This study is a basic research for applying biotope surface factor to unban planning and The concept of biotope surface factor was determined in this study. In order to use this concept as Ecological Planning Indicators. the surface types were developed and each weight of the types were obtained. The primary purpose of this study is to adjust these weights to Korea. Thirteen types of surface were derived by past studies about biotope surface factor and space types obtained from site-investigation. These types were analyzed relatively using parameter that evaluates ecological functions. As a result, each weight could be made from each surface type.

In recent years, there has been growing interests in the performance of multi-family housing worldwide. It is a way of considering occupants more than before. Consumers are attaching importance to good performance as well as economic value of housing. The Housing Performance Grading Indication System is an effective system to improve housing performance and satisfy consumers' requirements. However, in operation of this system, several problems have been appeared, especially in the Biotops Area Ratio which is an assessment standard of landscape grading in the system. This study examines closely the problem occurring in calculation of Biotops Area Ratio and suggests complement methods. After suggesting precise criteria according to each space type, a table containing improved methods for area calculation and self verification is proposed. For better operation of this systems, It is a priority to propagate its purpose and information on calculation method and manual.
