        공동주택 소방설비공사의 노무생산성 영향요인 분석

        소방설비공사는 건축사업 현장에서는 주공종이 아닌 하위공종에 해당되며 전문건설업체들의 영세함 등으로 인해 정량적인 실적 생산성자료에 기반한 공정관리가 거의 이루어지지 않고 있는 실정이다. 공동주택 소방설비공사의 현장생산성에 영향을 미치는 주요 요인들을 도출하기 위하여 문헌연구와 전문가들과의 인터뷰 및 설문조사를 실시하여 85개의 자료를 수집하였다. 수집된 자료를 분석한 결과, 회사의 시공능력, 층수, 기성금지급, 세대형태 등을 포함하는 36개가 중요요인으로 밝혀졌으며 골조방식, 휴일작업, 돌관공사 및 야간작업의 유무 등은 상대적으로 중요하지 않은 것으로 나타났다. 또한 응답자의 현장 위치 및 규모, 경력 등의 '일반사항'과 주요 영향요인들과의 상관성을 정량적으로 알아보기 위하여 상관관계 및 ANOVA 분석을 실시한 결과, 수도권에서 지방으로 갈수록 '회사의 시공능력'이 생산성에 중요하며 지방의 공동주택 건설현장은 본사의 지원능력과 경험이 중요한 것으로 밝혀졌으며, 수도권에서 지방으로 갈수록 '회사의 시공능력'이 생산성에 더 중요하게 영향을 미치는 경향이 있는 것을 알 수 있었다. 이러한 연구의 결과는 생산성 관리를 통한 원가절감과 소방설비의 안전성을 확보하기 위한 합리적인 공정계획과 관리를 위한 기초자료가 될 것으로 기대한다. It is generally acknowledged that subcontractors mostly allocate their resources to project relying on their previous experiences, instead of data-based judgement. Installing residential fire protection systems, typically performed by subcontractors, is labor-intensive job and its schedule is frequently changed as the contractor master schedule is often revised. Nevertheless, it is still important for subcontractors to make much effort to improve labor productivity through a thorough planning for scheduling and resource allocation. The purpose of this study is to identify significant factors that affect labor productivity for residential fire protection system installation. For this purpose, 50 potential factors that may affect productivity were identified based on literature reviews and expert interviews. These factors were further explored using correlation analysis and ANOVA test. The results showed that the labor productivity is significant impacted by various project characteristics.

        Bottom Ash골재 사용을 위한 제조기술 및 이를 사용한 경량콘크리트 패널의 난연성능에 관한 실험적 연구

        건물의 고층화 대형화에 따라 화재규모 또한 대형화 되고 있다. 고층건물일수록 건물의 하중을 감안하여 경계벽 및 칸막이벽에 적용하기 위한 경량콘크리트 패널의 사용이 늘어나고 있으나 이에 대한 화재안전 성능은 취약하다고 할 수 있다. 특히 경량화만을 위한 골재를 사용한 경우 화재시 연소의 확대 및 폭렬, 유독가스방출 등이 발생되어 인명 및 재산의 피해가 우려된다. 따라서 본 연구에서는 수입산 경량골재를 대채하여 화력발전소 부산물인 Bottom Ash를 주 골재로 사용하는 경량골재를 연구하였다. 5 mm이상의 Bottom Ash 입자에 3 mm이하 Bottom Ash 입자를 Coating하는 제조기술을 통하여 Bottom Ash의 장점인 기공을 유지하고, 단점인 흡수율을 개선 시켯으며. 난연성능 평가에서 KS F ISO 1182,2271(불연재료시험)을 통과 하는 난연성을 확보한 경량콘크리트 제조기술을 연구하였다. 그리고 흡수율, 압축강도, 단위중량 등에서 기본적인 경량콘크리트 패널의 성능을 만족하였고, Non-Coating Bottom Ash에 비해 흡수율을 50%이상 개선되었다. The higher and bigger buildings are, the huger the scale of fire is. As the height of buildings gets greater, the amount of lightweight concrete increases to be used for dividers and separation wall taking the weight of the building into consideration. In particular, in the case of using only materials for weight lightening, at a fire, expansion, explosive fracture and emission of toxic gas would occur, so damage of life and property is concerned. For this reason, in this research, we studied light weight materials which used Bottom Ash, a byproduct of a thermoelectric power plant, as main materials, instead of imported light weight materials. Through the manufacturing technology coating more than 5 mm Bottom Ash particle with less than 3 mm Bottom Ash particle, the air hole, the advantage of Bottom Ash, is maintained, and the absorption, the disadvantage of it, is improved. As a result, it satisfied all the requirement such as the absorption, compressive strength, and unit weight like the basic light weight concrete panel, and the absorption is improved by more than 50%, compared to Non-Coating Bottom Ash. In the experiment of incombustibility, we also studied great manufacturing technology of light-weight-concrete passed through KS F ISO 1182,2271(incombustible materials).

        공동주택 소방기계설비공사의 현장생산성 분석

        Compared to its building construction work, the percentage of labor cost of residential fire protection system construction is relatively high. Over 50 percent of the total project costs are allocated to the labor cost in installing fire protection systems. Thus, it is critical to improve labor productivity by effective resource allocation in order for cost reduction and quality control. The main purpose of this study is to analyze the labor productivity for installing residential fire protection systems. To achieve the study goal, three construction sites were comparatively analyzed in terms of labor productivity of different work types based on the daily work report and quantity takeoff worksheet. These work types include sprinkler, sleeve, and fire piping installation. By computing labor productivity of different work types, the actual productivity of each work type was compared to the quantity required by the standards of construction estimate (Poomsaem). In addition, important factors that affect labor productivity were also identified by analyzing various project characteristics with ANOVA test. The results of the study showed that sprinkler installation requires the highest number of workers than any other work types. This study ultimately contribute to the basis for effective resource allocation plan and scheduling management in residental fire protection system construction.

      • 도로포장 유지보수 공사비산정기준 개정에 대한 연구

        Unlike new construction projects, road paving maintenance work shows large productivity discrepancies depending on the conditions of the worksite. The current construction cost calculation scheme, however, only provides daily construction volume categorized by work scope and scale: There are no detailed standards that can be implemented on various types of worksites. To develop standards that enable the calculation of appropriate construction costs by taking into account worksite conditions, the current study conducted on-site surveys and interviews. The on-site research and analysis revealed that location, construction width, the day's worksite lot, work scope, and construction objectives were found to cause differences in construction volume. In addition to the existing work scope and work scape variables, the current study added weight constants reflecting the daily work volume based on movement conditions at site and the size of the worksite lot. In this process, the current study found that even one type of construction project can have fifteen different levels of daily construction volume. Such detailed classification was deemed to enable the proper calculation of construction costs based on worksite conditions.

      • 돌쌓기 및 헐기 공사의 공사비산정기준 적용실태 분석

        In the stacking and pitching items of the stone masonry and demolition process presented by 2018's standard of estimate, 7 estimating standards are presented according to the depth of masonry stone, and it is presented that the quantity per unit increases as the depth of masonry stone grows. As a result of analyzing the application status in the site, it is shown that 2 or 3 stones are mainly used according to the stone sizes regardless of the depth of masonry stone, and that as the size of the stone becomes larger, the quantity per unit decreases due to the size per square meter(m2). Also, in most of sites, machine construction is mainly carried out by excavators with clampers attached to them. Therefore, in the 2019's application standard of estimate, it is analyzed that the size is simplified down to 3 sizes reflecting the site application status and that it is revised as a standard reflecting the result that as the stone size becomes bigger, the productivity increases.

      • 현장시공실태에 따른 방수공사 표준품셈 개정 연구

        Development of waterproof methods and materials resulted in the huge changes in waterproof construction materials. In consequence, the construction-standard-production-rate underwent overall revision in 2018. Especially, from the development of the specification standard and construction methods, the waterproof construction which had lower applicability in the existing construction production rate was revised. The construction methods which did not have applicability were removed. In addition, as there was a material difference based on parts, the construction-standard- production-rate was revised by distinguishing vertical part and floor. Furthermore, by suggesting more clear work extent, the practicability in creating the standard for calculation of the estimated price in the construction field will increase.

      • 적정공사비 산정을 위한 공사비할증기준 분석

        In order to calculate construction costs properly, it is necessary to add the weight that reflects different worksite conditions. The implementation of the weight, however, is difficult because it is impossible to determine whether wight should be added in basic work or whether weight values are overlapped. Special worksite conditions further complicate the matter. Furthermore, overlapping implementation of weight values result in overestimation of construction costs. The current study clearly analyzed the weight value items in the current construction cost calculation standards, and analyzed the weight value items included under the basic productivity category to propose an improvement of weight standards. Basically, the estimating standards provide 140 weight value items, with different levels of weight given to each item. Among 1,333 items in the estimating standards, 140 include weight values. Some items have two types of weight values.

      • 미장공사의 품기준 변화 요인에 관한 연구

        The plater work in the standard of estimate presents a variety of construction types. However, there is a part that does not fit the change of specification standards and on-site construction status, and it was revised in 2019's standard of estimate. In this study, we analyzed in detail the factors affecting the changes in estimating standards in the plater work. There were changes in the specification standards previously presented as primary coat, secondary coat, and formal coat as well as changes in on-site construction status such as thickness according to the number of plastering. Therefore, it is analyzed that the estimating standards can be classified by the number of finishes according to the site conditions by reflecting the analysis of the specification standards and site application status, and suggesting the finishing standards according to the number of plastering.

      • 표준품셈 관부설 및 접합공사 품 개정 요인 분석

        This study analyzed the major revision factors and revision contents for ‘Construction-Standard-Production-Rate for Construction Works in 2018. Part 16. Pipe Laying Down and Connection” which was revised by the construction expense estimation standard’s middle and long-term plans. The main reasons for the revision was analyzed to be unclear construction scope, limitations in applicable pipe material based on the facility type, labor force mainly composed of ordinary workers, limitations of labor force, and incomplete appropriation standard for the tool rent fee and equipment expenses. Through revision of factors, common items were newly established, organization was revised, the labor force was mainly composed of the technicians, and basis for appropriation of equipment expenses was arranged. In addition, through periodic revision, the appropriation standard for bend and special pipes was set. Consequently, more practical construction cost estimate standard is arranged through revision.
