임대주택 입주의사에 영향을 미치는 인적 특성 분석 : 서울시민 인식조사를 중심으로

The main purpose of the research is investigating the factors of personal character influence to the decision making for moving into the public rental housing. So, it analyzed using the cross analysis and the logistic regression analysis based on the survey of the citizen’s perception researched in Urban Research Institute, Seoul Metropolitan Corporation during 1~16 December 2015. According to the result, there were several factors affect the decision making of the potential resident in order; monthly rent payment (1.662), occupation (1.457), number of household (1.115), monthly wage (0.999), educational background of their children (0.956), number of children (0.893), type of housing (0.668), and ownership (0.351). The positive factors were identified like the number of household, occupation and monthly rent payment on the other hand, it drew the negative factors such as salary, number of their children, academic background of the children and type of housing and ownership. It was very meaningful study to examine the factors of personal character influence to the decision making to moving into the public rental housing for the potential tenant. It also could be use the research basis to make the further plan for supply of public rental housing and understand potential residents.

With the IMF crisis in the late 1990's, coupled with the excessive supply of housing stock from the past, construction companies are adopting various differentiating strategies to address the decreasing apartment sales rates. Most of those strategies tend to follow the recent trend of 'eco-friendliness,' creating images of the apartments as 'well-being housing types.' In doing so, green spaces and water features are actively being used in outdoor landscapes design. One specific trend that can be witnessed is the efforts to make reference to the traditional Korean design languages, known as the 'Korean Style.' However, the applications of the 'Korea Style' on landscape design are being explored only by the construction companies, while most researches on the 'Korean Style' focus on its application on the indoor housing units. In this context, this series of case studies of the application of 'Korea Style' on landscape design attempts to extract design elements that can be set as basic guidelines.

The purpose of this study was to investigate the factors influencing the satisfaction of residential housing and residential environment of the Seoul by type (physically disabled, mentally disabled). For this purpose, 862 persons with disabilities were extracted in data of 2015 Survey on Housing Status of the Disabled which has public confidence in Ministry of Land, Infrastructure and transport. Stewise method was adopted as a method of analysis for multiple regression analysis, and a regression model that affects the residential housing and residential satisfaction of each type of the disabled was developed and analyzed. As a result, it was found that the structure in house of the physically handicapped person is 0.258 and the ventilation condition of the mental handicapped person is 0.241. This means that the factors affecting the satisfaction of the residential housing differ according to the type of the disabled people. The most important factor affecting the satisfaction of residential environment is the overall satisfaction of residential housing in the physical and mental disabilities. As a result, it was found that there are common factors in the residential housing and the living environment satisfaction of the phsically disabled and the mentally handicapped, but there are different parts Therefore, in order to improve the residential environment of people with disabilities in Seoul, it is necessary to differentiate them according to the type of disabled people.
