구조변화에 따른 수도권 주택의 공간 및 자산시장에 대한 균형메커니즘 연구

본 연구는 수도권 주택시장의 경우 DiPasquale and Wheaton의 사분면 수정모형을 통해 공간시장 및 자산시장 간에 상호 밀접한 관련성을 가지고 주택가격상승과 하락을 경험하면서 조정되는 과정을 확인할 수 있었다. 주택자산은 주택가격상승기 동안에는 자본이득 위주의 투자가치적 자산성격을 보이는데 반해 가격하락기 동안에는 운영이득 위주의 자산성격임을 보이고 있어, 주택시장의 구조변화를 통해 자산성격이 변화하고 있음을 알 수 있었다. 또한 통상의 사분면 모형에서 매매가격이 임대료에 영향을 받아 결정되는 것과 달리 수도권 주택시장은 전세가격이나 매매가격 모두 기대주택가격상승률에 크게 의존하는 등 그동안 자본이득 위주의 매매시장을 중심으로 작동해온 결과, 공간 및 자본시장 간 상호 동조화를 이루는 효율적인 시장은 아님을 알 수 있다. 향후 저성장 시대가 예고되는 만큼 주택시장 또한 주거서비스 부문이 주도하는 형태로 예상되며, 주택정책 또한 자산시장과 공간시장이 균형을 이룰 수 있도록 자본시장 위주의 투기억제나 부양정책 의존에서 벗어나 공간시장 안정에 역점을 두어야 할 것이다. This paper studies that the space market and the capital market are closely related and in the adjustment process through housing price increase and decrease by applying the panel system GMM model estimation for the metropolitan housing market to the DiPasquale and Wheaton quadrant correction model. We find that the nature of housing asset is changing through structural breaks in the housing market considering the rental income-oriented asset in housing price decrease and the capital gains-oriented asset in housing price increase. The metropolitan housing market has functioned as the capital gains-oriented sales market so far, with the jeonse price and sales price being heavily dependent on the expected price change of the housing property, while the sales price is affected and decided by the rental price in the normal quadrant model. In result, we find that the metropolitan housing market is not an efficient market coupling with the space market and the capital market. As the low-growth era is warned, the housing market is expected to be residential service-oriented. The housing policy needs to go further than the capital market-oriented anti-speculative measures in real estate and pump-priming efforts and aim at stabilizing the space markets in the future in order that the capital market and the space market are balanced.

Gauge Field for Neutral Atoms near a Current Loop

We investigate the spatial distribution of the gauge field for neutral, spin-carrying atoms generatedfrom the spatially inhomogeneous magnetic field near a current loop. When a zero-field ring isformed in the magnetic field, the gauge field around the ring exhibits a spatial structure resemblingthat of an effective dipole ring. We show that the emergence of the dipole-like spatial structureof the gauge field can be viewed as being the result of a merging of two effective monopoles ofopposite charges that correspond to zero-field points in the magnetic field. Finally, we propose anexperimental scheme using three concentric current loops to explore the gauge field effects on spinorBose-Einstein condensates in a versatile manner.

생존분석을 통한 건설업 경영전략 방안 연구: 경영상태 요소, 건설업종 내외 겸업을 중심으로

본 논문은 건설사의 생존과 부도에 미치는 경영평가 요인들을 분석하고, 건설업역 내외적으로 적절한 사업 포트폴리오를 구성할 수 있는 방안을 모색하고자 하였다. 첫째, 매출액순이익률, 자기자본비율, 이자보상비율, 투자자산 비중 변수는 건설사의 생존율과 양의 관계가 있는 것으로 나타났으며, 이들 요인은 대기업보다 자본력이 상대적으로 열악한 중소건설사에 더 민감하게 작용하는 것으로 확인되었다. 둘째, 건설업 등록업종의 경우 토목업과 건축업을 동시에 보유하며 등록업종을 고루 갖춘 건설사의 생존율이 가장 높았으며, 그다음으로 토목업, 건축업, 기타순으로 나타났다. 셋째, 건설업 비율은 건설업 외 겸업을 어느 정도 고루 갖춘 경우에 가장 생존율이 높았으며, 순건설업을 하는 경우와 건설업 외 일부 겸업을 하는 경우에는 큰 차이를 보이지 않았다. 투자자산 비중 변수가 높을수록, 겸업비율을 고루 갖춘 경우일수록 생존율이 높았던 점 등을 고려한다면, 건설업과 겸업을 엄격하게 구분하여 등록기준을 정하고 있는 현행 건설업 등록기준은 기업의 안정성 측면이나 최근 업계의 사업전략 흐름과 맞지 않아 개정이 필요하다 할 것이다. The purpose of this study is to analyze the factors affecting the survival and bankruptcy of construction companies and to find a suitable business portfolio within the construction industry. First, the net sales margin, interest compensation ratio etc. are positively related to the survival rate of construction companies. These factors were found to be more sensitive to small sized construction companies. Second, construction companies with both civil engineering works and building works business show the highest survival rate, followed by civil engineering works, building works and others. Third, the companies with construction business and other industry business show the higher survival rate rather than other business portfolio. There was no significant difference in the survival rate among the pure construction companies and the companies with construction and other businesses.

Epidemiologic research on lung damage caused by humidifier disinfectants

In April 2011 a tertiary hospital located in Seoul, Korea reported several cases of severe respiratory distress of unknown origin in young adults. To find the route of transmission, causative agent and patient risk factors of the outbreak, an investigation of the epidemic was initiated. A hospital based case-control study was conducted to indicate that humidifier detergent use was the cause of the outbreak. This information led the Ministry of Health and Welfare of Korea issued an order that humidifier detergents should be withdrawn from the market. Here, we describe the major events of planning, execution, and interpretation of the study, and discussions between researchers and public authorities following the decision to perform an epidemiologic study, chronologically.
