임대아파트 단지에 대한 사회적 배제의 실증연구 = 용인시 동백지구를 사례로

This study investigates; Firstly, is there any social exclusion in the part of the residents of free ownership apartments against the residents of public rental apartments? Secondly, do the public rental apartments give negative external effects to the surrounding areas? Thirdly, if then, what is the tendency and intensity of these effects? Finally, what are the suggestions of these facts in the social mix policy.
This study seeks the answers to these questions through questionnaires to the present residents of Young-In Dong-Baek Area. The number of people interviewed is 391, and the questionnaires collected are analyzed mainly through cross-tab analysis and one-way ANOVA among other tools.
The facts found are summed up as follows; Firstly, the social integration through social mix housing is going to be not so easy task, and it looks like to require multidimensional efforts including social and psychological domains above and beyond the simple and physical social mix housing development. Secondly, there seems to be no certainty of ideal social integration in the outcome of social mix housing. Thirdly, the homogeneity of residential districts in terms of social class may bring some advantages in the formation of social capital to the poor districts. Fourthly, the public security and the social welfare service to manage social diseases appear to be very important in the socially mixed districts. Finally, it seems to be the most advisable way among all forms of socal mix housing development to mix the tenures of housing regardless of both apartment buildings and the stairs and lines of a building.
