As basic research to plan ‘Aging friendly smart home based on healthcare’, The purpose of study is to derive physical environment spatial elements for formation housing for elderly. Furthermore, the ultimate purpose for this study is to improve health of aged and then contribute to improve of the quality of life. This research identified, through literature study, planning factors and elements. In addition by conducting a survey, it examined the importance of each elements and thus analyzed case study to evaluate application condition in senior housing in Korea and US. From these research method, this study emphasize on important to understanding of various characteristics of elederly people from long-term viewpoint and needs to implement a senior-centered design. The result of this study can be used to modify existing guidelines for housing for elderly.

With the rapid transition from aged society to super-aged society in the recent years, the critical focus has been the issues of physical and mental health, financial situations and leisure time of the elderly. In order to solve these problems, diverse programs have been provided by senior welfare centers to aid the elderly in regard to their physical and mental health, and there has been increasing demand for apartment housings to provide programs for the elderly. However, the thing is that there are insufficient facilities and programs planned by the public facilities of apartment housings to meet to the needs of the elderly. Accordingly, the aim of this study is to classify the programs that can support the physical and mental health of seniors by investigating a program presently conducted by the Seoul Senior Welfare Center, and investigate the need for such programs by questioning social workers in order to present a direction for a public facilities plan.

The healthcare smart home technology has been receiving lots of attention over the past few years. Even though it has deeply related with physical environment people have lived in, effort and concern for healthcare smart home has been insufficient. Especially, in terms of aged society, this healthcare smart home will be indispensable because it could reduce medical expenses for elderly people and make their life more and safety convenient. For these reasons, as the fundamental research about “Aging friendly smart home based on healthcare”, The purpose of the study is to research the essential healthcare smart systems targeting senior and pro-senior and to find a way how to apply these new technologies for built environment. This research identified, through empirical research including literature study, interview and field study, healthcare smart home system. In addition by conducting a survey, it examined that there was striking contrast between preference’s difference of senior and pro-senior to healthcare smart home system. From these research method, we realize the fact that the demand on safety and security is the highest. They need a diversity of system, depending on subject’s age such as Senior and pro-senior. The result of this study can be used to create design guidelines for aging friendly smear home based on healthcare.
일반주거지역에서의 블록단위개발 적용가능성 및 계획지침 제안

This study identifies the problems of lot-by-lot or large scale developments and suggests the block-unit development as an alternative. For efficient housing supply and the preservation of existing urban structures, the current housing development strategies ahve to be changed in a way to ensure both the proper density and residential environment. In order to achieve these goals, the feasibility of the block-unit development is studied, by investigating the prototypical block size and shape and by comparing various development methods in that block. The efficiency of landuse, in terms of FAR, the provision of parking space, and the sense of community can be easily achieved by the application of block-unit development. On the basis of this feasibility study, the block-unit development strategies are proposed and relevant planning and design guidelines are proposed in terms of landuse, block design, circulation system, and architectural design.
