국내 아파트 시장은 주거재이면서 동시에 준금융자산으로 기능하며, 가격 변동 국면에 따라 투자적
행태가 강하게 나타나는 특징이 있다. 특히 가격 상승기에는 FOMO, 영끌, 패닉바잉과 같은 집단적 매수
심리가 중형 아파트를 중심으로 빠르게 확산되며, 이는 시장 전체의 변동성과 동조성을 증폭시키는 핵심
요인으로 작용한다. 그럼에도 불구하고, 기존 연구는 아파트 시장을 대체로 균질한 단일 시장으로 전제하
거나, 군집행태의 존재 여부 자체에 초점을 맞추는 데 그쳐, 규모별 하위시장이 지니는 구조적 이질성과
시장 국면에 따른 행태 전환을 충분히 설명하지 못한다. 본 연구는 이러한 한계를 문제의식의 출발점으
로 삼아, 아파트 시장을 이질적인 하위시장들의 결합체로 재해석하고 규모별·국면별 군집 및 역군집행태
의 구조를체계적으로규명하고자한다.
본 연구는 서울시 법정동 단위 월별 아파트 매매가격 자료를 활용하며, 분석 기간은 2001년 1월부터
2025년 6월까지이다. 자료는 소형, 중형, 중대형 아파트로 구분하여 구축되며, 이를 통해 아파트 규모에
따른 가격 행태의 차이를 정밀하게 비교·분석한다. 장기간 시계열 자료를 사용함으로써 글로벌 금융위기
와 COVID-19 팬데믹과 같은 주요 거시적 충격 국면에서 하위시장별 반응의 차이도 함께 포착한다.
분석 방법으로는 Chang, Cheng, Khorana(2000)의 군집행태 기본모형과 Pollock et al.(2024)의 확장모
형을 적용하여 아파트 규모별 군집 및 역군집행태를 실증적으로 검정한다. 이 과정에서 GARCH 모형을
활용해 조건부 변동성을 통제함으로써 변동성에 따른 추정 왜곡을 최소화한다. 또한 마르코프 상태전환
모형을 통해 상승기와하락기라는시장국면을 식별하고, 국면별 행태차이를 분석한다. 나아가 분위회귀
모형을 적용하여 수익률 분포의 서로 다른 분위에서 군집 및 역군집행태가 어떻게 비대칭적으로 나타나
는지를 검토함으로써 평균적 관계를 넘어서는행태적이질성을분석한다.
분석 결과, 국내 아파트 시장에서는 시장 국면에 따라 군집과 역군집행태가 비대칭적으로 나타나는
구조가 확인된다. 가격 상승기에는 투자자들의 판단이 시장 평균 방향으로 수렴하는 군집행태가 강화되
는 반면, 가격 하락기에는 투자 판단이 분산되는 역군집행태가 상대적으로 두드러진다. 규모별로는 소형
아파트가 단기 가격 변동에 민감하게 반응하는 특성을 보이는 반면, 중형 아파트는 시장 평균으로의 강
한 수렴성을 나타내며 군집행태의 중심적 역할을 한다. 중대형 아파트는 외부 충격기와 하락 국면에서
상대적으로 독립적인 판단을 강화하는 방어적 특성을 보인다. 시기별로는 COVID-19 기간에 유동성 확
대의 영향으로 모든 규모에서 군집 강도가 크게증폭되는 반면, 글로벌 금융위기 국면에서는 역군집행태
가 명확하게 관측된다. 분위회귀 분석 결과, 군집행태는 중간 분위에서 가장 강하게 나타나며, 하락기에- i
는 중대형 아파트의 상위 분위에서만 역군집행태가 발현되는 등 수익률 분위별로도 뚜렷한 비대칭성이
확인된다.
본 연구는 국내 주택시장 연구에서 상대적으로 충분히 다루어지지 않았던 역군집행태를 실증적으로
제시하고, 아파트 시장이 단일 평균가격으로 설명될 수 없는 다층적·이질적 구조를 지닌 시장임을 보여
준다. 특히 중대형 아파트의 하락기 역군집행태는 주택시장에서 모든 가격 변동이 비합리적 추종행동의
결과로만 설명될 수 없으며, 가격 하락 국면에서 합리적으로 대응하는 독립적 하위시장이 존재함을 시사
한다. 이처럼 한국의 주택시장은 동조화와 분절화가 동시에 나타나는 역동성을 보여주므로, 이를 동조화
된 하나의 시장으로 전제한 정책 접근의 한계를 시사하며, 규모별·국면별로 차별화된 정책 설계의 필요
성을 제기한다.
다만 본연구는시세기반조사자료를사용함으로써실거래수준의미시적변동성을충분히포착하지
못하고, 아파트 규모 구분의 단순성 및 거시경제 변수 반영의 제약이라는 한계가 있다. 향후 연구에서는
실거래 자료의 통합, 미시·거시 변수의 결합 분석, 그리고 분석 지역의 확장을 통해 연구의 정밀도와 일
반화 가능성을 제고할필요가있다

The Korean apartment market functions not only as a housing good but also as a quasi-financial
asset, exhibiting strong investment-oriented behavior depending on price regimes. In particular, during
price upswings, collective buying sentiments such as fear of missing out (FOMO), highly leveraged
purchases, and panic buying rapidly spread, especially within the mid-sized apartment segment,
amplifying overall market volatility and co-movement. Despite these characteristics, existing studies
largely treat the apartment market as a homogeneous single market or focus primarily on the
existence of herding behavior itself, thereby failing to adequately explain the structural heterogeneity
across size-based submarkets and behavioral transitions across market regimes. Addressing this gap,
this study reconceptualizes the apartment market as a composite of heterogeneous submarkets and
systematically investigates size- and regime-dependent herding and anti-herding behavior.
This study employs monthly apartment transaction price data at the legal-dong level in Seoul,
covering the period from January 2001 to June 2025. Apartments are classified into small-, mid-, and
mid-to-large-sized units, allowing for a detailed comparison of price dynamics across size categories.
The long time span of the data enables the analysis to capture submarket-specific responses to major
macroeconomic shocks, including the Global Financial Crisis and the COVID-19 pandemic.
Methodologically, the study applies the baseline herding model of Chang, Cheng, and Khorana
(2000) and the extended framework proposed by Pollock et al. (2024) to empirically test herding and
anti-herding behavior across apartment sizes. Conditional volatility is controlled using a GARCH
specification to mitigate volatility-induced estimation bias. A Markov regime-switching model is
employed to distinguish between expansionary and contractionary market regimes and to examine
regime-dependent behavioral shifts. In addition, quantile regression is applied to assess asymmetric- 77
herding behavior across different points of the return distribution, thereby capturing behavioral
heterogeneity beyond average effects.
The empirical results reveal a pronounced asymmetric structure in which herding and anti-herding
behavior vary systematically across market regimes. During price upswings, investor behavior
increasingly converges toward the market average, strengthening herding effects, whereas during
downturns, investment decisions become more dispersed, leading to pronounced anti-herding behavior.
Across size categories, small apartments exhibit heightened short-term sensitivity to price
fluctuations, while mid-sized apartments display strong convergence toward the market mean,
functioning as the core segment driving overall herding dynamics. In contrast, mid-to-large
apartments demonstrate defensive characteristics by reinforcing independent decision-making during
external shock periods and market downturns. Temporally, herding intensity significantly increases
across all size categories during the COVID-19 period due to abundant liquidity, whereas clear
anti-herding behavior emerges during the Global Financial Crisis. Quantile regression results further
indicate that herding is strongest at the median quantiles, while anti-herding manifests only at the
upper quantiles of mid-to-large apartments during downturns, highlighting substantial asymmetry
across return distributions.
This study contributes to the literature by providing empirical evidence of anti-herding behavior, a
phenomenon that has received limited attention in the context of the Korean housing market. The
findings demonstrate that the apartment market cannot be adequately characterized by a single
average price dynamic but should instead be understood as a multilayered market in which
heterogeneous behavioral patterns coexist. In particular, the anti-herding behavior observed in
mid-to-large apartments during downturns suggests the existence of an independent submarket
capable of rationally resisting price declines rather than merely reflecting irrational herding behavior.
These results imply fundamental limitations of housing policies that implicitly assume a fully
synchronized market and underscore the need for size- and regime-specific policy designs.
Nevertheless, this study is subject to several limitations. The use of asking-based price data
restricts the ability to fully capture micro-level volatility observed in transaction prices, and the
classification of apartment sizes remains relatively coarse. In addition, the analysis is constrained by
the limited incorporation of macroeconomic variables. Future research may enhance analytical precision
and generalizability by integrating transaction-level data, combining micro- and macroeconomic
factors, and extending the analysis to other regions.
