본 연구는 ‘서초음악문화지구’의 특화 업종인 악기판매점을 대상으로, 해당 업종의 운영 특성이 도시공간에서 어떠한 물리적 특성으로 구현되는지를 규명하였다. 서초음악문화지구는 국내 유일의 클래식 음악 관련 업종 집적지로서 클래식 음악을 소비하는 특정 수요층과 악기판매라는 업종의 특수성이 결합되어 자생적으로 형성된 상권이다.
이 지역은 2018년 예술의전당과 함께 문화지구로 지정된 이후 제도적으로 관리되고 있다. 특히 오랜 기간 도시조직으로부터 단절되었다는 평가를 받아온 예술의전당을 중심으로 상권이 형성되었다는 점에서 지역 내 문화 기반을 매개하는 공간 조직으로서 중요한 의미를 지닌다.
본 연구는 서초음악문화지구의 형성과정 및 제도적 배경을 고찰하고 악기판매점의 운영 특성을 분석한 뒤, 이를 바탕으로 상권의 분포 및 가로입면 유형을 포함한 공간적 특성을 종합적으로 분석하였다. 현장조사, 운영자 인터뷰, 사례분석을 통해 지역을 Zone-1(예술의전당 인근), Zone-2(반포대로 대로변), Zone-3(남부터미널 인근)으로 구분하고 각 구역의 도시 조건에 따른 분포 경향과 가로입면 특성을 실증적으로 분석하였다.
분석 결과 해당 상권은 공연문화시설과 예술교육시설의 집적, 전문 소비자층의 유입, 비교적 낮은 지가와 임대료 등 다양한 상황적 요인에 의해 자생적으로 형성되었으며, 이는 문화지구 지정 이전부터 업종 특성과 결합되어 축적된 공간 구조의 결과로 해석된다. 또한 악기판매점은 클래식 악기라는 고가·고(高)전문성 상품의 특수성에 따라 예약 중심의 상담 운영, 소비자와의 장기적 신뢰 관계 형성, 판매자 간 우호적 경쟁 등 일반 소매업과 구별되는 사회적·공간적 관계 구조를 형성하고 있었다.
이러한 운영 특성은 점포의 입지, 층별 분포에 반영되었으며 진입부·창호·간판과 같은 외부 요소뿐만 아니라 내부 공간의 활용 방식에도 영향을 미쳐 일반 소매점과 다른 형태의 다소 폐쇄적인 입면 특성을 만들어내었다. 특히 입면은 강한 인지형, 제한적 인지형, 인지불가형으로 유형화되었으며 점포의 운영 전략과 소비자와의 관계 방식에 따라 외부 노출 정도가 결정되었다.
이러한 결과는 서초음악문화지구의 공간 구조가 단순한 상업적 입지 논리나 경관 요소로 설명되는 것이 아닌 업종 고유의 문화적 특성과 도시조직의 조건이 복합적으로 작용한 결과임을 보여준다. 즉 서초음악문화지구의 악기판매점이 형성한 물리적 환경은 단순한 경관 개선의 대상이 아니라 업종 생태계, 소비자 관계, 공간 활용 방식이 중첩된 결과로 이해되어야 한다. 따라서 지역 관리계획을 수립할 때에는 이러한 악기상권의 공간적 특성을 고려하는 유연한 계획이 필요하다.
본 연구는 문화 기반의 자생적 상업 생태계가 도시공간 내에서 구조화되는 과정을 실증적으로 제시함으로써 문화지구의 운영과 계획에 필요한 이론적·실천적 기반을 제공하였다. 아울러 서울 도시공간에서 나타나는 문화적 다양성과 공간적 복합성을 구체적으로 드러냈다는 점에서 학술적 의의를 지닌다.

This study investigates how the operational characteristics of instrument retail stores—designated as a specialized industry within the Seocho Music and Culture District—are manifested in the physical spatial structure of the urban environment. The district, formed by a unique convergence of classical music consumers and the specialized nature of instrument retail, is the only classical music-related commercial cluster in Korea to date. Having developed organically, it was officially designated a cultural district in 2018 and is now managed under institutional frameworks.
Particularly notable is the formation of the district around the Seoul Arts Center, a facility that had long been perceived as spatially isolated from the surrounding urban fabric due to its location beyond the Nambusunhwan-ro ring road. The district now plays a critical role as a spatial interface that mediates cultural infrastructure within the city.
This research traces the historical formation of the district and its institutional background, then analyzes the operational strategies of instrument retailers, including their spatial distribution and facade types. Based on field surveys, interviews, and case analyses, the district is divided into three zones—Zone 1 (near the Seoul Arts Center), Zone 2 (along Banpo-daero), and Zone 3 (near Nambu Terminal)—to examine the spatial tendencies and street-level characteristics of each.
Findings reveal that the district formed organically through a combination of contextual factors such as proximity to performance and educational facilities, the influx of professional consumers, and relatively affordable land and rental costs. Instrument retailers—dealing in high-cost, high-specialization classical instruments—demonstrate distinct spatial and social behaviors, such as appointment-based consultations, long-term trust relationships with consumers, and cooperative competition among sellers.
These operational traits are reflected in the retailers’ locational choices, floor distribution, and storefront compositions. Storefront types are categorized as highly visible, semi-visible, or unnoticeable based on their degree of public exposure, which is shaped by interior spatial organization and sales strategy. Elements such as entrance design, window treatment, and signage interact with these internal operations.
This study concludes that the spatial structure of the Seocho Music and Culture District cannot be explained solely by commercial or aesthetic logic. Rather, it is the outcome of overlapping factors such as the industry’s cultural specificity and the local urban fabric. Accordingly, the physical environment shaped by instrument retailers should be understood not as a passive target of beautification projects, but as an active reflection of an organically formed commercial ecosystem. Flexible and context-sensitive management approaches are therefore required.
By presenting an empirical case of how a culturally based industry becomes spatially structured within an urban context, this study offers both theoretical and practical insights for the planning and management of cultural districts. It also contributes to documenting the spatial and cultural diversity of Seoul’s evolving urban landscape.
