The Republic of Korea entered a super-aged society in 2025, with persons aged 65 and over accounting for 21.21% of the total registered population. At the same time, the vast stock of wall-type apartment housing mass-supplied between the 1990s and the 2000s is now reaching the 25- to 30-year mark, undergoing simultaneous physical and functional obsolescence. This convergence defines the central problem this study addresses: physically deteriorated housing inhabited by physically vulnerable elderly residents. Conventional full-scale demolition and reconstruction offers no adequate answer—it carries prohibitive economic and environmental costs, and for elderly residents, forced relocation breaks place attachment accumulated over decades of continuous habitation.
This study therefore proposes a remodeling design method that enables the elderly to continue living in their familiar homes—Aging in Place (AIP)—through the integration of the Skeleton & Infill (SI) system and modular Off-Site Construction (OSC) methods. The research site is the C-type unit plan (exclusive area: 59.97 m²) of Building 203, Hwigyeong Jugong Complex 2, Dongdaemun-gu, Seoul. Completed in 2001, this plan is representative of the deteriorated wall-type apartment stock in terms of structural type, construction period, and plan scale.
Grounding the analysis in the Environmental Press Model (Lawton & Nahemow, 1973) and Place Attachment theory (Rowles, 1983), this study argues that realizing AIP demands four specific spatial conditions from a dwelling: accessibility for users with reduced mobility, safety against fall-related injury, flexibility to accommodate changing physical needs, and spatial support for caregiving. Although the SI system was originally developed on the premise of column-based (rahmen) structures, this study establishes a concept of “partial application” to wall-type apartments: within a wall-type structure, non-load-bearing walls can be treated as replaceable infill, while load-bearing walls and slabs are preserved as the skeleton, and space shortfalls are addressed by adding structures outside the existing skeleton. On this basis, three application methods—attachment, module, and extension—are defined and linked to the four spatial requirements. These methods are not sequential stages of aging but parallel options selected and combined according to the type of spatial deficiency a resident faces.
To ground these methods in built precedent, the study turns to domestic and international cases. Haesimdang (Dobong-gu) and Nuri Town (Jangseong) show how the attachment method operates in Korean public housing; the Japanese UR KSI system and NEXT21 demonstrate the module method; and Grand Parc Bordeaux (Lacaton & Vassal, 2017) illustrates the extension method. Field measurement and drawing analysis of the C-type unit reveal that the plan falls short of all four AIP requirements. Accessibility is compromised by a front-door step of 45 mm and door clearances too narrow for assistive devices; safety is undermined by a 65 mm bathroom step, the lack of safety fixtures, and a bathroom of only about 3.3 m²; flexibility is blocked by piping embedded in the slab and a fixed plan; and care support is absent for want of any caregiving space. The study objectifies these findings against the Barrier Free (BF) certification standards.
Each deficiency calls for a different depth of intervention. For accessibility and basic safety, the attachment method removes the level differences and adds continuous grab rails and safety fixtures. The module method intervenes more deeply: a double-floor system lifts the piping off the slab, and the bathroom is rebuilt as a prefabricated Unit BathRoom. Here the study treats the enlargement not as an end in itself but as the means of securing a usable wheelchair space; by relocating non-load-bearing walls, the bathroom grows from about 3.3 m² to 4.2 m² and gains the 1,500 mm turning radius that the original plan denied, and an accessible kitchen module is added on the same floor system. Where the existing footprint cannot absorb care at all, the extension method converts the balcony into a care space of roughly 10–11 m²—enough, by the study’s area estimate, for a medical bed, a caregiver’s working area, and wheelchair maneuvering. A before-and-after comparison shows that the three methods, applied together, satisfy all four AIP requirements and bring the unit up to the major criteria of the BF certification standards.
Three contributions follow from this work. The study recasts AIP, which earlier research has tended to treat as a sequence of aging stages, into four concrete spatial requirements that hold together as one analytical and planning framework for elderly-friendly remodeling. It also gives the SI system—developed for column structures and long assumed unsuited to wall-type buildings—a theoretical and practical footing in such buildings through the idea of partial application. And by organizing the attachment, module, and extension methods as a non-hierarchical set keyed to types of spatial deficiency rather than to stages of aging, it offers a flexible, in-residence remodeling approach that keeps the resident’s place attachment and residential continuity intact.
