일반주거지역은 제도적으로 주거 기능 중심으로 계획되었으나, 실제로는 다양한 비주거 시설이 혼재하며 전통적 주거공간의 경계가 점차 흐려지고 있다. 이러한 변화는 도시의 기능적 다양성 측면에서 긍정적이나, 주거환경의 혼잡과 갈등을 야기할 가능성도 내포하고 있다. 또한 도시 변화는 가로를 중심으로 나타나지만, 제도는 여전히 면적 단위로 관리되고 있어 법적 용도와 실제 용도 간 차이가 발생하고 있다.
이에 본 연구는 주거지역 내 비주거용도의 분포가 가로의 물리적 특성과 입지 조건에 따라 어떻게 나타나는지 살펴보고, 용도지역 구분이 실제 토지이용 패턴을 충분히 설명하는지, 균질한 용도지역 내에서 이질적인 구조가 존재하는지 확인하고자 하였다. 구체적으로 서울시 제2종일반주거지역 내 비주거용도의 공간적 분포 패턴을 가로 단위로 유형화하고 그 형성 요인을 규명하였다.
본 연구는 KAKAOMAP API를 통해 살펴본 공간상 특정 위치에 존재하는 시설이나 장소의 정보를 나타내는 단위 데이터를 토지이용 점데이터로 정의하고, 이를 가장 가까운 가로 3곳에 할당하여 분석하였다. 이후 서울시 제2종일반주거지역 내 21,224개 도로구간을 대상으로 K-Means, GMM, SOM 세 가지 군집분석 기법을 비교 적용하여 최적의 유형화 방법을 선정하였다. 도출된 군집의 통계적 유의성은 ANOVA를 통해 검증하였으며, 군집 형성 요인 분석을 위해 다항 로지스틱 회귀분석을 진행하였다.
분석 결과, 서울시 제2종일반주거지역의 보행가로는 ‘식당골목’, ‘생활골목’, ‘상업거리’, ‘카페거리’의 네 유형으로 분류되었으며, 동일한 용도지역 안에서도 서로 다른 기능적·공간적 모습이 나타남을 확인하였다. 또한 가로 유형은 도로 폭, 직선성, 주변 토지이용과 같은 형태적 요소가 기능적 분화를 설명하는 데 중요한 역할을 하지만, 모든 가로가 이러한 형태가 기능을 설명하는 구조를 일관되게 따르는 것은 아니었다. 일부 가로에서는 물리적 조건이 기능을 비교적 명확히 규정한 반면, 다른 가로에서는 방문 수요나 업종 경쟁력과 같은 비형태적 요인이 중첩되며 보다 복합적인 구조가 나타났다. 이는 경우에 따라 보행 중심 가로가 단일한 형태적 규칙에 따라 형성되기보다, 형태적 조건과 비형태적 요인이 함께 작동하는 다층적 구조 속에서 형성됨을 보여준다.
본 연구는 가로라는 미시적 단위의 분석을 통해 기존 용도지역 체계로는 포착되지 않았던 주거지역 내부의 기능적 다양성과 공간 구조를 실증적으로 규명하였다는 점에서 학문적 의의를 지닌다. 연구 결과는 향후 주거환경 관리 및 유연한 용도지역 운영을 위한 정책적 기초자료로 활용될 수 있을 것으로 기대된다.

General residential zones are primarily planned for housing; however, various non-residential facilities are increasingly incorporated within them, gradually blurring the conventional boundaries of residential space. While this transformation enhances urban functional diversity, it also raises concerns regarding congestion and land-use conflicts. Moreover, zoning regulations operate on an area-wide basis, while urban changes occur primarily along streets, creating a mismatch between legal designations and actual land-use patterns.
Against this background, this study investigates how the distribution of non-residential uses within residential zones is shaped by the morphological characteristics and locational attributes of streets. The research examines whether existing zoning classifications adequately reflect actual land-use configurations and whether spatially differentiated structures emerge within formally homogeneous zoning districts. Specifically, the study identifies and typifies street-level patterns of non-residential land use in Seoul’s Second-Class General Residential Areas and explores the factors underlying these patterns.
To achieve this, point-based land-use data were constructed using Points of Interest (POI) information collected through the KakaoMap API, which were spatially assigned to the three nearest street segments. Three clustering methods—K-means, Gaussian Mixture Model (GMM), and Self-Organizing Maps (SOM)—were applied to 21,224 street segments within Seoul’s Second-Class General Residential Areas to identify an optimal typology of street-level land-use patterns. The statistical validity of the clusters was assessed using Analysis of Variance (ANOVA), and the determinants of cluster membership were examined through multinomial logistic regression analysis.
The analysis identified four types of pedestrian-oriented streets within Second-Class General Residential Zones: food alleys, residential alleys, commercial streets, and café streets. This classification indicates that heterogeneous functional and spatial patterns can coexist within a single zoning category. Morphological factors—including street width, linearity, and surrounding land-use composition—played a significant role in explaining functional differentiation. However, the relationship between form and function was not consistent across all street types. In some cases, physical street characteristics strongly shaped functional outcomes, while in others, non-morphological factors—such as visitor demand and business competition—interacted with physical conditions to produce more complex spatial patterns. These results suggest that pedestrian-oriented streets emerge from the combined influence of morphological and non-morphological factors rather than from a single deterministic principle.
This study contributes to the literature by empirically revealing micro-scale (street-level) functional diversity and spatial differentiation within residential areas—phenomena that are often overlooked by conventional zoning approaches. The findings provide insights for improving residential area management and support the need for more flexible and context-sensitive zoning strategies in future urban policy.
