      • 서울특별시 아파트의 순환변동에 관한 비교 분석 : HP filter와 벌집순환모형을 중심으로

        In this study, we conducted empirical analysis on the circulation fluctuation through apartment sales price index and trading volume from January 2006 to June 2016 when actual transactions were conducted for apartments in Seoul Metropolitan City. In the HP filter, there were three circulatory systems in total. The average cycle of these three periods corresponded to the small cycle as 15.5 quarters, and the decrease / contraction phase increased compared to the recovery / expansion phase. The cycle period of the circulator is getting longer and the amplitude is getting smaller, so it is estimated that the price stability of the apartment market in Seoul is continuously increasing. In the honeycomb cycle model, the apartment market in Seoul was circulated once. The cycle period was 8 years and 6 months, which corresponds to the main cycle. Comparing HP filter with honeycomb circulation model, one circulation in the honeycomb cycle model corresponded to the third HP filter, and three to four phases of the honeycomb cycle model corresponded to the first HP filter. During this period, the government announced the alternation of the real estate speculation suppression policy, the economic revitalization and the ordinary people`s residence stabilization policy depending on the rising phase and the declining phase. Especially, according to the recovery / expansion phase and the recession / contraction phase, Respectively.

        업무용 빌딩의 화재안전도가 건물 가치에 미치는 영향에 관한 연구

        업무용 빌딩의 가치는 임대료 또는 매매가격으로써 판단할 수 있으며, 다수의 선행연구에서 업무용 빌딩의 임대료 결정요인에 관해 중점적으로 다루었던 변수는 빌딩 등급요소로서 건물의 물리적 특성인 연면적, 대지면적, 층수, 높이, 경과년도 및 엘리베이터 대수 등과 입지특성인 지하철역과의 거리, 접도 수 및 주요도로차선 수 등이었다. 본 연구에서는 건물의 물리적 특성이나 입지특성 이외에 아직 연구되어오지는 않았지만, 건물의 화재안전도도 중요한 요인이 될 수 있다고 판단하였다. 실증분석을 위해 서울시 권역별 11층 이상의 327개 업무용 빌딩에 있어서의 물리적 특성 및 입지특성에 관한 자료와 화재안전도에 관한 자료를 활용하였다. 회귀모형을 사용하여 분석한 결과 선행연구에서도 다룬 사항인 연면적이 클수록, 높이가 높을수록, 전용률이 높을수록, 경과년도가 짧을수록, 지하철역과의 거리가 가까울수록 등의 요인 이외에도 본 연구의 새로운 착안사항인 화재위험도지수가 낮을수록 임대료가 높아지는 것으로 나타났다. 향후 건축물별 화재안전등급 인증 제도를 조기 확립함으로써 합리적으로 건물의 투자가치 및 이용가치 등을 판단할 수 있도록 하는 실거래를 위한 정보제공시스템이 확립되기를 기대한다. According to the previous studies, the rent determinants of the office building included its physical properties such as architectural area, plottage, number of floors, height, elapsed years of construction, number of elevator units and locational characteristics such as distance to the subway station, frontage condition, number of main road lanes and the like. This study secured the fire safety level which has not been considered besides the physical properties and locational characteristics as the rent determinants of the office building. For the purpose of empirical analysis, this study made practical use of data on the physical and locational characteristics of 327 office buildings of more than 11 stories by zone in Seoul and data on their fire safety. Regression analysis for this study, like previous studies, showed that the rent was high for the office building which had large architectural area, height, and exclusive use rate, had short elapsed years since construction and short distance to the subway station. Furthermore this study newly showed that the low fire risk index led to higher fire safety and to the rent. There is a need to establish the information provision system for real transaction based on the fire safety class certification for each building which contribute to make a reasonable judgement of the investment value and use value of the building.

        2022 개정 고등학교 『윤리문제 탐구』 교육과정 개발의 쟁점과 내용

        이 연구에서는 2022 개정 도덕과 교육과정에서 새롭게 편성된 고등학교 융합 선택 『윤리문제 탐구』의 교육과정 개발 과정에서의 주요 쟁점과 논의 사항을 살펴보고 이를 반영하여 교육과정의 성격, 목표, 내용 체계와 성취기준, 교수·학습 및 평가의 진술을 제안하였다. 연구 과정에서 제기된 쟁점과 주요 논의 내용은 첫째, 도덕과 신설 융합 선택과목으로서의 정체성을 어떻게 부각할 것인가? 둘째, 학습자 중심의 탐구 방법론을 어떻게 제시할 것인가? 셋째, 혐오 표현 문제를 어떻게 균형 있게 다룰 것인가? 등이었다. 교육과정 개정을 위한 협력적 거버넌스를 통해 교육과정 연구자, 도덕과교육 연구자, 교사 등이 지속해서 소통하고 국민참여소통 채널을 통한 일반 시민의 제안, 공청회 참가자의 제안 등을 종합적으로 검토하여 『윤리문제 탐구』 교육과정의 성격과 목표, 내용 체계와 성취기준, 교수·학습 및 평가의 진술을 제안하였다. In this study, the main issues in the curriculum development process of Inquiry on Ethical Issues, a newly proposed high school convergence elective course in the 2022 Revision Moral Education Curriculum, are reviewed, and the characteristics, goals, content system and achievement standards of the curriculum are reflected, the contents of teaching/learning and evaluation were proposed. The main issues raised during the research process are as follows. First, what is the identity as a convergence elective subject of moral education and how will it be emphasized? Second, how to present a learner-centered inquiry methodology? Third, how to deal with the problem of hate speech in a balanced way? Curriculum researchers, moral education researchers, teachers, etc. continuously communicated and synthesized suggestions from ordinary citizens and participants at public hearings. Through this, the curriculum of Inquiry on Ethical Issues. was proposed.

        흰쥐에 대한 양계(LI5), 양곡(SI5), 지구(TE6) 침자가 Neuronal, Inducible 및 Endothelial Nitric Oxide Synthase와 Nitric Oxide의 변화에 미치는 영향

        Objectives: To observe the changes in the expression of neurotransmitters NO and enzymes that create NO, such as nNOS, iNOS and eNOS, upon the needle insertion on river point, one of the five transport points of three yang meridians on the forefoot. Methods: Based on rats, needle was inserted on both sides of LI5, SI5 and TE6, which are river points of three yang meridians on the forefoot, and were retained for five minutes. After the retention, blood was drawn via cardiac puncture and tissues from each point around meridian vessels were extracted to be examined on the changes of the expression of NO, as well as of nNOS, iNOS and eNOS. Results: In terms of the effect on NO creation in tissues, none of the experimental groups showed any significant change compared to the Normal group. In terms of the effect on expression of nNOS within tissues, LI5 and SI5 showed significant increase based on the results of immunohistochemistry. In iNOS within tissues, LI5 and SI5 showed significant increase based on the results of immunohistochemistry. In eNOS within tissues, SI5 showed significant increase based on the results of immunohistochemistry. Conclusions: The effect on the function of NO, nNOS, iNOS and eNOS of needle insertion on the river points of three yang meridians on the forefoot could be observed, and based on this study, it is considered that the effect of needle stimulation on the changes of nervous system could be found out through additional research.
