        실적공사비 분석을 통한 공공주택 공사비 추정에 관한 연구

        본 연구에서는 기 준공된 국내 공공주택의 실적공사비 분석을 토대로 공공주택 공사비 추정을 위한 기초자료를 제시하고자 하였다. 이에 대한주택공사(이하 주공)에서 발주하여 2004년부터 2007년까지 준공된 각 지역별 23개의 공공주택을 연구 대상으로 선정하여, 실제 투입 및 정산된 실적공사비를 분석하였다. 분석항목으로는 주요 직접비 항목인 공통가설, 건축, 토목, 기계설비 4개의 공종을 대상공종으로 하였으며, 물가상승률을 고려한 경상가 기준의 투입 공사비를 준공연도, 지역, 연면적, 분양방식별로 분류하고, 이에 따른 $3.3m^2$당 실적공사비를 각 공종별로 비교 분석하여 평균 실적공사비를 토대로 한 공사비의 유추와 산정식을 분석 제시하였다. In this study, the basic data for calculating the proper construction cost as minimizing the uncertainty at the stage of forecasting construction cost with the basis of the analysis on the actual construction cost within completed domestic public apartment house. In this regard, 23 public apartment houses by each region which were ordered by the Korea National Housing Corporation and completed from 2004 to 2007 were selected as the objects of study. Four works such as common temporary installation, construction work, civil work and machine/equipment work which are the important direct cost items based on the actually inputted and settled construction costs were classified by completion year, region, architectural area, and the distribution type considering inflation rate. The sequent actual construction costs per 3.3m2 were compared and analyzed by each work, the proper construction costs were analogized and the calculating formula were presumed with the basis of average actual construction costs to be analyzed and presented.

        공공주택 실적공사비 분석을 통한 공사비 리스크에 관한 연구

        건설사업은 복합, 중장기적인 사업특성상 프로젝트의 기획부터 시공 완료 단계까지 정확한 공사비 예측 및 확인, 정산 절차가 매우 중요하며, 기획에서 실시설계, 물량산출의 전 단계에 이르기까지 공사비와 관계된 리스크요인의 검토와 판단이 강조되고 있다. 그러나 공공주택의 입낙찰 금액의 심사 및 실행예산 편성 시 실적데이터에 의한 공사비 초과요인에 대한 검토와 조치, 공사비 리스크의 적절한 대응이 이루어지지 않고 있는 실정이다. 이에 본 연구에서는 2004년~2010년 준공분 공공주택 40개 현장의 준공정산서를 대상으로 세부공종별 실적공사비 항목을 사업초기 실행예산을 기준으로 비교하여, 실적공사비의 변동관계에서 나타나는 편차 및 변동 폭을 분석함으로써 불규칙적 공사비 리스크요인을 파악하고 정량적 분석을 실시하였다. 연구결과 연도별, 연면적별, 지역별, 공사금액별, 분양/임대방식별 다양한 공사비 리스크 요인 및 결과를 도출하였다. 연도별 정책과 경기 변동에 따른 공사비 리스크를 알 수 있었으며, 지역별, 연면적별 공사특성에 따른 공사비 리스크 항목을 도출하였다. 공사금액별 리스크 분석에서는 최저가낙찰제의 문제점을 알 수 있었으며, 공사비 초과 리스크 비중은 외주비와 자재비 항목에서 가장 크게 발생하는 것으로 나타났다. 직접공사비 중 외주비 리스크는 지붕공사와 타일공사가 높게 나타났고, 자재비 리스크는 철근, 시멘트가 높게 나타났다. 본 연구결과는 향후 공공주택 실행예산 편성 시 분류 방식에 따라서 공사비 리스크 검토 공종 및 관리요소 분석을 위한 자료로 활용할 수 있을 것으로 판단된다. Construction business, which is complex and long-term business, requires accurate estimation and verification in construction costs and payment procedure from project planning to the completion of construction phase. And more importantly, it is necessary to investigate and determine the risk factors related to construction costs during the entire process including design planning, construction drawings, and quantity calculating. But, currently, it is not seem to be adequate to cope with the risk and increased construction costs against the operational budget in terms of actual costs when screening and estimating the bidding cost of public apartment. Therefore, this study selected and analyzed 40 sites' report of construction completion account from 2004 to 2010 focused on the adequacy on the modification of contract and design planning and on the complication of the budget in the beginning of the project. This study deducted various risk causes and results by analyzing actual costs according to year, architectural area, region, construction cost and sale/lease classification. We could find out construction risk according to annual variation of government policy and economy, and also deducted risk items by construction characteristic according to region and architectural area. Study result, we first found out the problems of lowest price award system according to the construction costs. The weight of the cost increase risk was analyzed that subcontract and material costs are very high. Roof and tile work were analyzed highly in subcontract cost risk and reinforcing bar and cement were analyzed highly in material cost risk, among direct construction cost. Finally, this study results could be used in comparing the categories of the construction costs made by specific construction process, belonging to the construction costs, with the operational budget made in the beginning of the project that can enable to grasp unpredictable risks over the construction costs and making quantitative analysis for it through analyzing the range of fluctuation and variations led by the fluctuations in the actual construction costs.

        영구자석과 홀소자를 이용한 무선 집게형 맥진기 특성 연구

        The existing USB connection type of the clip-type pulsmeter equipped with a Hall sensor and a permanent magnet does not have any error or malfunction to measure the pulse wave. The property of the wireless networking system communicating the pulse wave data through the wireless LAN communication by combination USB with Ethernet and Ethernet to Wi-Fi converting system instead of existing USB connection method was investigated. There are exited that the patient needs to stay at close site of the desktop PC without USB connector and the wireless transfer and receiver networking system has pulse wave measurement SW to receive the pulse wave data. Thus it is expected that the study becomes helpful to measure and transfer the exact pulse wave of the patient in a comfortable pose at close range.

        평면 고위 결찰술 및 함입 발거술을 이용한 하지 정맥류의 치료 경험

        Purpose: Flush high ligation of the saphenofemoral or saphenopoplieal junction combined with invaginated stripping of the greater saphenous vein to just below the knee or perforate invaginate stripping of the proximal lesser saphenous vein appears to be the method of choice for good clinical results and low incidence of damage to the saphenous or sural nerve, and is important in the prevention of recurrence. Method: From January 2001 to August 2001, we performed 84 operations for 72 patients with varicose veins. Among them, 77 flush high ligations (62 saphenofemoral and 15 saphenopopliteal) and 64 invaginated strippings (55 greater and 9 lesser saphenous veins) were performed. Result: Seventy seven flush high ligations were successfully performed in all patients, but 2 invaginated strippings were failed due to their large branches of greater saphenous veins. All of 9 proximal invaginated strippings for lesser saphenous veins were completely performed without any complications. As early postoperative complications related with invaginated strippings for greater saphenous veins, 24 (43.6%) cases of ecchymosis and 5 (9.1%) cases of paresthesia were occurred at thigh. One case of wound infection at popliteal fossa and 3 cases of wound inflammation at inguinal area were occurred. But those complications were recovered within 10 days. Conclusion: The results show that the invaginated stripping is very useful for patients with varicose veins, especially in stripping of lesser saphenous veins and the flush high ligation is safe for the treatment of junctional incompetence.
