        서울시 장애인 유형별 주택 및 주거환경 만족에 영향을 미치는 요인 규명 : 신체장애인과 정신장애인의 비교를 중심으로

        The purpose of this study was to investigate the factors influencing the satisfaction of residential housing and residential environment of the Seoul by type (physically disabled, mentally disabled). For this purpose, 862 persons with disabilities were extracted in data of 2015 Survey on Housing Status of the Disabled which has public confidence in Ministry of Land, Infrastructure and transport. Stewise method was adopted as a method of analysis for multiple regression analysis, and a regression model that affects the residential housing and residential satisfaction of each type of the disabled was developed and analyzed. As a result, it was found that the structure in house of the physically handicapped person is 0.258 and the ventilation condition of the mental handicapped person is 0.241. This means that the factors affecting the satisfaction of the residential housing differ according to the type of the disabled people. The most important factor affecting the satisfaction of residential environment is the overall satisfaction of residential housing in the physical and mental disabilities. As a result, it was found that there are common factors in the residential housing and the living environment satisfaction of the phsically disabled and the mentally handicapped, but there are different parts Therefore, in order to improve the residential environment of people with disabilities in Seoul, it is necessary to differentiate them according to the type of disabled people.

        서울시 도시공간구조별 주상복합아파트 실거래가 영향요인 분석

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze influencing factors to real transaction pricing of mixed-use house by urban spatial structure in seoul. (2) RESEARCH METHOD This paper utilizes CART(Classification and Regression Trees) Analysis to verify the relationship between real transactions price and spatial structure. This article also utilizes Multi-Regression Analysis to identify what influencing factors to real transaction price are. (3) RESEARCH FINDINGS Seoul is categorized by two groups, which are CBD·South East and North East·North West·South West, and proved to be different in average housing price. 2. RESULTS Major finding show that when establishing the housing policy, policy makers must consider the difference of spatial structure; the principal factors of real transaction price are analyzed to be a scale of the site and public park; therefore, regulation policy and establishment standard are necessary.

        수도권 주상복합아파트 지역유형별 가격결정요인 연구

        본 연구는 수도권 주상복합아파트를 대상으로 주상복합아파트의 가격이 공간구조와 어떠한 관계가 있는지 알아보고 공간구조에 따른 유형화를 통해 유형별 가격영향모형을 구축하는 것을 통해 보다 구체적인 가격영향요인을 분석하는 것을 목적으로 하였다. 주택가격과 공간구조가 어떠한 관계에 있는지 알아보기 위해 CART분석을 실시한 결과 수도권지역은 공간구조에 따라 3집단(도심ㆍ동남권, 동북ㆍ서북ㆍ서남권, 경기ㆍ인천)으로 구분되어지는 것을 확인하였으며 ANOVA분석을 통해 이를 검증한 결과 차이가 주택의 평균매매가격에 차이가 있는 것으로 나타났다. 공간구조에 따른 가격결정요인을 분석하기 위해 유형별 다중회귀분석을 실시하였다. 분석결과, 수도권 주상복합아파트의 가격결정요인 분석은 공간구조의 고려 없이 전체를 대상으로 분석한 결과에 비해 유형을 고려하여 분석한 결과가보다 특성 있는 가격결정요인을 설명하여 주는 것으로 나타났다. 주상복합시장에서의 수요자가 대상 부동산을 결정하고 판단하는데 영향을 미치는 주요한 요인은 크게 물리적 특성과 어메니티 특성의 요인들로 나타났다. 주상복합아파트의 고유한 특성인 복합용도기능비율은 순수 주거기능 외 상업과 오피스기능 비율이 높으면 높을수록 가격에 마이너스 요인으로 나타났다. This article proposes a empirical methods for projecting the housing prices determinants factors associated with spatial structure. These factors combine analytical methodology with normative assumptions about the prices of housing expected with characteristics of Mixed use-housing in the five subdivided metropolitan area. This paper utilizes CHAID(CHi-squared Automatic Interaction Detection) Analysis to verify the relationship between the Housing price and Spatial Structure. The result shows that Metropolitan area is categorized by three groups which are CBDㆍSouth East, North EastㆍNorth WestㆍSouth West, and GyeongiㆍIncheon have been proved to be different in average housing price by using ANOVA analysis. This article finally utilizes Multi-Regression Analysis to clarify the Housing Price Determinant group by group. The results show that each group makes it possible to elaborate more detailed Housing price rather than itself as a whole. The principal factor that affecting housing demand in the Mixed-use housing market are largely tangible characteristics and amenity characteristics. The multi functioning ratio that is originally characterized by Mixed-use house is negatively influencing the housing price as commerce and office floor area are becoming higher compared with residence floor area.

        테크노파크의 기업지원성과 평가지표 개발

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is that the criteria system is established for evaluating outcome in business support in Technopark(TP). (2) RESEARCH METHOD The research methode is divided to set up evaluation criteria and to analyze importance between criteria. The evaluation criteria is established through the review major function of TP, current evaluation system and the advanced research internal and external. The importance analysis is used by ANP (Analytic Network Process), which is possible to considerate correlationship between criteria. (3) RESEARCH FINDINGS This study has two signification. firstly, it can suggest the implication about improvement in current business support outcome evaluation system. Secondly, it is possible to use their own management index for raising outcome of business support. 2. RESULTS In result of this study, it is improved as follows, firstly, the criteria for evaluating business support outcome of TP is developed. Secondly, the detailed criteria is materialized more than existing one. Thirdly, the criteria system is set-up to analyze importance between criteria through objective method.

        테크노파크의 기업지원서비스가 이용 기업의 만족도에 미치는 영향 분석

        The following thesis focuses on the efficient operation and maintenance of Technoparks’ corporate support system. Therefore, the influence reflecting the supported corporations’satisfaction was analyzed. The Partial Least Square-Structural Equation Model (PLS-SEM) was used for the analysis of supported corporations’satisfaction. the result of supported corporations’ performance and satisfaction analysis showed that research development support and network support were influential factors for the total satisfaction of supported corporations. The perspectives taken for this study are the following. First, if the satisfaction for support service, labor support service, technical skill service, knowledge support service and marketing support service are increased, then the corporations’ performance and innovation increases as well. However, in the case of research development service (research development’s investment and support, commercialization support), the satisfaction level is higher and influences the corporations’ performance and innovation. Secondly, the corporations’ total satisfaction not only reflects the types of service, but on quality of service and processing speed of service as well.

        임대주택 입주의사에 영향을 미치는 인적 특성 분석 : 서울시민 인식조사를 중심으로

        The main purpose of the research is investigating the factors of personal character influence to the decision making for moving into the public rental housing. So, it analyzed using the cross analysis and the logistic regression analysis based on the survey of the citizen’s perception researched in Urban Research Institute, Seoul Metropolitan Corporation during 1~16 December 2015. According to the result, there were several factors affect the decision making of the potential resident in order; monthly rent payment (1.662), occupation (1.457), number of household (1.115), monthly wage (0.999), educational background of their children (0.956), number of children (0.893), type of housing (0.668), and ownership (0.351). The positive factors were identified like the number of household, occupation and monthly rent payment on the other hand, it drew the negative factors such as salary, number of their children, academic background of the children and type of housing and ownership. It was very meaningful study to examine the factors of personal character influence to the decision making to moving into the public rental housing for the potential tenant. It also could be use the research basis to make the further plan for supply of public rental housing and understand potential residents.
