    본 연구는 현대 아파트 주거공간의 구조적 변화가 사회구조와 생활양식의 변화에 따라 어떻게 나타나는지를 실증적으로 분석하고자 하였다. 구체적으로는 아파트의 주요 내부 공간인 주방·식당, 거실, 침실(자녀방)의 면적 비율을 종속변수로 설정하고, 이에 영향을 미치는 가족구조, 여성의 사회참여, 경제발전 수준, 공급 시기, 발코니 확장 여부, 주택의 면적 및 설계 특성 등 다양한 사회적, 물리적, 정책적 설명변수를 중심으로 다중회귀분석을 수행하였다. 분석에는 전국 286개 단지, 998개 아파트 평면의 실사용 면적, 평면 구조, 공급연도 및 사회경제지표가 포함되었으며 총 20여 개 변수에 대한 유의성 및 영향력을 통계적으로 검증하였다.
    주방·식당 면적비율 분석에서는 여성 고용률이 유의미한 양(+)의 영향을 미쳐 여성의 사회 진출 확대가 조리 공간을 가족 커뮤니케이션 공간으로 재구성하는 경향으로 이어짐을 확인하였다. 발코니 확장 여부 또한 주방·식당 면적의 확장을 유의하게 설명하였다. 안방 대비 거실 면적비율 분석 결과 여성 경제활동 참가율과 핵가족 비율은 유의한 양의 효과를 보였다. 이는 전통적인 안방 중심의 평면구조에서 탈피해 공용공간인 거실의 기능과 비중이 점점 확대되고 있음을 의미한다. 또한 실사용 면적과 베이 수, 발코니 확장은 거실 면적 비중의 증가를 유의하게 설명하였으며 공급연도는 음(-)의 관계를 보여 최근일수록 프라이빗 공간이 강조되는 경향이 나타났다. 침실(자녀방) 면적비율 분석에서는 합계출산율과 가구당 자녀 수가 높을수록 자녀방 면적 비율이 오히려 낮아지는 경향이 관찰되었으며 이는 다자녀 가구일수록 침실 공간을 분할하거나 집약적으로 사용하는 설계가 반영된 결과로 해석된다. 공급연도와 실사용 면적은 양의 영향을 미쳤으며, 이는 최근일수록 자녀방의 독립성과 학습공간 기능 확보가 주거 설계에 반영되고 있음을 시사한다. 핵가족 비율은 자녀방 면적에 음의 영향을 주어 가족 구성원이 적을수록 공용공간이나 부부공간이 우선적으로 확대되는 경향을 보여주었다.
    종합적으로 본 연구는 사회적 지표가 주거공간의 물리적 구성과 밀접하게 연결되어 있다는 점을 실증적으로 검증하였다. 핵가족화, 여성의 경제활동 증가, 자녀 수 감소 등은 단순한 사회통계 변화에 그치지 않고 아파트 평면 설계와 공간구성의 실질적 변화로 이어지고 있음을 확인하였다. 이러한 결과는 향후 주거정책 수립, 공공주택 설계, 도시계획 수립 시 사회구조 변화의 반영 필요성을 강조하는 정책적 시사점을 제공한다. 특히 여성의 사회참여 확대, 자녀 감소, 프라이버시 중시 경향 등 사회문화적 변화에 유연하게 대응할 수 있는 공간 설계기준 마련이 필요하다. 더불어 자녀방의 질적 공간 확보, 공용공간 기능의 재정의, 다양한 가족유형에 따른 맞춤형 주택공급 전략 수립도 필요함을 제안한다.

    This study aims to empirically examine how structural changes in modern apartment living spaces reflect shifts in social structure and lifestyle. Specifically the study sets the area ratios of major internal spaces—kitchen·dining area, living room, and children's bedrooms—as dependent variables, and employs multiple regression analysis using a wide range of social, physical, and policy-related explanatory variables, such as family structure, women's social participation, level of economic development, year of housing supply, balcony expansion, and design characteristics. The analysis includes data from 286 apartment complexes and 998 apartment floor plans across Korea, integrating usable area, spatial layout, supply year, and regional socioeconomic indicators to statistically assess the significance and effect of over 20 variables.
    Results indicate that the female employment rate has a significant positive impact on the kitchen·dining area ratio, suggesting that increased female labor force participation leads to a reconfiguration of cooking spaces as hubs for family interaction. Balcony expansion also significantly explains the growth of this space. For the ratio of living room to master bedroom, both female employment and the nuclear family rate show positive effects, indicating a shift away from traditional master-bedroom-centered layouts toward larger, shared living areas. Usable area, number of bays, and balcony expansion positively affect the living room area, while supply year shows a negative relationship, implying a recent emphasis on private spaces.
    In the analysis of children's bedroom ratios, higher fertility rates and larger numbers of children per household are associated with smaller proportional bedroom areas—likely reflecting spatial division or densification in multi-child households. In contrast, more recent construction and larger total unit size are associated with increased bedroom ratios, highlighting the growing importance of privacy and learning space for children. Nuclear family rate negatively affects children's bedroom size, suggesting a reallocation of space toward shared or adult-oriented areas in smaller households.
    Overall, the findings confirm that social indicators such as household structure, female labor force participation, and declining birth rates are strongly associated with changes in the physical configuration of residential spaces. These results offer important policy implications, emphasizing the need for residential planning and design standards that flexibly respond to evolving family structures and socio-cultural dynamics. In particular, there is a need to secure qualitative improvements in children's spaces, redefine shared areas, and develop diversified housing supply strategies tailored to various family types. While the study is grounded in large-scale empirical data, future research should incorporate qualitative methods—such as surveys and interviews—to better capture household-specific needs and lived experiences in residential space use.
