        사회통합 구현을 위한 유휴 공공시설 활용 방안에 관한 연구 - 유휴 동사무소 및 유휴 학교시설에 대한 '사회통합적 복합시설'로의 재활용을 중심으로 -

        Due to the growing interest in eco-friendly and sustainable design in the architectural and urban planning field, we are witnessing numerous projects in which old buildings are being reused. However, with the exception of domestic apartments, there hasn't been a systematic approach or policy regarding the reuse of specific building types. On the other hand, we were able to point out two public building types, dong-offices and primary schools, that are expected to be underused, with future needs for conversion. Because the two building types are public buildings, we believe that their conversion must address the needs of the society. In this study, we have chosen 'social integration' as the ultimate goal of reusing public buildings. Upon the conceptual model of 'Housing-Mixed Public Facility', which was produced in a previous study, we have added other core programs that could be adopted into the model. Then, we applied the improved model onto the two building types by producing conversion plans and introducing key planning techniques. During this process, we have found some regulations that would not allow the realization of some models. Therefore, we have suggested amendments to the related regulations.

        카자흐스탄 아파트 단위세대 평면변경 사례를 통해 살펴본 주거요구의 경향

        As an emerging market in central Asia, Kazakhstan's housing market is witnessing increasing demands. Though Korean construction industries have attempted to take advantage of this opportunity, inadequate understanding of the local living demands have kept the industries from successfully establishing themselves in the foreign context. The goal of this research is to derive architectural planning implications regarding the living demands by investigating changes being made to the housing structure. By analyzing 11 apartment unit plans, it was found that Kazakhs had a living demand for more spacious living rooms and functional spaces. In the effort to improve the livingroom environment and usability such as enlarging the livingroom, removing the living room wall for open space or expanding the inner space facing outside is understood that the living room is considered as an important space. The fact that spaces such as dress rooms and utility rooms are being added in the housing market, reflects the demand of functional spaces. These demands are considered as the reflection of the traditional life style of nomad culture and the cold local climate. Therefore, it can be said that the apartment unit plans distributed in the Korean housing market are quite compatible with the Kazakh housing market since they offer spatious living rooms, while the latter founding implies the changes that ought to be made for a successful establishment in the foreign market.

        아파트 단위평면확장 리모델링 기법에 관한 연구

        Apartments have been the most prevalent type of housing in Korea for the past few decades. During those times, apartments have emerged as one of the most attractive real estate properties in Korea, with the still growing population living in them. Now that over twenty years have passed since the 1970s and 1980s when apartment construction started booming, building stocks are increasing that need refurbishment. In this concern, apartment extension has raised public interest for the past few years, as the remodeling of them has mainly been considered in terms of increasing asset value in Korea. It comes through in our study that these extension types are examined by such items as building core types, number of rooms and front and rear bays in unit, and other design features related to extension techniques. The objective of this study is to suggest a way to produce the best quality possible of unit plan through extension.

        공간구문론을 활용한 아파트단지 외부공간의 시기별 접근성 변화 분석

        Since the active enhancement of large-scale apartment development in 1970, apartment complexes in Korea have shown considerable changes throughout, with respect to its planning and design. Depending on the government legislations, and economical and social issues of its time, apartments have been designed to respond to varying demands of the society; from minimal unit design to overall masterplan. As existing researches regarding development of apartment planning are conducted in individual and distinct manner, not only is it difficult to find cases of an overall critical analysis of apartment complexes, it is also rare to look for research that deals with a greater urban context, nor the geographical location of the site. With specific focus on apartments in the metropolitan, the focus of this research lies in critically analyzing the qualities of outdoor spaces within an apartment complex, its generational change and interpreting the value it holds for the society. With regards to analyzing its outdoor features, the core of this study deals with applying space syntax, based on the configurational properties of spatial constituents. The results of this research have some implications that the accessibility change of apartment outdoor spaces was examined through quantitative analysis, and the changes of it by time were clarified in detail. And objective and quantitative approaches were employed for an alternative to the methods used in existing related researches.

        한국스타일 아파트 단지 외부공간 계획의 기초연구

        With the IMF crisis in the late 1990's, coupled with the excessive supply of housing stock from the past, construction companies are adopting various differentiating strategies to address the decreasing apartment sales rates. Most of those strategies tend to follow the recent trend of 'eco-friendliness,' creating images of the apartments as 'well-being housing types.' In doing so, green spaces and water features are actively being used in outdoor landscapes design. One specific trend that can be witnessed is the efforts to make reference to the traditional Korean design languages, known as the 'Korean Style.' However, the applications of the 'Korea Style' on landscape design are being explored only by the construction companies, while most researches on the 'Korean Style' focus on its application on the indoor housing units. In this context, this series of case studies of the application of 'Korea Style' on landscape design attempts to extract design elements that can be set as basic guidelines.

        서울지역 아파트단지 평형대별 주동배치 경향의 시계열 분석

        The emphasis of this research lies in its focus on the arrangement method of the apartment blocks, which is deemed instrumental in determining the external physical environment of living in apartment complexes. The objective then, is to examine the transformation feature of the block arrangement of apartment complexes according to each period. Applying space syntax as a methodology allows the research to define the scope and underlying principles of reenacting the spatial structure of the external spaces in a complex. The following step is to establish a criterion for examining the transformations in block arrangements. Among a variety of criteria available in classification such as the number of levels, core form, block type, and the specified unit area types, this research seeks to examine the block arrangement with specified unit area types as the central focus. Based on social phenomenon and its characteristics, the final step involves classifying the periods into six different time frames, and through the resulting analysis of each complex the study ultimately determines the periodical trend in block arrangement. The outcome of this research is an in-depth analysis of the periodical transformation in the arrangement of the large unit area types and small unit area types within the apartment complexes and its underlying meaning.

        재택근무를 위한 주거개념 설정 및 계획ㆍ설계 지침 개발

        This study intends to be an exploratory attempt to lay a foothold for the development ofapartment housing for telecommuters. In the paper, the definition of telecommuting and the conceptof housing for telecommuting were discussed. Accordingly, the basic direction for the development ofhousing for telecommuting was set forth. Three alternatives for this were derived from the casestudies in the other countries; and were subjected to the evaluation of the actual and Potentialtelecommuters by the means of internet questionnaire. The result suggested that building a teleworkcenter was the best solution for the Korean apartment houses. Finally, the programming and designguidelines were developed and they were actually applied to a real setting.

        노후공동주택 단위평면확장 리모델링의 계획지침 연구

        While demands for the extension remodeling of old apartments are on the rise, the accumulation and sharing of the needed techniques have not been fully addressed, and the general purpose design guidelines for apartment unit extension have not yet been established, although it has been the main interests to common residents. The objective of this study is to provide readily available design guidelines and standards for the extension remodeling of housing unit in Korean apartments, for the purpose of promoting the remodeling of old apartment buildings. The design guidelines and standards were developed as follows: the remodeling procedure for housing unit extension was developed, and the decisions that must be made in every step of the procedure were provided along with the relevant data and references needed for decision making. The design guidelines were developed from the representative unit types of Seoul’s old apartments which were drawn from the typological analysis, provided with the analytical data on the physical dimensions and extension examples of them, current regulations, economic and technical evaluations, and resident survey data produced throughout the last four years.
