본 연구는 복합문화시설의 공유공간 구성 원리를 적용하여 정릉 지역의 집합 주거를 설계하는 전략을 제안한다. 현대 도시의 주거환경은 개인화와 폐쇄성의 심화로 인해 거주자 간 관계 단절과 지역 공동체의 약화를 초래하고 있으며, 이에 따라 주거 내에서도 교류와 상호작용을 촉진할 수 있는 공간 구조의 필요성이 대두되고 있다. 이러한 배경에서 본 연구는 복합문화시설의 공유공간이 가지는 구성 특성과 원리를 주거시설에 확장 적용하여 새로운 커뮤니티 중심의 집합 주거 모델을 제시하고자 한다. 인천광역시에 위치한 리모델링형 복합문화시설(인천 아트플랫폼, 코스모40, 상상 플랫폼) 과 신축형 복합문화시설(서창 어울마당, 검단 복합문화시설, 청라블루노바홀) 을 비교·분석하였다.
분석 결과, 리모델링형 복합문화시설의 공유공간 비율은 평균 44.47% 신축형은 30.62%로 신축형에 비해 리모델링의 공유공간 면적 비율이 높게 나타났으며, 공간 구성은 리모델링 그룹은 수평적 개방구조를 중심으로 한 교류 중심의 특성을 보였고, 신축형 복합문화시설은 업무·지원영역의 비율이 높고, 기능별 분리와 위계적 동선 체계를 중심으로 한 효율적 관리구조를 형성한다는 차이점을 확인할 수 있었다. 이러한 차이는 도시의 형성과정과 조성 방식의 차이에서 비롯된 것으로, 리모델링형은 접근성과 연결성, 신축형은 효율성과 기능 연결을 중심으로 발전한 공간 구조임을 확인할 수 있었다.
앞서 복합문화시설의 공유공간 구성 원리를 통해 서울 성북구 정릉 10길 집합 주거 설계에 적용하였다. 대상지는 경사 지형과 골목길이 공존하는 지역으로, 외부와의 연계가 활발한 열린 주거 공간 구성을 목표로 하였다. 이러한 설계전략을 통해서 공유업무시설, 커뮤니티 데크, 옥상 정원, 주거시설 내 커뮤니티 공간 등을 배치하여 주거·업무·커뮤니티 기능을 통합하고, 수평과 수직의 다양한 공유공간을 통해 입주민 간의 교류를 촉진하고자 하였고, 이를 통해 복합문화시설의 공유공간 구성 원리가 주거 공간에서도 효과적으로 작용할 수 있음을 확인할 수 있다.
결론적으로, 본 연구는 도시의 관계적 단절을 완화하고 거주자 중심의 개방적 공간 구조를 구현함으로써, 공유와 교류가 일상화된 집합 주거의 새로운 방향성을 제시하였다. 이는 향후 도시 주거의 질적 향상과 공동체 회복을 위한 건축적 접근의 기초로서 의의가 있다.

This study proposes a design strategy for collective housing in the Jeongneung area by applying the spatial composition principles of shared spaces derived from complex cultural facilities. Contemporary urban housing environments have increasingly emphasized privatization and enclosure, which has led to the weakening of social relationships among residents and the decline of local communities. In response, there is a growing need for spatial structures within residential environments that encourage interaction and everyday social exchange. Based on this context, the study seeks to extend the characteristics and organizational principles of shared spaces found in complex cultural facilities to residential architecture, presenting a community-oriented model of collective housing.
The research conducts a comparative analysis of remodeling-type complex cultural facilities (Incheon Art Platform, Cosmo 40, and Sangsang Platform) and newly built facilities (Seochang Eoullimadang, Geomdan Complex Cultural Facility, and Cheongna Blue Nova Hall) located in Incheon Metropolitan City. The analysis reveals that the average proportion of shared space in remodeling-type facilities is 44.47%, which is higher than that of newly built facilities at 30.62%. Remodeling-type facilities are characterized by horizontally open spatial structures that emphasize accessibility, connectivity, and user interaction, while newly built facilities tend to prioritize operational efficiency through higher proportions of support and administrative spaces, functional separation, and hierarchical circulation systems. These differences are closely related to the respective development processes and urban contexts in which the facilities were created.
The shared space principles identified through this analysis were applied to the design of a collective housing project along Jeongneung 10-gil in Seongbuk-gu, Seoul. The site, characterized by sloping terrain and an existing alley-based urban fabric, was planned as an open residential environment that actively connects with its surroundings. Shared workspaces, community decks, rooftop gardens, and internal communal areas were strategically arranged to integrate residential, work, and community functions. Through a combination of horizontal and vertical shared spaces, the design aims to promote daily interaction among residents, demonstrating that the spatial principles of shared spaces in complex cultural facilities can be effectively adapted to residential contexts.
In conclusion, this study suggests a new direction for collective housing that mitigates relational disconnection in urban environments and supports resident-centered, open spatial structures where sharing and interaction are embedded in everyday life. The findings provide a foundational architectural approach for enhancing residential quality and fostering community-oriented living environments in future urban housing developments.
