As Urban Regeneration is being carried out, stakeholders are most likely to have disagreements on their interests. Besides, dispersion of numerous communication routes and obscure decision processes aggravate the situation. Eventually, fragmented decision-making processes and complex structure lead to inefficient outcome and delay of projects. This paper is a study on decision-making support not only helps the program manager have more efficient and optimum decision, but also provides alternatives for Urban Regeneration. This study is conducted as follows. Firstly, the project process and the decision-making structure among stakeholders in Urban Regeneration are analyzed, and then the current status of decision-making in Urban Regeneration project is classified. Secondly, with literature study on "Gateway Review", the decision-making gateway review process in Urban Regeneration is defined, and then the "Gateway Review Elements" are listed. Thirdly, to establish gateway review process, this paper presents a check points, namely gate which supports a program manager to monitor and to control the program management in Urban Regeneration. Each gate has several supporting tools such as diagram of critical decision points relation, scheme of stakeholder, checklist. Fourthly, the proposed concept is verified by experts who have been carefully selected to provide their respective reviews. Finally, decision-making support gateway review system is modified based on their critiques and suggestions. 최근 증가하고 있는 도시환경정비사업, 재개발 사업 등과 같이 민 관이 함께 주관시행주체로서 참여하는 도시재생사업은 관리영역 혹은 주관주체에 따라 다수의 독립된 프로젝트로 구분할 수 있으며 각 프로젝트는 고유의 업무 프로세스에 의해 수행된다. 다수의 프로젝트가 병행 혹은 순차적으로 진행됨에 따라 프로그램 거버넌스 개념이 적용된 관리방안으로써 사업단 계별 검토와 협의가 요구되는 지점(Gate)을 시행주체와 다수의 참여자가 공통으로 인지하고 프로젝트의 특성을 반영하여 설정하는 것이 중요하다. 또한 사업단계별 이해관계자의 역할과 책임이 규정되고 의사결정을 위한 객관적인 필요정보가 공유될 수 있을 때 신뢰가 형성되며 결국 이해관계자간의 상충구도에서 협력구도로의 전환을 기대할 수 있을 것이다. 따라서 본 연구에서는 도시재생사업과 같은 메가프로젝트(Mega Project)의 시행주체가 사업관리를 효과적으로 수행할 수 있도록 사업단계별 주요 의사결정 지원도구로서 게이트웨이 리뷰(Gateway Review) 체계 구축을 제시한다.
IPA 기법을 활용한 OSC 프로젝트의 운반 시스템 관리 역량 도출 및 분석

Off-site Construction(OSC) is a new construction method based on factory production. Researches such as OSC-related design and production standardization, transport methods are actively conducted all over the world as this new method has an edge over existing methods in terms of productivity, economy and quality. As the emergence of this new area requires reasonable management, an analysis of competency of OSC project management is required accordingly. Therefore, this study aimed to determine management competence factors of OSC transportation system, and to analysis of its priority using Importance Performance Analysis(IPA). The result of this study can be utilized by OSC project performers to assess and improve the management competence of OSC transportation system.

To analyze the level of risk that comprehensively reflects the accident risk factors, the risk level of each construction work type was analyzed based on the construction accident case data, focusing on the work process and the accident object. Data was collected through web crawling, and risks were analyzed based on detailed work types, work processes, and accident objects. A frequency analysis by work type was performed to derive hazardous work types (reinforced concrete work, temporary work, dismantling and demolition work), and the risk level was analyzed considering the accident object and work process at the same time. The risk assessment results were visualized through a heat map. The results of this study can be used as basis data to establish more realistic safety management plans based on accident cases.

The introduction of Building Information Modeling in construction industry requires various changes through the construction industries. Successful BIM cases of leading countries promotes internal BIM industry and development of BIM guideline. However, rapid spread from external factors without securing internal capabilities could make problems of invigorating BIM. In order to solve that problem this study implemented BIM capability evaluation targeting 5 domestic and foreign design firms. From the evaluation, it results that some gap among design firms which perform BIM exists and performing BIM doesn’t ensure BIM capabilities. This fact shows that accumulations of internal competencies could effect BIM capabilities on long-term views and continuous investments need to strengthen competitiveness in the BIM industry.
공급망 관리(SCM) 관점에서의 OSC 프로젝트 수행조직의 리스크관리 역량 분석

The purpose of this study is to analyze the risk management competency of the OSC (Off-Site Construction) project execution organization in perspective of supply chain management focusing on its importance and performance. It analyzes the effort needed to strengthen management competency through surveys of construction experts and IPA (Importance-Performance Analysis). In the case of risk factors related to module quality, overall, it shows high importance. Therefore, competency building is required to increase the performance of management tasks to secure module quality. It is expected to contribute to strategically establishing an OSC customized management system by providing fundamental data for diagnosing OSC performing organizations’ capabilities and establishing improvement directions.
건축물 에너지 성능 향상을 위한 외단열 시스템 적용 공동주택 리모델링 사업의 경제성 평가

Improvement of building"s energy performance is associated with the global trend of energy savings. Therefore, the construction industry has a tendency to change from new construction to remodeling and exterior insulation finishing system. It would be reasonable as a way to ensure thermal performance of buildings. The purpose of this research is applying EIFS in remodeling. The research examines the theory and practices for remodeling and EIFS. And it builds a 3D model of residential buildings to analyze economics by calculating the initial construction costs based on the historical performance cost and energy costs based on Autodesk Green Building Studio energy simulation. This study determines the cost recovery period by using simple payback period method, net present value method, internal rate of return method and LCC analysis. Result of the simple payback period is 2.92 years and the discounted payback period is 3 years. And it has economic benefit from the third year after remodeling according to the LCC analysis.
