최근 자전거 이용을 활성화하려는 움직임에도 불구하고, 공동주거 자전거보관소는 여전히 설치 기준 충족을 위한 부대시설로 계획되어 실질적인 이용자 편의와 공간적 구성에 대한 계획적 고려가 미흡한 실정이다. 이에 본 연구는 공동주거 자전거보관소를 단순한 부대시설이 아닌 일상적인 공용공간으로 재정의하고, 공용공간을 구성하는 하드웨어–소프트웨어–오그웨어의 세 축을 분석 틀로 설정하여 국내외 사례를 비교·분석함으로써, 공동주거 자전거보관소의 건축계획적 개선 방향을 제시하는 것을 목적으로 한다.
이를 위해 해외 및 국내 공동주거에 배치된 자전거보관소를 대상으로, 자전거보관소의 위치, 배치, 접근 및 동선계획과 더불어 자전거 정비 지원시설, 이용자 편의·체류시설 및 기타 편의 요소를 종합적으로 검토하였다.
하드웨어 측면에서는 위치를 중심으로 집중 주차와 분산 주차, 접근 방식을 기준으로 외부 접근형, 건물내 접근형, 주거층 접근형, 배치방식에 따라 전용 배치와 통합 배치, 동선 계획에 따라 비분리형, 부분 분리형, 완전 분리형으로 유형화하여 파악하였다. 소프트웨어 측면에서는 전문인력관리형과 셀프서비스형 자전거 정비 지원시설, 자전거 작업·주차공간과 편의공간이 결합된 이용자 편의·체류시설, 그리고 보관·이동 지원, 정비·청결 관리 및 부가적 편의를 제공하는 기타 이용자 편의 요소로 분류하여 분석하였다.
분석 결과, 해외 공동주거 자전거보관소는 유형별로 상이한 계획 전략을 통해 접근의 연속성, 이용 행태를 고려한 배치 위계, 다양한 거치 방식의 선택적 적용 등이 이루어지고 있는 것으로 나타났다. 또한 자전거 정비 및 편의시설을 공용공간과 통합하여 자전거 보관 및 이용 공간이 공동체의 일상적 행위로 수용하는 공간으로 기능하고 있다. 반면, 국내 공동주거 사례에서는 자전거보관소가 설치 기준 충족과 공간 확보 중심으로 계획되는 경향이 강하며, 접근 동선의 연속성, 안전성, 인지성, 프로그램 도입과 이로 인한 시설의 지속성 측면에서 한계가 확인되었다. 특히 국내 사례에서는 하드웨어와 소프트웨어가 분절적으로 계획되고 있어 공간 활용과 이용 경험이 제한되는 경향이 나타났다.
이러한 분석을 바탕으로 본 연구는 공동주거 자전거보관소 계획에 있어 접근 체계의 연속성 확보, 이용 목적에 따른 거치 방식의 병행 적용, 설치 대수 중심에서 설치 면적 중심으로의 기준 전환, 그리고 편의 요소를 포함한 공용공간과의 통합적 계획의 필요성을 시사한다. 나아가 공동주거 자전거보관소를 공용공간으로 재정의함으로써, 기존의 설비‧기준 중심 접근에서 벗어나 이용 행위 중심의 계획 방향을 제시하였다는 점에서 의의를 가진다.

Despite recent efforts to promote bicycle use, bicycle storage facilities in collective housing are still predominantly planned as ancillary facilities intended to satisfy minimum installation requirements. As a result, insufficient consideration is given to actual user convenience and spatial configuration. In response, this study redefines bicycle storage facilities in collective housing not merely as subsidiary amenities but as everyday shared spaces. To this end, the study establishes an analytical framework based on the three components of shared space—hardware, software, and orgware—and conducts a comparative analysis of domestic and international cases in order to propose architectural planning strategies for improving bicycle storage facilities in collective housing.
The research examines bicycle storage facilities located in both overseas and domestic collective housing projects, focusing on their location, spatial configuration, access and circulation systems, as well as bicycle maintenance support facilities, user convenience and stay-related spaces, and other auxiliary elements. From a hardware perspective, bicycle storage facilities are categorized according to location (centralized and decentralized parking), access type (external access, internal building access, and residential-floor access), spatial arrangement (exclusive and integrated layouts), and circulation planning (non-separated, partially separated, and fully separated circulation). From a software perspective, the analysis includes bicycle maintenance support facilities operated either by professional management or self-service systems, user convenience and stay-oriented spaces combining bicycle work and parking functions, and additional elements that support storage, mobility, maintenance, cleanliness, and supplementary user services.
The analysis reveals that overseas bicycle storage facilities in collective housing adopt differentiated planning strategies according to their respective types, ensuring continuity of access, hierarchical spatial arrangements reflecting patterns of use, and selective application of diverse bicycle parking systems. Moreover, maintenance and convenience facilities are often integrated with shared spaces, allowing bicycle use to function as an everyday communal activity. In contrast, domestic cases tend to prioritize compliance with installation standards and the securing of minimum space requirements. Consequently, limitations are observed in terms of continuity, safety, legibility of access routes, the introduction of supportive programs, and the long-term sustainability of bicycle storage facilities. In particular, the fragmented planning of hardware and software elements in domestic cases restricts the potential for spatial utilization and the expansion of user experience.
Based on these findings, this study emphasizes the importance of ensuring continuity within access systems, applying multiple bicycle parking methods according to different usage purposes, shifting regulatory criteria from a focus on the number of bicycles to spatial area-based standards, and integrating bicycle storage facilities with shared spaces that include user convenience elements. By redefining bicycle storage facilities in collective housing as shared spaces, this study moves beyond a conventional equipment- and regulation-oriented approach and proposes a user behavior–centered planning perspective, thereby contributing to the development of more sustainable and user-oriented bicycle infrastructure in collective housing.
