인구 및 가구특성을 반영한 행정중심복합도시 주택소요량 예측

본 연구는 인구유출이 야기되는 주변지역과 인구유입이 예상되는 대상지역의 인구 및 가구구조 변화에 맞춰 장기주택수요를 추정함에 있다. 그 대상지역은 행정중심복합도시로 하였고, 시간적 구분은 출범이전의 인구추계치와 출범이후의 목표인구치를 현재의 시점에서 검증하고 인구변화의 예상정도를 파악하고자 한다. 연구의 방법으로 기존에 대표적으로 활용되었던 M-W모형을 고려하되. 급진적인 인구이동 추정을 위한 로지스틱 회귀분석을 통하여 현실적인 논의에 중점을 두었다. 분석결과, 행정중심복합도시의 장기 주택소요량은 2025년 159,611호, 2030년 177,455호가 필요할 것으로 추정되었다. 2030년의 경우, 주택 공급 20만호 계획(행정중심복합도시건설청)을 유지할 경우 22,545호 초과공급이 예상되나, 향후 행복도시로 국회분원 이전, 청와대 이전 등 인구추정 시 포함되지 않았던 새로운 공공기관 추가 이전 등 여러 인구유입 요인들이 발생할 가능성이 크므로 현행 인구목표 50만 정도를 유지 또는 상황 변화에 따라 상향 조정하는 것도 가능하다고 판단된다.
