In domestic construction industry, CM companies perform overall project management tasks such as planning, designing, construction management, evaluation, maintenance for construction projects. However, even with these tasks, as competition becomes more fierce and probability dependence is high, lots of CM companies are experiencing difficulties of securing and preparing indicators for order competence reinforcement. This study examines domestic business condition and task analysis. Also Competence factors are derived through institutional and legal investigation, and review of existing literature. The derived competence factors are focused on practical factors by interviewing with experts. competence factors for each type were classified into BSC's four perspectives(Finance / Customers / Internal processes / Learning and Growth) and surveyed. Based on the results of the survey, the priorities of competence factors that companies should focus on were derived. The purpose of this study is to contribute on making an indicator that can be utilized on business activities through priority analysis of competence factors for order competitiveness reinforcement of CM companies.

The government and the Korea Occupational safety & Health Agency have continuously carried out safety activities such as supervision, inspection, technical guidance and financial support in order to reduce safety accidents at the construction site. However, the number of disasters at construction sites is increasing every year. So analyze the results of the supervision and inspection of the Ministry of Employment and Labor, the projects related to the small-scale construction work of the Safety and Health Corporation, and the technical guidance project of the disaster prevention technology guidance organization. It is also necessary to establish an improvement plan for the disaster reduction of the small-scale construction work site for this project.

심각한 인력난을 겪은 기업들은 공장을 해결이 쉬운 해외로 이전하거나, 외국인근로자의 고용을 증가시켜 인력난을 해결하고 있다. 건설현장 역시, 그들을 노동자로 고용하여 부족한 인력을 보충하고 있는 등, 외국인근로자에 대한 수요는 시간이 지날수록 점차 더 증가하고 있는 실정이다. 최근 외국인근로자의 국내 건설현장 투입과 관련된 정책은 외국인근로자 투입여부에 대한 논의에서 실질적인 투입실태 및 효율적인 관리방안을 모색하는 방향으로 전환되고 있다. 본 연구는 대상지역 건설현장에 참여하고 있는 외국인근로자의 현황과 투입실태 및 관리자 입장에서 외국인근로자의 문제점을 조사하고, 외국인근로자의 효율적 활용을 위한 개선 방법을 도출하고자 하였다. 본 연구의 진행을 위해서는 사례조사 대상 건설 현장을 찾아 외국인근로자와 내국인근로자(관리자)를 중심으로 외국인 근로자에 대한 실태 관련 설문조사를 실시하였고, 설문대상자를 중심으로 1:1 인터뷰를 추가 진행함으로써 설문의 신뢰성을 확보하고자 하였다. 실태조사를 시행하여 얻어진 자료는 SPSS 분석프로그램을 이용하여 각 항목에 응답 비율을 분석한 후, 분석 기준 항목에 따라 그래프화하여 표현하였다. 그 결과 문제점으로 제도적 차원의 문제, 의사소통의 문제, 기능미숙으로 인한 품질저하와 같은 문제점들이 많이 나타났다. 따라서 본 연구는 외국인근로자의 효율적 활용을 위한 개선방안을 언어 교육, 임금, 고용과 관련된 제도적 차원의 개선 등으로 도출하였다. Companies that have suffered serious labor shortages are relocating their factories abroad where they can solve this problem by increasing the employment of foreign workers. Construction sites also employ foreign workers to supplement the scarce manpower, and the demand for foreign workers has been gradually increasing over time. Recently, based on discussions on whether or not to introduce foreign workers, the policy on the input of foreign workers into domestic construction sites has been shifted to exploring the actual input conditions and efficient management methods. In this study, we investigated the current status and input situation of foreign workers at the construction sites of the target area, analyzed the problems they posed from the manager"s viewpoint, and derived a method of improving the utilization of foreign workers at construction sites. In order to proceed with this study, we surveyed the actual situation of the construction sites, which consisted mainly of foreign workers and domestic workers (managers), by investigating the construction sites, and conducted 1: 1 interviews to ensure the reliability of the survey. The data obtained from the survey were analyzed using the SPSS analysis program, and the response rate was analyzed for each item. As a result, various problems, such as institutional problems, communication problems, and quality deterioration due to malfunction, appeared. Therefore, this study derives an improvement plan for the efficient utilization of foreign workers by improving the institutional level related to their language education, wages and employment.

소규모건설현장 안전관리를 위한 기술지도 사업의 실효성 제고를 위한 개선방안 연구

정부와 안전보건공단에서는 건설현장의 안전사고 저감을 위하여 감독·점검, 기술지도·재정지원 등의 안전활동을 지속적으로 수행하여 왔으나, 건설현장의 재해자수는 매년 증가추세에 있으며, 특히 소규모 건설공사를 위주로 전체 재해자수의 80%이상을 차지하고 있다. 본 연구에서는 소규모 건설공사 현장에서의 안전·보건관리의 이행현황을 조사하고 해당 사업장에 정부의 적정한 기술지도 방안을 마련할 필요성이 있으며, 소규모 건설공사 현장에서의 재해를 줄이고 기술지도사업의 실효성을 확보하기 위한 건설현장에 부합하는 기술지도 최적안을 개발하는 것을 목적으로 한다.

After 1980` s, as economy was rapidly grown and real estate market was active, greatly increased in population has been supplied to the city. Accordingly, national apartment house market is located in the form of Urban Housing Culture. However, as time goes by the apartment houses where the supply of mass became superannuated and residential environment became poor. So, the environment of old apartment houses has been changed to improve with reconstruction. It has been changed in response to the demands of the times. It is one of essential part in a remodeling field for the future although it has some problems in the way that uses existing buildings.
