풍수 경관의 심리적 영향이 주거 만족도에 미치는 실증 분석 : 대구광역시 대단위 아파트 지구를 중심으로 = An Empirical Analysis of the Psychological Impact of Feng Shui Landscape on Residential Satisfaction:Focusing on large-scale apartment complexes in Daegu Metropolitan City

국문 초록 (Abstract)

오늘날의 우리 사회에서 주거환경은 개인과 가족의 삶의 질에 중대한 영향을 미치 는 중추적인 요인으로 인식하고 있다. 도시화가 가속화됨에 따라 아파트는 대표적인 주거 형태로 자리 잡았으며, 이에 구매자들은 아파트를 선택할 때 다양한 기준을 고 려하고 있다. 일반적으로 아파트의 선택 기준은 교통의 접근성, 생활 편의시설, 교육 환경 등 사회적, 물리적 요인에 초점이 맞춰져 있었지만, 최근에는 보다 정성적인 요 소인 경관과 같은 자연환경과 풍수지리 요소에 대한 관심이 커지고 있다. 풍수지리는 인간이 살아가는데 재화(災禍)를 피하고자 하는 본능적 사고를 중심으 로 시작된 전통 지리 사상의 이론으로, 공간의 배치와 자연환경이 인간의 길흉화복과 건강, 재물에 영향을 미친다는 믿음에 기반으로 성립되었다. 이러한 풍수지리 원리는 주거 선택에서도 영향을 미치며, 풍수 경관이 제공하는 심리적 안정감과 긍정적인 에 너지의 심층적인 분석이 필요하다. 아파트에서 바라보는 경관과 조망권은 물리적·정서 적 가치 또한 구매자의 의사결정에 큰 영향을 미치는 요소로 주목받고 있다. 더불어 심리학과 환경심리학 연구에서는 자연환경이 인간의 불안감 감소, 심리적 안정, 삶의 만족도 등에 긍정적인 효과를 미친다는 점을 부각하고 있으며, 이러한 연구 결과는 풍수 경관의 중요성을 주거지 선택과정에서 새로운 판단 기준을 제시하며, 현대적으 로 재해석하는 데 핵심적인 정보를 제공하고 있다. 하지만, 지금까지의 선행연구는 풍수적 관점과 현대적 경관 요소의 통합적 영향을 다루기보다는, 각각의 요인을 개별적으로 분석한 경우가 많았다. 따라서 본 연구는 심 리적 만족도와 아파트 주거 만족도에 풍수 경관이 미치는 영향을 탐구하고자 하였다. 현대사회에서 주거환경에 대한 관심이 증가함에 따라, 풍수지리학적 요소와 경관적 요인이 아파트 선택에 미치는 영향이 중요한 연구주제로 대두되고 있다. 본 연구는 대구광역시 대단위 아파트 지구 중 자연환경과 인간의 생활이 조화롭게 어우러지는 경관적 환경이 주변의 풍수 형기론 적인 사신사(四神砂-청룡·백호·현무·주작)는 물론 산, 강, 바다, 나무, 바위, 공원 등 자연적인 것과 인공적인 건물 등을 자연 경관적 시 각과 풍수 경관적인 조건에 부합하는 북구 금호지구, 연경지구, 동구 혁신지구 아파트 현 거주자를 대상으로 무작위 표본 추출 방식의 설문조사와 대면조사를 실시하여 풍 수적 요인과 경관적 요소가 심리적 만족도와 주거 만족도에 미치는 영향을 분석하였 으며, 풍수 경관을 구성하는 주요 요인으로서 입지와 지형, 자연경관, 인문경관, 교통 과 접근성, 건축설계, 물리적 환경이 심리적 만족도와 아파트 주거 만족도에 미치는 영향을 파악하기 위해 설문조사를 수행하였다. 수집된 데이터를 바탕으로 구조 방정 식 모형(Structural Equation Modeling, SEM)을 활용하여 인과관계를 분석하고, 풍수 경관 요인이 심리적 만족도와 아파트 주거 만족도에 어떠한 영향을 미치는지를 통계 적으로 유의미한 결과를 도출하였다. 실증 분석 결과, 풍수 경관 요인은 거주자의 심리적 만족감과 주거 만족도에 직․ 간접적으로 유익한 영향을 미치며, 특히 중·장년층에서 그 중요성이 더 두드러지게 드 러났다. 향후, 아파트 개발과 설계 과정에서 풍수 경관 요인을 고려하는 것이 아파트 구매자의 만족도를 높이고 부동산 시장의 경쟁력을 강화하는 데 기여할 수 있음을 시 사한다. 또한, 풍수 경관이라는 추상적 개념을 심리적 만족도와 아파트 주거 만족도에 미치는 영향을 보다 심층적인 연구를 통해 포괄적인 이해를 증진시켜야 한다. 이를 통해 구매자들이 주거지를 선택할 때 풍수 경관의 중요성을 명확히 하고, 주 거단지 개발 및 도시계획 수립 시 풍수적 요소를 고려한 디자인으로 구매자 선호도를 향상 시킬 수 있음을 보여준다. 또한, 부동산 개발자와 정책 입안자에게 풍수적·경관 적 요소를 활용한 차별화된 전략적 접근의 필요성을 제시하며, 지속 가능한 주거환경 조성과 부동산 가치 평가에 대한 새로운 관점을 제공하여, 도시와 건축 계획의 실무 적 활용성을 제시하는 데 긍정적인 영향이 미치기를 기대한다.

In today's society, the residential environment is recognized as a pivotal factor that has a significant impact on the quality of life of individuals and families. As urbanization accelerates, apartments have become a representative residential type, so buyers are considering various criteria when choosing an apartment. In general, the criteria for selecting apartments have focused on social and physical factors such as accessibility of transportation, convenience facilities for living, and educational environment, but in recent years, interest in natural environments such as landscapes and feng shui factors, which are more qualitative factors, is growing.
Feng shui is a theory of traditional geographic thought that started with the instinctive thinking to avoid goods in human life, and was established based on the belief that the arrangement of spaces and the natural environment affect human luck, health, and wealth. This principle of feng shui geography also affects housing choices, and in-depth analysis of the psychological stability and positive energy provided by the feng shui landscape is needed. The landscape and view from the apartment are attracting attention as factors that greatly influence the decision-making of buyers as well as the physical and emotional values. In addition, psychology and environmental psychology studies highlight that the natural environment has a positive effect on reducing human anxiety, psychological stability, and life satisfaction, and these findings present new criteria for determining the importance of feng shui landscapes in the residential selection process and provide key information for modern reinterpretation.
However, previous studies so far have often analyzed each factor individually rather than dealing with the integrated effect of feng shui perspective and modern landscape factors. Therefore, this study attempted to explore the effect of feng shui landscape on psychological satisfaction and apartment housing satisfaction.
As interest in the residential environment increases in the modern society, the effect of feng shui geographic factors and landscape factors on apartment selection is emerging as an important research topic. This study conducted a random sampling survey and face-to-face survey of current residents of Kumho District, Yeongyeong District, and Dong-gu Innovation District in Buk-gu District, where the natural environment and landscape factors are harmonized with human life among the large-scale apartment districts in Daegu Metropolitan City, and the effects of location and topography, natural and artificial buildings such as mountains, rivers, seas, trees, rocks, and parks, as well as natural and artificial buildings such as mountains, rivers, seas, rocks, and parks, which meet the natural and feng shui landscape perspectives and feng shui landscape conditions, and analyzed the effects of feng shui factors and landscape factors on psychological and residential satisfaction.
A survey was conducted to understand the effects of location and topography, natural scenery, humanities landscape, transportation and accessibility, architectural design, and physical environment on psychological satisfaction and apartment housing satisfaction as the main factors constituting feng shui landscape. Based on the collected data, a causal relationship was analyzed using a structural equation modeling (SEM), and statistically significant results were drawn on how feng shui landscape factors affect psychological satisfaction and apartment housing satisfaction.
As a result of empirical analysis, the factors of feng shui landscape directly and indirectly have a beneficial effect on the psychological satisfaction and housing satisfaction of residents, and their importance was revealed more prominently in the middle and elderly. It is suggested that considering feng shui landscape factors in the future apartment development and design process can contribute to enhancing the satisfaction of apartment buyers and strengthening the competitiveness of the real estate market. In addition, it is necessary to promote comprehensive understanding through more in-depth research on the effect of the abstract concept of feng shui landscape on psychological satisfaction and apartment housing satisfaction.
Through this, it clarifies the importance of feng shui landscapes when buyers choose a residence and shows that buyer preference can be improved with designs that take into account feng shui factors when developing residential complexes and establishing urban planning. In addition, it is expected to have a positive impact on presenting the practical utility of urban and architectural plans by presenting the need for a differentiated strategic approach using feng shui and landscape factors to real estate developers and policymakers and providing a new perspective on the creation of a sustainable residential environment and real estate valuation.
