타나고 있으며, 60% 정도만이 하자담보책임기간 내에 청구되고 있는 실정이다. 공종별 하자는 상호간에 연관성을 가지고 있으며 이러한 점은 시공의 관리 차원에서 고려되어 공법의 개선이 필요한 것으로 나타났다. 공동주택의 선호도에 큰 영향을 끼치는 시공능력평가 순위와 하자발생의 상관성이 낮은 것으로 보아 실제 수행하는 전문업체의 하자관련 검증 절차가 필요한 것으로 판단된다.

        타워크레인의 파일기초 최적설계 알고리즘 개발

        최근 건축물의 고층화에 따라 양중 계획의 중요성이 증대되고 있다. 타워크레인은 중요한 양중 장비로서의 역할을 수행하고 있으나, 구조적 안전사고 발생 시 그 피해가 매우 크므로 철저한 안정성검토가 선행되어야 한다. 타워크레인은 구조적 안정성을 확보하기 위해 횡지지 보강과 독립기초 및 파일기초 설계 등 안정성확보에 대한 고려가 매우 중요하며, 그 중 현장의 특수한 상황으로 인해 지내력 확보가 곤란하거나 더 이상 기초 사이즈를 증가시킬 수 없을 때 파일기초를 사용한다. 파일기초를 사용할 경우 독립기초 사용 시 보다 더 많은 안정성 검토 항목을 고려 해야하므로 체계적이고 철저한 검토가 필요하다. 본 연구는 파일기초 설계 시 파일기초의 기본적인 안정성 확보 뿐 만 아니라 최소의 비용 발생을 위한 최적설계 알고리즘 개발이 목적이며, 파일기초를 사용하는 고정식 트롤리타입의 타워크레인으로 연구 범위를 제한하여 진행한다. 타워크레인 파일 기초의 안정성 검토 항목과 절차, 최적설계에 관한 연구 결과물을 토대로 관련 업무 담당자의 업무 효율성을 향상 시킬 수 있을 뿐 아니라 파일 기초 설계에 투입되는 시간 및 비용의 절감효과를 기대 할 수 있다. As buildings increase in height, lifting plans are becoming increasingly important on construction sites. As a critical piece of load-lifting equipment, the tower crane deserves a well thought-out stability review, since it has a significant impact and is very vulnerable to structural safety disaster. To ensure the structural stability of a tower crane, its lateral support or pile supported foundation designs must include consideration for stability, and pile foundation must be used if site conditions prevent soil from providing the required bearing capacity, or prevent the foundation from being increased to the required extent. Pile supported foundation design requires thorough and systematic review, as more stability parameters need to be considered than with an independent foundation. This paper intends to develop an optimal design algorithm that can minimize associated costs while ensuring the fundamental stability of pile supported foundation design, limiting the scope of research to fixed-type trolley tower cranes using pile supported foundations. The findings herein on pile foundation stability review parameters, process and optimal design are expected to improve the operational efficiency of staff concerned, and reduce the time and efforts required for pile foundation design.

      • 공동주택 목공사의 하자발생경향에 대한 기초 연구

        As socioeconomic disputes between residents and construction company arising due to defect lawsuits of apartment houses are intensifying, term of warranty liability, which is an important criterion of defect lawsuit, can be considered as an important legal standard for determining the subject of responsibility for repair. But, there has been criticism that there is no justification law for setting, and it is impractical. This study compares and analyzes the trend on defect occurrence and term of warranty liability of the wood works in the apartment house in order to improve the problem reasonably. The results are summarized as follows. First, the defects of the wood works were the largest in the first year, very few after the third year, and it’s the third when the cumulative rate of occurred defect exceeded 95%. Second, the trend on defect occurrence between the whole wood works and the detailed facility work such as the structure and surface material work, and the wood interior work was very similar. Third, while the term of warranty liability of the current housing act is one year or two years, it is the third year when the cumulative rate of occurred defect exceeds 95% and there was a significant difference. Fourth, it is reasonable to adjust to the same level considering the fact that there is no difference in the trend on defect occurrence for each detailed facility construction, even if the term of warranty liability for wood work is revised to an appropriate level.
