As life expectancy increases and birth rates continue to decline, the proportion of the elderly population is rapidly growing. In particular, the emergence of active seniors, who pursue independent and active lifestyles supported by stable economic resources and good health, has led to significant changes in housing demands among older adults. Conventional senior housing facilities have primarily focused on care and protection, making them insufficient to accommodate the needs of active seniors who seek independence, social interaction, cultural participation, and leisure activities. Consequently, there is an increasing demand for urban senior housing facilities that integrate urban infrastructure, healthcare services, community activities, and nature-oriented living environments.
The purpose of this study is to propose planning strategies for urban senior housing facilities for active seniors and to apply the findings to an architectural design proposal. To achieve this objective, a theoretical review was conducted on population aging, changes in senior housing, the concept and characteristics of active seniors, and the classification of senior housing facilities. In addition, case studies were carried out on six domestic examples—The Classic 500, Samsung Noble County, The Signum Haus, Sangam Kaiser Palace Classic, Seoul Seniors Bundang Tower, and Seoul Seniors Gayang Tower—and three international examples—Kampung Admiralty, PDX Commons, and Park Wellstate.
The case studies were analyzed from three perspectives: urban and locational characteristics, spatial organization, and community and healthcare strategies. The findings revealed that contemporary senior housing facilities commonly emphasize connectivity with urban infrastructure, accessibility to healthcare services, community-oriented spatial composition, and integration with natural environments. Furthermore, housing functions are increasingly combined with healthcare, cultural, leisure, and commercial functions to support the independent and active lifestyles of seniors.
Based on these findings, four key planning concepts were derived: urban infrastructure linkage, healthcare infrastructure linkage, community activation, and nature-oriented spatial strategies. The design proposal applies these concepts by selecting an urban site with strong accessibility to healthcare facilities, organizing residential and community spaces in an integrated manner, providing open community spaces that encourage interaction with local residents, and creating nature-friendly outdoor environments that promote well-being and healthy aging.
This study is significant in that it proposes planning strategies for urban senior housing facilities reflecting the characteristics and housing needs of active seniors. Furthermore, by translating the findings of case studies into a practical architectural design proposal, the study provides useful reference materials for the planning and design of future urban senior housing facilities.
